If you're looking for Geist Homes in the Geist Reservoir look no further than help from the man himself, Andy Sheets. Andy is an expert on lake front homes! When he first showed me this picture I thought for sure he had done a little doctoring of the photo, but nope, it's for real!
In this photo you see Andy ski boarding, barefoot, and proudly holding the CENTURY 21 Scheetz sign!
Also, please take note, his pants aren't even wet. He took off from shore and never felt the rather cold water that day.
CENTURY 21 Scheetz has the number one market share in Central Indiana. What does that truly mean for you, the buyer or seller? That just means that when you work with a CENTURY 21 Scheetz agent to sell your Indianapolis Home For Sale, or looking for Geist Homes for Sale, that you are certain to have an agent that is well trained, customer focused and working with the # 1 Real Estate brand in the world, CENTURY 21, to market your home!

The End Of The Year In Real Estate
Holiday season facing us rather quickly! So, what's a REALTOR to do at the end of the year? Of course there's shopping, preparing meals, decorating the house, entertaining family and friends, you have to wonder if there's really any time left to work. Besides, "everyone slows down this time of year" I seem to hear over and over. Hogwash! this is NOT the time to slow down. If you're interested in selling homes in Indianapolis in 2010 then now's the time to prepare for that to happen. Every dollar you make today results in some action you took 60-90 days ago. With that in mind, what do you think will happen if we take the next 6 weeks off?
As Mick Scheetz, Broker/Owner of CENTURY 21 Scheetz always says, "Come January, the horses are out of the gate". It's too late to prepare come January, now's the time to prepare!
Here's a plan of action for the next few weeks to ensure you'll be off to a good start come January 1, 2010 for selling Indianapolis real estate.
If you haven't read the blog "Real Estate Training at its Best" you may want to refresh your memory of what it takes!
C - A - C - C - THIS IS YOUR PLAN!
CONTACTS - The focus right now needs to be on appointments! At the very least you should work towards 4 appointments per week! "4, come on Patty, everyone is busy this time of year". Yes, they are busy and you need to be too!
- Call your SOI! Spend one (or more) hour a day making calls
- Call back leads that have been sitting dormant!
- Call your neighborhood association and creat an AnnounceMyMove
- Call back your Instant Info inquries - Heaven knows there are thousands of them
- Expireds - why are you different than the last guy/gal
- Contact all of your past clients and explain the extended tax credit benefits
- Minimum of one appointment per day!
- Know your stats! Don't go anywhere without knowing your numbers. Everyone likes to talk real estate. Know what is happening in your market. Discuss facts, not opinions!
- PREPARE, PREPARE, PREPARE - Don't wing it! You're better than that!
CLOSINGS: Come 2010, you want to make sure you have a minimum of 1.5 closings a month! More is always better, but this needs to be your minimum goal! This will happen if you begin now!
- Your contacts and appointments will result in listings by the first of the year!
- 2 Listings per month minimum goal

CENTURY 21 Scheetz is rather picky on who they actually extend an offer to work at CENTURY 21 Scheetz. We are not merely "recruiting". We provide a lot of information to people in order for them to make the best decision for them as possible. We believe 100% that CENTURY 21 Scheetz is the by far the most prestigous real estate company to work for in the Indianapolie area. The tools, resources, mentoring, and coaching are superior to anything people will find around the Indianapolis area. However, it is still not the right place for everyone, and we know that. We are interested in people who are wanting to work full time, determined to succeed, trainable and coachable, and want to make a lot of money. We interview a lot of people each year, but not everyone fits that profile.
"CENTURY 21 Scheetz strongly focusses on making sure our agents are knowledgeable by receiving the best training in the industry, hands down!" said Susan Harden, Greenwood Branch Manager. "The technology alone that is provided to the agents arms them with tools to grow their business, help sellers sell homes, and help buyers find homes that no one else can even come close to"

"What is Source Of Sales Training At CENTURY 21 Scheetz"
Correct!!! Ding Ding Ding...You WIN!!
There are thousands of Indianapolis REALTORS trying to sell Indianapolis Real Estate. However, my guess would be that half to two thirds of the Indianapolis REALTORS are poorly trained. Poorly trained REALTORS hurt everyone! They give the great REALTORS a bad rap! We will NOT allow that to happen at CENTURY 21 Scheetz. If you are going to represent this company you will be armed with the knowledge, resources, and tools to be successful and service your clients with the utmost professionalism and service! "We hear over and over from other co-op agents in the city how much they enjoy doing business with a CENTURY 21 Scheetz agent," said Richard Lampe, Carmel Branch Manager. "They enjoy doing business with us because our agents are well trained, well versed in the law, and follow the rules and the golden rule".

