I moved to Carmel, IN two years ago from out of state and wondered how this new transition would transpire. We decided on Carmel, IN because it is know for it's top ranked Carmel/Clay School district and because of it's easy access to Interstate 465. We moved right near the Monon Trail as my husband and I are both avid runners and bikers and the trail provides many miles to enjoy. And for me I liked the idea of having a smaller community to be apart of. After two years, I can say that there are many reasons I am glad we choose to live in Carmel, IN. I love the Downtown Arts District that has brick sidewalks and statues throughout in front of the eclectic shops and art galleries. I love the small town feel of being able to go the Butcher on Main Street and them be able to call me by name only after a few visits.
On the weekends this summer, it was great to walk the Monon trail to go to dinner at local restaurants. And while at those restaurants be able to sit out side and watch others stroll by on the trail.
If your looking to move to Indiana and have not yet chosen where you are going to live, you might want to check out the Carmel Indiana Real Estate Market, as it is a growing small town that has so much to offer everyone! This week the IBJ published it's annual list of All Star Agents in the Indianapolis Market Area! A career in real estate in Indianapolis isn't for those that aren't willing to roll up their sleeves and work their tail off, and, the Realtors that made this years list are the proof!
A Big Congratulations to all of the ALL-Star Agents who made this years list! CENTURY 21 Scheetz is proud that the Blackwood/Warner Group that specializes in Indianapolis Foreclosures was recognized as the #2 Real Estate Team in the Indianapolis market. Many other CENTURY 21 Scheetz Realtors were recognized as All Star Agents and these agents didn't accomplish this achievement without tremendous dedication to their clients.
Indianapolis Real Estate isn't sheltered from scams that have been seen around the country. Right here in Central Indiana we are seeing our fair share. Be on the look out for these scam artists that are trying to turn some big cash at the expense of many! Recently there have been reports of the following:
SCAM #1 Vacant Homes, Indianapolis Bank Owned Homes and Vacant Indianapolis Homes for Rent have been one major target. Fraudulent ads are created for these properties and placed on the Internet on various websites. Typically monthly rental rates are a bargain "too good to be true"! Innocent people seeking rental properties find these ads and feel they need to act quick so they don't lose out to another renter. The so called "landlord or homeowner" listed as the contact in the ad poses to be living out of town and says "drive by the house if you like what you see mail me first months rent and security deposit and I will mail you the keys." Guess What ? Check gets cashed and keys never show up! BEWARE
SCAM #2 Buyer pretends that he and his family are relocating to Indiana. He contacts a Realtor via email asking them for help finding Indianapolis Homes for Sale on the Internet. After viewing homes online they are willing to purchase a home sight unseen. Typically they have a purchase agreement drawn up then they send a counterfeit check to the Real Estate Brokerage. The check looks legitimate so they are hopeful that the check will get deposited and before it clears they will have reasons for their move to be canceled or postponed. They request the deposit/earnest money be returned immediately with the hopes the Brokerage will issue a check before theirs actually is identified and bogus or not cleared. Typically Brokerages are savvy enough to realize this scam before any checks are deposited or refunded. The time energy and effort exhausted by all is a crime in itself!!
Everyone must make sure they are asking the right questions and remember if it's to good to be true its probably ...... BEWARE!!!
Wow! What a fantastic summer for lakefront living on Morse Lake! Great weather for boating, swimming, surfing, floating to the Morse Reservoir Marina (Wolfies) for dinner and showing waterfront listings by boat! One of my favorite things about living here (besides surfing) is the opportunity to meet so many fantastic people - and this summer was filled with good times & great people.
This has been a very busy year for me - thanks in part to the tax credits early in the year. The real estate business has increased enough that my wife, Amanda, recently sold her tailgate business to come on board and help me out. Look out!
School might be back in session (and my oldest is off to Kindergarten) but there is still plenty of time left this season for a real estate boat tour of waterfront homes in Cicero, Noblesville or Geist!
Football season & falling leaves are just around the corner.
I love Zionsville Real Estate! It reminds me so much of the town I grew up in, even all the Zionsville homes for sale are similar to those in my hometown. This town is so welcoming with its brick street, lots of locally owned merchants, and incredible hospitality.
Whenever my parents come to visit we always have to stop by downtown Zionsville to have a meal at the Friendly Tavern. If you've never been you've got to check it out! It's within walking distance from the Century 21 Scheetz office in Zionsville making it a favorite of mine to grab lunch or for agents to take their clients for a quick bite. I haven't ordered anything that I didn't like; I really recommend trying the pork tenderloin (a Hoosier favorite!) or the apple dumpling with specially made cinnamon ice cream (it's to-die-for!). They even use the chili recipe of the winner of the Zionsville Chili cookoff every year!
