Carmel Indiana Strikes Passion

Downtown Carmel Indiana The other day I was out an about on an early Sunday morning enjoying Downtown Carmel, Indiana. The streets were quiet from cars, but people were outside enjoying coffee and doing a little people watching. 

As I was walking down the street, taking photos of the lovely downtown I came upon a couple from Chicago visiting for the weekend. They stopped me and asked me about the town, and about Carmel Real Estate.  I shared with them some information about the Monon, the Monon Center, and of course about CENTURY 21 Scheetz.

They asked what the average home cost is in Carmel, they were curious as to how it compared to Carmel, Indiana Chicago. They were stunned to find out that the average home price in Carmel is $293,000. They told me that Carmel Indiana Real Estate is so much more affordable than Chicago and you get so much more house for your money! They were curious about Indianapolis Condos and especially interested in Monon and Main Condos.  What a real estate steal these are going to be.  CENTURY 21 Scheetz is excited to be marketing this project. Career in Real Estate-Excitement or Disillusionment?

I talk to people everyday about a career in real estate. Some days I'm really excited about the potential I hear coming through the phone (the first point of contact typically) or I'm very disillusioned.
First, let me explain the excitement part...When I have the opportunity to speak with someone interested in obtaining their real estate license in Indiana I usually start out with Real Estate Career Indianapolisone important question, "Why are you interested in a career in real estate?"  I can usually tell by the answer to that one question as to whether or not someone would make a good fit at CENTURY 21 Scheetz. The excitement comes when they answer  "I want to make money, I want to be in control of my income". I have to be honest with you, at that moment it's like falling in love all over again! I'm thrilled!
Now, the disillusionment comes in when the answer is, "I like to look at houses" or "I like HGTV". Don't we all like pretty houses, I mean seriously! 

Back to the excitement part...(it's much more fun to write about) When someone is serious about a career in real estate in Indianapolis and they want to make money, I know we can help them achieve their highest goals!  I have done extensive research throughout the Indianapolis area comparing CENTURY 21 Scheetz agent benefits with those of other companies. I grew up in South Florida. My family still remains in South Florida.  What am I doing in Indianapolis? I have been asked that question more times than I could count for the past, uh, hmm, OK,  33 years. Geesh, have I really been an Indiana Hoosier that long? I think I just dated myself!  Oh well, I'm proud to be a "Floridian" Hoosier! Final Four Floor Makes Its Way To Lucas Oil Stadium

When I first moved to the Indianapolis area back in 1993 Pacer basketball was hot! it was all about Miller Time, Reggie Miller that is. Right now, this month, it's all about the FINAL FOUR! (the photo on the right carries the Final Four floor to Lucas Oil Stadium) This is what makes Indianapolis such an amazing place to live and why I choose to call Indianapolis home!

I received an email today from  someone considering a career in real estate. She asked some very good questions, ones that I hear all the time, so I thought I would some of the answers with you:  

Q:  Is it possible for a new agent to sell one home per month? 
A: 
You Bet! Not only is it possible, it's probable!. Now, I have to preface this answer just a bit. You career in real estate Indianapolis is based on your effort! There aren't any limitations to your success. You cannot sit around and expect business to be handed to you, even though we have a very strong leads program. We have systems in place to help you capture business, it's up to you to work the plan.

Q;  Is it a good time to try to sell homes in Indianapolis with the market the way it is?
A:  The market is fantastic!  Don't listen to the National news. It's a great time to sell homes in Indianapolis.  We've had record breaking months for the past 6 months! Overall the market is changing. Supply and Demand is at a great place. If you've ever thought of selling real estate now's the time to act on it.  Get in while it's hot and on the way up!

Q; Is Real Estate flexible enough to allow me to go on a field trip with my daughter? (real question) 
A:
Yes! Your schedule is your schedule. You plan your week, you plan your prospecting, you plan/schedule your clients, and you plan family time.  YOU are your boss!

Q;  How much does it cost to begin a Real Estate Career? 
A;  You cannot start any other business with so little start up cost yet so much is offered.  However, the costs do frighten many.  Here's the bottom line...
  • Pre-licensing is approximately $350-$400 (ask about our scholarship program)
  • State test is approximately $50.00
  • MIBOR dues - approximately $1,000 first time set up.  Every REALTOR must be a member of MIBOR in order to sell and show homes, no matter what office you work with. (approximately $400.00 each year for MIBOR dues)

Q:  I don't have any experience in Real Estate, can I still do this?