Starting A Real Estate Career- Different Than Corporate America!
Real Estate is a bit different than applying for a job in "Corporate America". I don't just read a resume, I always follow-up with a phone call to the inquiring individual. The phone call is going to tell me a whole lot more than a piece of paper any day! We have a conversation which helps me understand desire, heart, and commitment.
Here's what often happens in Corporate America when you're hired for a position...the
This isn't the case in Real Estate. It's so refreshing in this industry to see just the opposite. At least that's the way it is here at CENTURY 21 Scheetz. When we hire a sales associate we tell them that they are probably holding their shiny new Indiana Real Estate license in their hands and saying to themselves "NOW WHAT". We also tell them that it is our responsibility to teach the "Now What". Not only do we spend nearly 60 hours in just the first two weeks training and coaching, but ongoing weekly training and coaching classes are scheduled. Coaching, mentoring, and accountability checkpoints are all put in place to ensure success is achieved. (make sure you read the first 10 days in Real Estate on the pattybenderblog.com)

- Determination

Growing Opportunities
CENTURY 21 Scheetz had an amazing First Quarter meeting a week or so ago. I can't believe I'm just now writing about it! The good news is this, it's busy! Real Estate is movin' and groovin' in our area!
Tracy Hutton, Vice President at CENTURY 21 Scheetz tell's us what's happening in the market, and what the Growing Opportunities Meeting is all about.
A lot of information was shared during this event. Many experts from within the CENTURY 21 Scheetz organization, as well as special speakers outside of the organization who joined us for this event. As you can see from this next video the energy was fantastic, people engaged, and a LOT of discussion taking place
Discussions were taking place throughout the room about Indianapolis homes for sale. One of the tables that was always overflowing with participants was the discussion about Bank Owned Homes in Indianapolis, better known as foreclosures. Agents were taught the best way to work with the banks when someone is in a short sale situation, as well as the best way to help your client avoid foreclosures. It was fabulous!
The collage of photos below gives you a good idea of the energy in the room, and the fun company culture at CENTURY 21 Scheetz.
We gave away $2,221.00! That's right! Open houses, lots of them, were held during the month of April. Each time an agent held an open house their name was put into the drawing for the grand prize. Andrew Neal, Carmel Office, won the big bucks! Richard Lampe, Manager of the Carmel Office, said, "I'm so happy for Andrew, he worked so hard during the month of April holding open houses each weekend, he's well deserving". Way to go Andrew!

Real Estate Today Vs. Yesterday
What's happening in Real Estate right now?
- Mortgage rates are at an all time low
- Home prices are a steal
- $8,000.00 First time homebuyer credit - Who wouldn't want that?
Speaking of Mortgage Rates, take a look at this:
| Current Rate | Loan Amount | 30 Yr. Fixed | P&I | Income to Qualify | |
| 2009 | 5.25% | $150,000 | Yes | $828/mo | $35,000/yr |
| 1981 | 16.63% | $150,000 | Yes | $2,093/mo | $86,700/yr |
How were people buying homes back in 80's? Look at the difference! WOW!
I remember buying my first home in 1981..oops, this might be aging me, oh well. For some reason I don't remember stressing out back then about the mortgage rates, they were what they were. But, now that I have children who are first time home buyers and who can take advantage of all the options right now I can certainly see how they are going to start out a whole lot better off than I did.
I remember my first home in 1981 was $20,000. That doesn't sound like much, but for a first time home buyer, not needing much room, and a very handy husband, it was perfect back then. (I know, it wouldn't buy you much today, add about 95-100% inflation, and you're still looking at a good fixer upper. Thank God for Handy Men!)
Here's how I see this...back in the "olden days" if my first house then was 20k. @ 16.63% interest, we would have been paying about $279 a month. Today, if I were to buy a $20,000 home (it would probably be a yucky mess and we'd want the land only) 20k @ 5.25% interest, that home would cost me about $110 bucks a month. You don't know how much we needed that extra money back then!
WOW! Indiana houses for sale are CHEAP right now!

