What A Career In Real Estate Is Like

I received an email today from  someone considering a career in real estate. She asked some very good questions, ones that I hear all the time, so I thought I would some of the answers with you:  

Q:  Is it possible for a new agent to sell one home per month? 
A: 
You Bet! Not only is it possible, it's probable!. Now, I have to preface this answer just a bit. You career in real estate Indianapolis is based on your effort! There aren't any limitations to your success. You cannot sit around and expect business to be handed to you, even though we have a very strong leads program. We have systems in place to help you capture business, it's up to you to work the plan.

Q;  Is it a good time to try to sell homes in Indianapolis with the market the way it is?
A:  The market is fantastic!  Don't listen to the National news. It's a great time to sell homes in Indianapolis.  We've had record breaking months for the past 6 months! Overall the market is changing. Supply and Demand is at a great place. If you've ever thought of selling real estate now's the time to act on it.  Get in while it's hot and on the way up!

Q; Is Real Estate flexible enough to allow me to go on a field trip with my daughter? (real question) 
A:
Yes! Your schedule is your schedule. You plan your week, you plan your prospecting, you plan/schedule your clients, and you plan family time.  YOU are your boss!

Q;  How much does it cost to begin a Real Estate Career? 
A;  You cannot start any other business with so little start up cost yet so much is offered.  However, the costs do frighten many.  Here's the bottom line...
  • Pre-licensing is approximately $350-$400 (ask about our scholarship program)
  • State test is approximately $50.00
  • MIBOR dues - approximately $1,000 first time set up.  Every REALTOR must be a member of MIBOR in order to sell and show homes, no matter what office you work with. (approximately $400.00 each year for MIBOR dues)

This week, I had two clients in from out of town.  One was scheduled and one surprised me by a quick visit in.  So, in my juggling, I ran back and forth across town, showing Geist Properties all the way over to the west side.  In addition to clients this week, I had my monthly meeting and some super Indianapolis real estate training as I am a candidate in Mibor's REAL (Real Estate Academy of Leadership) Class.  We met this week.  We enjoyed great speakers this week and a visit to the Indiana State Museum.  As I was scooting back to the north side for a showing, the horrible happened...bump, bump, rumble, rumble...a flat tire! I was in the middle lane driving 70 (okay...I was in a hurry) and had to change lanes and find a safe place to pull over on the shoulder.  I'm married to an Eagle Scout, (Always Be Prepared) so I pulled the air compressor that plugs into my cigarette-lighter-thingy out of my glove box. Great idea but the tire was shot!  So, I called AAA...another great idea but they said it would be an hour...even with a priority call!  I called my husband so he knew what was going on and I waited.


It wasn't long before a semi truck pulled over in front of me.  The nicest gentleman walked back to see if he could help me....and he did.  He got my jack and spare out and in short order had me ready to go again!  I tried to "help" but he pointed out I was going to get greasy...and he was helping a "damsel in distress."  Lucky me!  in a short amount of time, I was zipping towards my showing appointment.

I started thinking about how fortunate I am to have an Indianapolis real estate career.  Truly, a city full of friendly people, who "pay it forward."  Many years ago, before the days of cell phones, I was working remote in Indianapolis for my Chicago based sales career.  I was on the way to the airport to return to Chicago, tired after a busy week when I had a flat in my rental car on ANOTHER Indy highway.  As I stood at the side of that highway trying to figure out what to do (no cell phone in those days) a limousine pulled over...that gentleman moved my suitcases to his limo, transported me to my rental car counter at the airport, and gave me a lecture about getting in stranger's cars!  Once again, another great experience with friendly people in Indianapolis.

So, as I was looking at a really great Geist house this week...I was reminded that Indianapolis is more than just a pretty face...we have great people too.  And after all, isn't that what makes a "house" a "home?"

Indy Boat Show Means it's Almost Spring!