What's happening with the local real estate market? Are Indianapolis homes for sale actually selling? What's happening with home prices Indianapolis? Do we have more Indianapolis houses for rent than ever before? The End Of The Year In Real Estate

Here we are, on the home stretch! Thanksgiving behind us, and the joyous Christmas / Prepare For 2010 Holiday season facing us rather quickly! So, what's a REALTOR to do at the end of the year? Of course there's shopping, preparing meals, decorating the house, entertaining family and friends, you have to wonder if there's really any time left to work.  Besides, "everyone slows down this time of year" I seem to hear over and over.  Hogwash! this is NOT the time to slow down. If you're interested in selling homes in Indianapolis in 2010 then now's the time to prepare for that to happen.

Every dollar you make today results in some action you took 60-90 days ago. With that in mind, what do you think will happen if we take the next 6 weeks off? 

As Mick Scheetz, Broker/Owner of CENTURY 21 Scheetz always says, "Come January, the horses are out of the gate". It's too late to prepare come January, now's the time to prepare!

Here's a plan of action for the next few weeks to ensure you'll be off to a good start come January 1, 2010 for selling Indianapolis real estate.

C - A - C - C - THIS IS YOUR PLAN!

CONTACTS -
The focus right now needs to be on appointments!
At the very least you should work towards 4 appointments per week!  "4, come on Patty, everyone is busy this time of year". Yes, they are busy and you need to be too! 
  • Call your SOI! Spend one (or more) hour a day making calls
  • Call back leads that have been sitting dormant!
  • Call your neighborhood association and creat an AnnounceMyMove
  • Call back your Instant Info inquries - Heaven knows there are thousands of them
  • Expireds - why are you different than the last guy/gal
  • Contact all of your past clients and explain the extended tax credit benefits
APPOINTMENTS: For every contact made be sure to ask if they know anyone who might be buying or selling in the near future.  Ask for the referrals, ask for the appointment. 
  • Minimum of one appointment per day!
  • Know your stats!  Don't go anywhere without knowing your numbers. Everyone likes to talk real estate. Know what is happening in your market.  Discuss facts, not opinions!
  • PREPARE, PREPARE, PREPARE - Don't wing it! You're better than that!
CONTRACTS:- Remember, what you do today will have a payoff 60-90 days from now!

CLOSINGS: Come 2010, you want to make sure you have a minimum of 1.5 closings a month! More is always better, but this needs to be your minimum goal! This will happen if you begin now!
  • Your contacts and appointments will result in listings by the first of the year!
  • 2 Listings per month minimum goal

Starting A Real Estate Career- Different Than Corporate America!

Several years ago I worked for a rather large company in their Human Resource Department. I have spent a lot of time reviewing numerous resumes.  Depending on the job being offered my eyes would quickly glance through the resume looking for that specific skill set that would trigger me to actually read the entire thing. 

Real Estate is a bit different than applying for a job in "Corporate America".  I don't just read a resume, I always follow-up with a phone call to the inquiring individual. The phone call is going to tell me a whole lot more than a piece of paper any day! We have a conversation which helps me understand desire, heart, and commitment.

Here's what often happens in Corporate America when you're hired for a position...the Career In Real Estate Manager, or HR person, hires you, walks you around the office, spends a lot of time with you the first day and if you're lucky enough they spend a second day showing you the ropes. THEN...after all the paperwork is completed and you're settled into your nice little cubicle, if you're really, really quiet you can hear the manager and HR person in the background somewhere praying that you'll work out.  They aren't really interested in training you, they expect you to know what you're doing and they just pray that you do it.

This isn't the case in Real Estate.  It's so refreshing in this industry to see just the opposite.  At least that's the way it is here at CENTURY 21 Scheetz.  When we hire a sales associate we tell them that they are probably holding their shiny new Indiana Real Estate license in their hands and saying to themselves "NOW WHAT".  We also tell them that it is our responsibility to teach the "Now What".  Not only do we spend nearly 60 hours in just the first two weeks training and coaching, but ongoing weekly training and coaching classes are scheduled.  Coaching, mentoring, and accountability checkpoints are all put in place to ensure success is achieved. Growing Opportunities

CENTURY 21 Scheetz had an amazing First Quarter meeting a week or so ago. I can't believe I'm just now writing about it! The good news is this, it's busy! Real Estate is movin' and groovin' in our area!

Tracy Hutton, Vice President at CENTURY 21 Scheetz tell's us what's happening in the market, and what the Growing Opportunities Meeting is all about.   

A lot of information was shared during this event. Many experts from within the CENTURY 21 Scheetz organization, as well as special speakers outside of the organization who joined us for this event.  As you can see from this next video the energy was fantastic, people engaged, and a LOT of discussion taking place


Discussions were taking place throughout the room about Indianapolis homes for sale. One of the tables that was always overflowing with participants was the discussion about Bank Owned Homes in Indianapolis, better known as foreclosures.  Agents were taught the best way to work with the banks when someone is in a short sale situation, as well as the best way to help your client avoid foreclosures. It was fabulous!