Career In Real Estate -Day 10
Everything that was learned over the past two weeks leads up to this day. Today is the day when everyone gets the opportunity to show and tell what they've learned. Dressed in their Sunday best, prepared, and a little nervous, each brand new REALTOR had the opportunity to role play their marketing presentations to a pretend seller.
So many scenarios were presented throughout the day. Scenarios from FSBO, Expireds, to downtown Indianapolis homes, to Carmel real estate, and everything in between, presentations were successfully played out.
The management team who participated today felt like proud parents
watching their children soar! "I love this day" said Tracy Hutton, Vice President of CENTURY 21 Scheetz. "It's such a great learning experience, and helps us all learn from each other. It also reminds us how much value we offer and how to express that value" Congratulations to each of our REALTORS who successfully achieved each challenge presented to them today, kept their wits about them, and confidently presented their value as a CENTURY 21 Scheetz REALTOR.
We are excited to see you build your business and begin selling homes in Indianapolis and surrounding counties.
NOW, GO! The skies the limit for each and every one of you!! Your ongoing coaching sessions will ensure you stay on track and you reach your personal business goals.

Career In Real Estate Day 9
Day 9 - Scheetz Advantage
We're on the home stretch! It's fun to watch a tight bond form amongst the group of people who spend two weeks together learning and role playing, and having fun!
What a great time to buy! Here's our biggest fear right now in the Real Estate market - The fear is that in a few short months people are going to come to us and say, "Wow, why didn't you push me to buy back then". The opportunity for the "deal" won't be around for long. So, let us shout it from the roof tops, NOW'S THE TIME TO BUY! I hope everyone can hear me. With the $8,000 tax credit (Thank you Mr. Obama) that doesn't have to be paid back, new home buyers are crazy if they don't get out there and check it out.
Ok, on to day 9...The best Indianapolis Mortgage Lenders in the city, Scheetz Mortgage, was first up to bat. Pat Bowers, Loan officer for Scheetz Mortgage, loves bringing in breakfast for the new group of agents, but definitely loves teaching the new agents what they need to know about the financial process of the transaction. "With Scheetz Mortgage being so accessible, so many loan options to choose from, and just a few steps away to help agents and clients walk through the process, it really makes the entire transaction smoother" said Pat Bowers.
Role Play, Role Play, Role Play. All leading up to the final day! WOW, that's tomorrow already!
Tim O'Connor did some very important training on Fair Housing. Doesn't sound real exciting, but trust me, you want to know all about this or you'll find yourself in some hot water!
Tomorrow - Friday, GRADUATION day, but...there's more! Tomorrow the rubber hits the road. Tomorrow we find out if anything over the past two weeks sunk in. Tomorrow we find out how prepared the agents are to go out and sell Indianapolis Real Estate.
Don't miss out on the good FUN stuff! Come back for more!