If you are looking to relocate to Indiana be sure to check out the Zionsville homes for sale, it's tucked away in northwest Indy-Metro and just 15 minutes from downtown Indy.

It's hard to believe that interest rates have gone down for the past ten weeks in a row! Some of you may remember a very different time when interest rates were much higher . . . I recall the first home loan I had, in the late 70's, with an interest rate of 17 1/2%! Hard to believe.
There has been no better time to invest in Indianapolis real estate. Whether you're in the market for Indianapolis land, Carmel real estate, a Zionsville home or a Geist Lake property, your real estate dollars will go farther now than ever before.
This Village home represents the finest in new construction on Zionsville's Main Street. A 15 year mortgage on this property would make payments affordable compared to interest rates of even three years ago when the house was built. Having a conversation with a reliable mortgage lender may surprise today's buyer with what a comfortable mortgage payment can be. This, coupled with motivated sellers, can mean a bargain for today's buyer.
You've recently completed your real estate pre-licensing course, or you will be doing so very soon. You may be asking yourself, "Now What?" The simple fact is that right now you know just enough to be dangerous trying to list or sell Indiana Real Estate.

One of the best things about working at CENTURY 21 Scheetz is that whenever someone needs support or advice, there is an entire team of Real Estate Agents and staff who are on the bench and ready to help. Just last week I saw the team in action when Amy W. Corey, an Agent from our Northside Indianapolis Real Estate office, sent out a company wide email and asked people to stop by one of her listings and give opinions on what can be done to get the home SOLD!
This is common practice at CENTURY 21 Scheetz, but this time it was not only helpful for Amy as the listing agent, but it was fun for all us who attended. It was at one of the many Fishers Homes for Sale. Amy was looking for advice on this particular home because it is definitely not what you would typically picture when thinking about Fishers Real Estate. Located in Hamilton Proper at 12102 Talon Trace, this one of a kind home is not only architecturally unique; it has a Pacers replica basketball court complete with working timer and locker room! The CENTURY 21 Scheetz Team all had fun shooting hoops and Amy got a lot of great feedback to take back to her Sellers and some great ideas to help her market this unique home!
When you work with a CENTURY 21 Scheetz Real Estate Agent, you aren’t just getting one person; you have an entire team of people working for you behind the scenes. It doesn’t matter how unique your buying or selling scenario may be… The team at C21 Scheetz has all your Central Indiana Real Estate needs covered.
If you are in the market for a new home, but aren't yet ready to begin working with a Real Estate agent, why not check out the Free Home Update feature on the CENTURY 21 Scheetz website.
Here you are able to set your own specific criteria of the type of home you are search for. When those homes come on the market they will automatically be emailed to you. You can save your favorites, rate them according to how much you like or dislike the property, and even share them with your friends and family. Here's the directions on how to use the Free Home Update function. You'll love it!
Whether or not your searching for Broad Ripple homes for sale, or on the North side in Carmel Indiana, or maybe looking for Downtown Indianapolis homes, you can have them all sent directly to your in box, just the homes that fit your criteria!
Today's interest rates are at record lows which means additional buying power for soon to be home owners. The difference between 4% and 5% interest rate could mean $80 more per month.

I recently moved to Fishers, Indiana about 1 month ago & have been enjoying everything it has to offer! I moved to the Downtown area of Fishers & love how all the restaurants & shops are within walking distance from my new place. Although I moved into an apartment complex, there are tons of great neighborhoods around this area as well. Fishers Real Estate has tons of great deals & is still ranked as one of the best places to live.
I really enjoyed one restaurant/bar in particular, Chatam Tap, it is new to Fishers with the only other location in Downtown Indianapolis. So, when you come to town looking for Fishers homes for sale, check out Chatham Tap! They had tons of great English dishes on the menu as well as daily drink specials. I really liked the fried pickles! Yum! The restaurant has great soccer decor all over the walls & also offers a patio to enjoy the outdoors while you eat.