With it currently snowing outside as I type, it's hard to imagine that Spring is just around the corner.  To further prove this fact, the Indianapolis Boat (Sport and Travel) Show is currently under way at the Indianapolis Fair Grounds (February 19-28, 2010).   As a resident of Morse Reservoir in Noblesville, the Boat Show gives me a really bad case of Spring fever knowing that boating season and water sports weather is really just around the corner.   My family really enjoys living on the water.  With opportunities to "float" (boat) over to Wolfie's Waterfront Grill (waterfront restaurant on Morse) for dinner and so many other great water activities to enjoy, living on the lake feels like you're always on vacation during the Summer months!

It is not surprising with what is going on in today's market that Indianapolis REALTORS get many requests for Indianapolis Houses for Rent to Own.  It can be very beneficial to both seller and buyer if the terms can be agreed upon and turns into a win-win for both.  Many times prospective buyers have a year out for financing due to the tightening of the banks credit requirements for example.  Many buyers/tenants do not want to have to move again in a year and really want to find the perfect home right now.  Sellers need to get a contract to either move or stop paying for a vacant home.  With a rent to own option, or otherwise known as a lease option purchase the buyer gives the seller an amount of money known as option money.  This money goes towards the agreed upon purchase amount and is non-refundable if the buyer cannot or will not purchase the home.  This forces the buyer to have some money invested in the final outcome.  Both parties sign a purchase agreement and lease.  Both these contracts protect the buyer and seller and landlord and tenant.   If you need any more information on homes that offer this type of financing please contact me at lphillips@c21scheetz.  This great home on the east side of Indianapolis is offering this type of financing.

Out in the snow with buyers

Living and Enjoying Geist Reservoir

Geist Reservoir is a Reservoir man made out of Fall Creek in Northeast Indianapolis and Southeast Fishers, Indiana. The area is home to many Indiana local celebrities, politicians, and professional athletes. As a East Fishers Resident myself, I enjoy all Geist Reservoir has to offer. There is a marina and a waterfront Restaurant named Bella Vita. The public marina has boat slip rentals that run from approximately $1200-$2500 a season. Since I do not live directly on the lake, I have leased a slip here for over three years and enjoy it very much. I typically put my boat in April and take it out in the end of October every year. On the lake you can enjoy skiing, wakeboarding, fishing, and just taking a casual boat ride around the lake. Bella Vita serves Italian/Seafood American food and is very good. There are several other bars and restaraunts in the marina area including Puccinis and Eddy's as well. For non boaters there are many walking trails and other attractions such as rolling hills and wooded areas to be enjoyed by all.

For Indianapolis Indiana Homes for sale Geist has many opportunities. The most expensive currently available is over 11,000 sq ft for over 3.7 million. The lowest priced home on the lake is priced around $320,000 and it is in the Intracoastal of Geist section. There are many Indianapolis condos on the market as well starting at $235,000 in Shorewalk to approxmately $600,000 in Marina Village. There are still several lots available to build the home of your dreams as well. Homes on the main body of the lake tend to be more expensive and homes on the coves are less. Several of my client's prefer the coves for they are quieter during the boating season due to the coves being "no wake zones". The views on mainbody are hard to beat and with Real Estate prices being reduced significantly in the current buyer's market there are many options to choose from. If you are looking to live near the lake but not on it there are many less expensive options as well with some have deeded boat docks.

Get Involved In Indy!

I often work with clients considering a move to Indianapolis as they are looking at jobs in Indianapolis and as a result will get  many questions regarding the quality of life here.  Although, I was not born and raised here, I feel like nearly twenty years of living here has made me some what of an expert!  For years, I have watched our local residents get involved...in the community, in the state, and in the world.  Philanthropy is alive and well in Indianapolis!  Our local hospitals have opened their doors to surgeon training for developing nations for years.  If you were to peek in one of our operating rooms, you might find a surgeon from Central America getting an education from one of our local surgeons on the specifics of a procedure.


I worked in our local operating rooms for many years  (in medical sales) and as a result, continue to know a fair amount about jobs in Indianapolis in these fields.  So, if you're coming to work in an area hospital...I'd be happy to help you find the right fit for you in regards to Indiana Houses for sale.  In my tenure in the operating room, I often enjoyed interpreting for the surgeons...it was a great way to get involved in local philanthropy.