Career In Real Estate - Day 8
Today was a FUN day! Fun? what was so much fun, you ask? Home
For some people measuring a home is all new to them. Here at CENTURY 21 Scheetz we like everyone to take the on line class that we offer called "The Anatomy Of A House". We think we know what rooms, beams, door jams, etc are all called, but after taking this on line class we realize how much we don't know.
The other FUN part - Everyone went out to lunch together at Dooley O'Tooles - the After Hours hang out of many of the Carmel Agents. :) Real Estate License Indiana
Real Estate License Indiana, Indianapolis Career,
Career In Real Estate -Day 7
Day 7 - Scheetz Advantage
Today is a Tuesday, so we started the day with our Business Meeting.
Since the New Agent training is currently being held in the Carmel Office Training Room, Richard Lampe, our Carmel Branch Manager, kicked off the Business Meeting sharing the stats about our open houses for the past weekend. It is, however, CENTURY 21 Open House Month. Simply register at a CENTURY 21 Open house, or click here to register for an opportunity to win $221,000 towards the purchase of a home. That's one nice Indianapolis Home if you ask me!!
CONTRACTS & PAPERWORK - will it ever end? :) WE LOVE PAPERWORK! Why? because, when we are doing paperwork we are selling homes in Indianapolis. YES!
Day 7, one of the thing we covered today was Purchase Agreements. Sounds boring right? Nope, not at all. Actually, the way Richard Lampe explains the contract, and ensures that all questions are answered, the time goes rather quickly, and everyone starts feeling rather comfortable! They get that "AHA" look, and we love when that look comes over their faces! The "Aha" means, I get it now, I'm feeling it, it's coming together! Aaaah, music to our ears!
Home Warranties today are not only important but pretty close to
impossible to sell a home without one. HSA Home Warranty brought us a wonderful Italian Lunch, and explained the ins and outs of the Home Warranty process. After hearing how the home warranty worked, one of our agents was overheard saying, "as a seller, having a home warranty is a no brainer." Wow, they catch on quick! This is such a great class!
OMG - Only a couple more days! So much to cover, so little time. No fear, our Management Team spends one-on-one coaching time with the agents, and ongoing learning classes. Learning is never done, and support is always available!
Whenever a CENTURY 21 Scheetz agent lists homes for sale in Indianapolis a Home Warranty is always recommended. It's a safeguard for the sellers, plus, no cost to the seller unless they go to closing! It really is a "no brainer" Real Estate License Indiana
Career In Real Estate -Day 6
Day 6 Scheetz Advantage
The bright shiny Monday morning started out by talking about the
successful open houses held over the weekend. Each of the new agents held an open house. AWESOME!
There's good news and bad news...First the good...a couple of the new agents established a relationship with buyers and are scheduled to go out and show them homes for sale in Indianapolis. The bad news, it was a very stormy Sunday afternoon. Rain, lightning, and wind! You would think that would keep people away, right? WRONG! Everyone had people come through. I like to end on a good note, so here it is. Nearly 90 open houses were held throughout the Indianapolis market area by CENTURY 21 Scheetz agents. That's a lot of open houses, and a lot of opportunity for someone in the Indianapolis market to win $221,000 towards the purchase of their new home. Learn all about how you can win! We even heard that Arlene Janicki-Raby held an open house, one person came through, and wrote an offer! Can't ask for a better Sunday than that now can you?
OK, on to day 6! What happened today, I know you're dying to know!
CENTURY 21 Scheetz is known throughout the Indianapolis market area as the leaders in Real Estate Technology! We are proud of that role, and honored to lead the way. So, day 6 was all about technology.
"It's great to see so many of our new agents coming in to the business with laptops, smart phones, and familiar with social media" said Patty Bender, General Manager at CENTURY 21 Scheetz. "It sure makes our job easier, and the agents job a lot easier"
There's always a little bit of overwhelm on a day like today. The tools, resources, and technology provided to agents at CENTURY 21 Scheetz is so much, it's like drinking water from a fire hydrant - But it's exciting, and everyone is eager and jumping in head first!
Our agents are feeling GREAT! We have agents in Greenwood, feeling motivated to sell Greenwood Indiana Real Estate, and all the way on the other side of town the North side agents are ready to market Carmel Homes for sale, or Hamilton County Indiana Homes. Go TEAM!!!

Career In Real Estate-Day 5
DAY 5 Scheetz Advantage
The end of the week already! WOW! Where did the week go?
The brand new Indianapolis Realtors feel armed, empowered and ready to begin selling Indianapolis houses.
Richard Lampe, Carmel Office Branch Manager, started the day with a little show and tell on how to use a centrilock key box. Ooohs, and ahhs were heard all around!
Barbara Senefeld followed the show and tell demonstraton and shared information we are always eager to learn "HOW DO I GET PAID". Barbara
walked through the steps from Contract to Close, as it relates to accounting, and you could see everyone picturing their first time walking out of the accounting department holding their personal closing check.
Contracts and Paperwork - so much of it in this business!
Day 5 was spent reviewing purchase agreements - wow! sounds like fun, right? It might not sound like fun, but, it's an extremely important part of the new agent training. The time spent on contracts is not only to ensure that everyone stays legal, but that everyone feels comfortable explaining the contracts to their clients. No one is ever left alone, the management team here at CENTURY 21 Scheetz spends a lot of time helping agents with the contracts, ensuring everyone is following the legal road and that clients are accurately informed.
This is a very fast paced business. Every day seems to be different. We seem to get so busy doing "stuff and things" that we become poor time managers. Hugh Blackwood, of the Blackwood-Warner Group, was happy to share his secrets on time management. The Blackwood-Warner group is recognized by CENTURY 21 as the number 2 team in the entire country for most units sold. So, if anyone can tell you how to manage your time in real estate, how to be successful, and still have a life, it's Hugh Blackwood. Annie Viromentes wraps up the week for us:
OK, this is a little corny, fine, a lot corny, but I just have to add it. Each one of our new agents, plus about 100 of our other agents throughout each of CENTURY 21 Scheetz offices, will be hosting an Open House this weekend. Be prepared, I said it was corny...but come on...crazy, fun is good sometimes, right? Check out how you can win $221,000 towards the purchase of a new home!!
Stay tuned for week 2!!