Before I worked at CENTURY 21 Scheetz, I would not have been able to tell you the first thing about real estate. Real estate was something that I never really put much thought into. At 21 I did not think I would ever try to purchase a home so why be interested in real estate. I remember my first day of work at CENTURY 21 Scheetz; right away I noticed all of the vivid, different personalities that blended so well together and how knowledgeable everyone in the office was about real estate. Now, I don’t know about the rest of you, but I had a pre-conceived notion that all Real Estate Agents, male and female, were kind of like the stereotypical used car salesmen, a little on the smarmy side. I could not have been more wrong. Within the first week of working for CENTURY 21 Scheetz I realized that Scheetz really does have some of the best and most knowledgeable agents in the Indianapolis Metro Area. I have watched several of our agents prepare to go on marketing appointments with potential clients and our agents pull out all of the stops. Our agents work tirelessly to ensure that every client that is represented under the CENTURY 21 Scheetz brand walks away with a smile on their face and a happy story to tell. I am very glad I decided to take the leap into the world of real estate, it has been two and a half years and I have not regretted becoming a member of the CENTURY 21 Scheetz family one bit.
Almost every day, I figure out something new about Indy, even though I’ve lived here my whole, 26-year-long life. Last week, I discovered the joys of riding the carousel at the Indianapolis Zoo.
My husband and I took some good friends and their 1 year old son to “Animals & All That Jazz”, a jazz concert held on Thursday evenings at the Indy Zoo in the summertime. Of course, being members, we got free tickets to ride the carousel and jumped on the opportunity. While our friends and their little guy carefully sat on “the bench” on the carousel, Husband and I grabbed some animals to ride on. Lucky him, he got the rhino, and I got a horse. When the music started playing, we were taken back to our kindergarten days, where all our problems flew away into the wind, and we found ourselves waving to random grandparents dutifully watching from the sidelines. Around and around, our hair blew in the breeze and our faces lit up with smiles. Once in a while, we looked back to our friends, who seemed to be engrossed in their son…. But we had so much fun! We’ve been to the Indy Zoo probably a hundred times in the past two years with our membership, but this visit tops the cake with that carousel ride.
If you’re ever in the market for Downtown Indianapolis Real Estate , be sure to spend a day at the Zoo, and even if you’re not up for a ride, at least walk past that carousel and wave to the riders, little and big! There is so much to see in Indy Downtown. And when you check out Indy Downtown, be sure to check on the Downtown Indianapolis Homes for sale!
I attended the Indiana State SHRM Conference a couple of weeks ago where I was approached by many Indiana HR folks with the same question - "I have a key candidate I'm working with and we don't really "do" relocation, but I think we need to offer some type of relocation to get them here, what do you suggest?"
Well, the good news is that Indianapolis home prices are still among the most affordable in the U.S. and Hamilton County Indiana is just one surrounding community that is consistently ranked by Forbes as the "Best Places to Live in America" and "Best Places to Raise a Family". With that said, jobs in Indianapolis can sometimes be challenging to fill when the right candidate needs to be willing to relocate to Indiana.
In today's economic and real estate environment, incenting top talent to relocate in effort to take the business to the next level requires a competitive relocation package as a key recruitment strategy. Relocation IS a key business strategy and HR professionals need a seat at the executive planning table! A well-designed relocation policy is not only critical to talent acquisition, employee engagement and onboarding, but also to employee retention and long-term productivity and growth.
As I follow up with my HR friends from the conference, I am thrilled to be able to help advise and counsel on how they they can become champions in their organizations by streamlining their relocation program and leveraging their job offers to attract the talent they are seeking, while containing costs. A little R&R (Relocation & Recruitment) goes a long way!
I decided to do something this year, buy my first home. Yes I became a first time homebuyer, I knew this was the time to take advantage of the first time homebuyer tax credit, the incredibly low Indianapolis mortgage rates, and the great home prices in Indianapolis. Like many first time home buyers I had no idea what to expect and didn't realize how much was involved. Now it could have been a very overwhelming experience but thankfully I had Donna Towns, a great Zionsville real estate agent from Century 21 Scheetz. After getting a pre-approval from a local Indianapolis mortgage company, we went out looking at Indianapolis condos for sale. We looked at several that had potential, but it was the last home we were scheduled to see that was the winner. It's funny I read an article after I had an accepted purchase agreement that said shopping for a house is not like shopping for shoes, you shouldn't keep looking after you find the right one. That was completely my experience, I knew when I walked in THAT WAS IT! From the time of the accepted purchase agreement, to the inspection, to the mortgage application and all the other bumps in the road along the way my Century 21 Scheetz agent was fabulous and incredibly patient with me. Time flew by and suddenly I was at the closing table, it didn't even feel real. Now 2 months later I'm still settling in and I know soon my house will really feel like MY home.