We gave away $2,221.00!  That's right! Open houses, lots of them, were held during the month of April.  Each time an agent held an open house their name was put into the drawing for the grand prize.  Andrew Neal, Carmel Office, won the big bucks!  Richard Lampe, Manager of the Carmel Office, said, "I'm so happy for Andrew, he worked so hard during the month of April holding open houses each weekend, he's well deserving". Way to go Andrew!

Real Estate Today Vs. Yesterday

What's happening in Real Estate right now? 

  1. Mortgage rates are at an all time low
  2. Home prices are a steal
  3. $8,000.00 First time homebuyer credit - Who wouldn't want that?

Speaking of Mortgage Rates, take a look at this:

How were people buying homes back in 80's?   Look at the difference! WOW! 

I remember buying my first home in 1981..oops, this might be aging me, oh well. For some reason I don't remember stressing out back then about the mortgage rates, they were what they were.  But, now that I have children who are first time home buyers and who can take advantage of all the options right now I can certainly see how they are going to start out a whole lot better off than I did.

I remember my first home in 1981 was $20,000.  That doesn't sound like much, but for a first time home buyer, not needing much room, and a very handy husband, it was perfect back then.  (I know, it wouldn't buy you much today, add about 95-100% inflation, and you're still looking at a good fixer upper. Thank God for Handy Men!)

Here's how I see this...back in the "olden days" if my first house then was  20k. @ 16.63% interest, we would have been paying about $279 a month. Today, if I were to buy a $20,000 home (it would probably be a yucky mess and we'd want the land only) 20k @ 5.25% interest, that home would cost me about $110 bucks a month. You don't know how much we needed that extra money back then!

WOW!  Indiana houses for sale are CHEAP right now!

The final day, and what a day it was. Looking at the photos below gives Graduation Day you a good idea what took place, but I'll walk you through GRADUATION DAY!

Everything that was learned over the past two weeks leads up to this day.  Today is the day when everyone gets the opportunity to show and tell what they've learned. Dressed in their Sunday best, prepared, and a little nervous,  each brand new REALTOR had the opportunity to role play their marketing presentations to a pretend seller.

So many scenarios were presented throughout the day. Scenarios from FSBO, Expireds, to downtown Indianapolis homes, to Carmel real estate, and everything in between, presentations were successfully played out.

The management team who participated today felt like proud parents Century 21 Scheetz Managementwatching their children soar! "I love this day" said Tracy Hutton, Vice President of CENTURY 21 Scheetz. "It's such a great learning experience, and helps us all learn from each other.It also reminds us how much value we offer and how to express that value"

Congratulations to each of our REALTORS who successfully achieved each challenge presented to them today, kept their wits about them, and confidently presented their value as a CENTURY 21 Scheetz REALTOR.

Day 9 - Scheetz Advantage

We're on the home stretch!  It's fun to watch a tight bond form amongst the group of people who spend two weeks together learning and role playing, and having fun!

What a great time to buy!  Here's our biggest fear right now in the Real Estate market - The fear is that in a few short months people are going to come to us and say, "Wow, why didn't you push me to buy back then".  The opportunity for the "deal" won't be around for long. So, let us shout it from the roof tops, NOW'S THE TIME TO BUY! I hope everyone can hear me. With the $8,000 tax credit (Thank you Mr. Obama) that doesn't have to be paid back, new home buyers are crazy if they don't get out there and check it out.

Scheetz Mortgage Ok, on to day 9...The best Indianapolis Mortgage Lenders in the city, Scheetz Mortgage, was first up to bat. Pat Bowers, Loan officer for Scheetz Mortgage, loves bringing in breakfast for the new group of agents, but definitely loves teaching the new agents what they need to know about the financial process of the transaction. Day 8 - Scheetz Advantage

Today was a FUN day! Fun? what was so much fun, you ask? Home Home Inspections, Century 21 ScheetzInspections! Yeah, right! No, really. Each month our new agents always like this day. We don't sit in a room and yack about how to do a home inspection. Nope! We go on a "field trip" and watch a home inspection take place!  Hands-on, that's the best way to learn.  The best way an agent can explain to a seller what will take place during an inspection, is to see one take place.

Following the inspection at an active Indianapolis home for sale, the agents get to practice measuring the home.  Seriously? Of course! How else are you going to learn but to just do it.  Each person, along with their handy dandy tape measure learned how to measure rooms and fill out the BLC/MLS profile sheet.  Lot's of laughs, and chuckles along the way, but all in all everyone was pretty darn good. 

For some people measuring a home is all new to them. Here at CENTURY 21 Scheetz we like everyone to take the on line class that we offer called "The Anatomy Of A House".  We think we know what rooms, beams, door jams, etc are all called, but after taking this on line class we realize how much we don't know.

The other FUN part - Everyone went out to lunch together at Dooley O'Tooles - the After Hours hang out of many of the Carmel Agents. :) Real Estate License Indiana