Career In Real Estate-Day 4
DAY 4 - Scheetz Advantage
PROSPECTING, PROSPECTING, PROSPECTING! In case you didn't hear that, P-R-O-S-P-E-C-T-I-N-G.
Why so loud? because this is a SALES business. In sales we can't sit back and wait for the phone to ring hoping someones on the other end of the line begging to purchase homes for sale in Indianapolis. Wouldn't that be nice! Waiting for business to come our way is the slow way to build a business and go broke in the process. Going out and getting business is the assertive, proactive approach that we teach our agents here at CENTURY 21 Scheetz.
Bill Foreman, Zionsville Branch Manager, taught four of
the 12 Steps-Of-Prospecting to this eager class. What about the other steps? Not a problem! The 12 Steps-Of-Prospecting is an ongoing course taught here at Scheetz. If you want to know more about the 12 Steps-of-Prospecting, please feel free to contact one of our sales managers at CENTURY 21 Scheetz.
Rave reviews came from the class today. Agents were excited to get started. They now had the language to use, the tools, the resources, and they feel empowered to put their knew learned skills to work.
Career In Real Estate - Day 3
Excitement is growing! And heads are expanding with knowledge!
Wednesday was such a fun day! Susan Harden, Branch Manager for our Greenwood Branch, had a very interactive training day teaching all about how to prepare and present a Marketing Presentation.
"Today was great because each day from here forward we will try to work in some time to do some role playing on marketing presentation, which leads up to the grand finale the last day", said Richard Lampe, Carmel Branch Manager.
Grand Finale? What does that mean? Oh..., stay tuned and you'll see what fun and excitement the last day brings!!
"It was really helpful to be able to practice and see a demonstration" said Andrea Beaver, a new agent at the Carmel Location.
Patty Bender, General Manager, said, "Marketing Presentations are one of the scariest things to do for new agents, they think they have to know everything, when in actuality a lot of it is about rapport, and some of it is about knowledge. This is why we spend a lot of coaching time following the two weeks of Scheetz Advantage training to ensure our agents feel comfortable."
Following Marketing Presentations Kim Curry, from Lawyers Title, walked
the class through the Title and Closing process. It always seems that during this part of the class new agents look a little glassy eyed. This is typical and something we understand. The first closing an agent has is when it all comes together and a lot of "aha's" take place. Real Estate License Indiana
New Career In Real Estate - DAY 2

DAY 2 - Scheetz Advantage
Agents are pumped! There's a fun little chart in the back of the room that is tracking whether or not people do their "homework" each night. WOW! Perfect scores today! Little do they know but a surprise is awaiting at the end if they do all their homework! YEAH!
What a great day!!! Susan Harden, Greenwood office Branch Manager kicked the day off with loads of information about building a business via referrals. Susan taught us how to systematically manage your Sphere of Influence. Examples, ideas, and specific manageable details were provided.
TECHNOLOGY-TECHNOLOGY-TECHNOLOGY
Following the great tips and tools from Susan, we headed into the wonderful world of technology. Half of the agents had their computers with them and were ready to follow along, but early on decided it might just be easier to watch and learn, and then later practice, practice, practice.
Knowing that day 3 was going
21online, CENTURY 21 Scheetz Intranet, and much more was packed in to day two. So much more technology to come, but baby steps for now!
Join us for Day Three as we talk about Marketing Presentations and Time Management!

CENTURY 21 Scheetz March 2009 Pledge class is FANTASTIC. They are excited to sell Indiana Real Estate. Most of them being lifelong members of the community are familiar with the Indianapolis Real Estate market and are eager to begin helping those looking for Indianapolis homes for sale.
Day one of new agent training brought a lot of noise and excitement as everyone got to know each other.
A lot of discussion about "THE" test. Nervousness was thick. No one really knew what to expect. Most of the people had just taken their Real Estate License test, they weren't sure what they were in for.
It didn't take long before day one had everyone up front, introducing themselves in the grandest of fashion. I have to say, this is a very funny group of people. Each person was asked to write a book/bio about themselves. The stories we heard made us all laugh. From people's first job ever at "chubby burgers, to their most recent job as a flight attendant, we got to know each other rather quickly.
The agents are creating a book/bio to present to the class.
Mick Scheetz shared some insight and secrets - Everyone always loves to hear how Mick Started his career in Real Estate...here, take a listen
I bet you wish you could have heard the "rest of the story".
Day 2 is panning out to be a very exciting day. Stay tuned!
