New Remodeling Law!

I often have conversations with buyers about buying a "fixer upper" and remodeling when talking about homes for sale in Indiana.  Of course, if you are going to buy Indianapolis land and build...you don't have to worry about this topic!  But...for everyone else...who owns a home built prior to 1978 or is considering remodeling one, you need to know about the new law that went into effect in April.  Even older Geist waterfront homes can have peeling paint issues that now beckons professional attention!  As of April 22, 2010, contractors and professionals have an obligation to follow new federal guidelines to protect all occupants, but in particular...children.  Find these new guidelines and information at 2010leadlaw.com..  The impact of this law is far reaching for contractors, paints, and individuals in the renovation industry as they must be specially trained and this will like cause increased costs for the consumer.  What is important to note is that it doesn't matter if paint is involved or not...this new law applies to all renovations on homes/buildings built prior to 1978.  Contractors can face stiff fines if they do not adhere to the new law!  Take a look now so that you can take this into consideration as you watch late night HGTV and dream about your home projects!  Happy Painting!

Village Farms & Friends

When I was bicycling a number of years ago, one of my favorite routes was to head north on Oak Ridge past 146th in Westfield, Indiana. In a matter of blocks, I cycled past a number of horse pastures.

Last weekend I was taking photos to list one of the last remaining lots in popular Village Farms. There is a clear advantage to taking pictures in a community with available land for sale when there are so many amenities, reflecting the vibrancy of this well-developed community. Where do I begin? Clubhouse? Pool? Lighted Tennis Courts? Trails? Playgrounds? Lake?

My encounter with "Mr. Ed', however, was unexpected. Recalling my bicycling days, I could not resist getting out of my car with my camera, walk to the fence where one of the Village Farms horses was gently grazing, and snap a picture. He literally posed! In fact, he tried to nudge my camera so I would pet him!

A Great Bathroom!New Home builders in Indiana are trying to anticipate what YOU'LL want in a home in the next few years.  What are the trends today?  Indiana New Home Construction offers to-die-for master baths that you'll never want to leave. Fantastic lower levels with daylight windows and kitchens and bars that make it easy to entertain and just relax.  Home theaters with equipment that will wow you.  Kitchen are decked out as well, and the good news...granite is a lot more affordable!  A good place to get an idea of what is new and hot for today's audiophiles is Ovation Audio located several places in Indianapolis.  Gorgeous tile work in natural stones, subway tiles, or small mosaic tiles...visit Architectural  Brick and Tile for an idea of incredible options!  It's amazing how much a tile backsplash can freshen up a kitchen or a new tile floor can add life to a bath that looks a little tired if you're not in the market for  Indiana new home construction.  How about you?  What is on your wish list for your home in 2009?  If you're in the market for a new home....what are you hoping to find?  There are some great buys in Indiana Land for Sale so it would be a good time to build as well. Seeing all the homes I see, made me stop and think that our lower level bath needed a bit of a face lift so I found a great neutral paint color at Sherwin Williams, chose some new lights and faucets at Lowes, and made a trip to Pottery Barn for new animal print towels and voila!  A new bath!  It was a lot of fun to put together and all said and done cost less than $500.00...a bargain for a new bath!  Indianapolis Mortgage Companies do have money to lend...whether for a heloc or a new home, recent rates have dropped substantially...this could be your chance to buy, build or just remodel!

A Cabin in the Woods

Last week, a client came to me looking for Indianapolis Land for Sale. We set up a search for a wooded plot of land in a 30-mile radius around Danville, Indiana. He was looking to purchase about 10-20 acres of Indianapolis land. Our search turned up a few results, and we are continuing to look for more to choose from. Click here to build your own cabin
