Most Improved Housing Markets 2010

Monday, July 26, 2010 by Julia Evinger
All is not lost in the residential real estate market!  Bloomberg Businessweek ranked Indianapolis-Carmel Indiana as #18 of the most improved residential real estate markets.

Indianapolis Photo from Bloomberg BusinessweekMore good news...

The June 2010 Market Report of the BLC listing service shows that units sold for the quarter increased 10%.  New pendings for April through June are down 5%.

Mortgage notes...

Rates remain extremely low.  Today's rate for a 30 year fixed rate mortgage is 4 3/8%.
Despite the low rates, mortgage loan activity has decreased by 2.9% through July 9, 2010 as reported in the Indiana Business Journal's Real Estate Weekly e-newsletter.

Rates will definitely not stay this low much longer.  If you are thinking about buying or selling a home - there is still time to do so this year and take advantage of attractive home pricing and financing options.  Call me, Julia Evinger, at Century 21 Scheetz, to get current market information about your home's worth.  I will also run comparables in neighborhoods you are considering a purchase.

New Remodeling Law!

Monday, May 10, 2010 by Laura Heigl
I often have conversations with buyers about buying a "fixer upper" and remodeling when talking about homes for sale in Indiana.  Of course, if you are going to buy Indianapolis land and build...you don't have to worry about this topic!  But...for everyone else...who owns a home built prior to 1978 or is considering remodeling one, you need to know about the new law that went into effect in April.  Even older Geist waterfront homes can have peeling paint issues that now beckons professional attention!  As of April 22, 2010, contractors and professionals have an obligation to follow new federal guidelines to protect all occupants, but in particular...children.  Find these new guidelines and information at 2010leadlaw.com..  The impact of this law is far reaching for contractors, paints, and individuals in the renovation industry as they must be specially trained and this will like cause increased costs for the consumer.  What is important to note is that it doesn't matter if paint is involved or not...this new law applies to all renovations on homes/buildings built prior to 1978.  Contractors can face stiff fines if they do not adhere to the new law!  Take a look now so that you can take this into consideration as you watch late night HGTV and dream about your home projects!  Happy Painting!

Sold! Foreclosed Fishers home, the process was quick and easy

Friday, May 7, 2010 by Jason Engle
When a client of mine asked me to assist him with finding Fishers homes for sale, We quickly went into action.  Initially, we found that there were a lot of options when considering Fishers real estate, but after we starting viewing some of the available listings on Indianapolis' local BLC, we eventually found a diamond in the rough.

Not only did we locate a foreclosure in Fishers at a great price, this particular home was move in ready!  Now, as always, I advise all of my clients to wait until the proper physical inspectxions are complete before declaring victory, but it was obvious that this home was going to be a hot property so would need to act quickly.

Recent comparables easily demonstrated that this home was listed well under the current pricing levels, so coming in with a strong offer was not an issue for a single minute.

I talked my client through his options and how we could structure his offer to be as strong as possibe even though we were NOT a cash offer.  To make a long story short, we won the Fishers foreclosure home in a multi bid situation and my client has a great home with a great equity position in it.

Basketball And Indianapolis

Wednesday, March 24, 2010 by Patty Bender

I grew up in South Florida. My family still remains in South Florida.  What am I doing in Indianapolis? I have been asked that question more times than I could count for the past, uh, hmm, OK,  33 years. Geesh, have I really been an Indiana Hoosier that long? I think I just dated myself!  Oh well, I'm proud to be a "Floridian" Hoosier! Final Four Floor Makes Its Way To Lucas Oil Stadium

When I first moved to the Indianapolis area back in 1993 Pacer basketball was hot! it was all about Miller Time, Reggie Miller that is. Right now, this month, it's all about the FINAL FOUR! (the photo on the right carries the Final Four floor to Lucas Oil Stadium) This is what makes Indianapolis such an amazing place to live and why I choose to call Indianapolis home!

How in the world does basketball and Real Estate relate! Simple! We not only sell homes in Indianapolis, we sell the city. CENTURY 21 Scheetz services over 1200 transferees a year. In layman terms this means we are helping a lot of people, who are moving into our great city, find a home. When the transferee comes to the city one of our Relocation Specialist takes them on a tour of Indianapolis. (Photo on the left shows CENTURY 21 Scheetz  Relocation Consultants)  Showing the new Hoosiers the city can include areas such as Carmel Indiana, Downtown Indianapolis Homes, Geist Indiana, and everywhere in between.  If you are looking for homes for sale in Indianapolis, let CENTURY 21 Scheetz direct your path home. You will not only learn about homes, you will more than likely learn about Hoosier basketball!

Indianapolis Houses For Sale

Speaking of basketball, did you know that this year's final four tournament is expected to give the city an even bigger financial boost than last year's 39.3 Million Dollars. Being a Hoosier involves more than just basketball! We are known for our sports, such as the Colts, Pacers, Minor League Baseball's Indians, the USHL's Ice, the Indianapolis 500, and the Brickyard 400 Nascar event. The city has hosted the PanAmerican Games, the Olympic swimming and diving trials, and will host the Super bowl in 2012

Buying a Duplex as your first home

Sunday, March 21, 2010 by Creamer-Elson Team
There are so many reason why it is a great financial decision to purchase an duplex or as we call them in Central Indiana 'double' as your first home.  You get all the advantages of homeownership, with the additional benefits of investment in real estate.  You are also able to use the additional rent income to qualify for the purchase. Collect rent to help make your mortgage payment.  In Indiana, you will also recieve the homestead exemption on the entire property giving you a lower tax rate on your rental!  Finally, the tax advantages of home ownership are doubled with the purchase of a double! It's a great time to buy an Indianapolis Home For Sale, or a Duplex in Indianapolis!

For another month, you will also be eligiable for the first time home buyer tax credit even if you buy a double!  Two for the price of one with a tax credit, now that is a great investment!

For your first home, next home or your dream home start with a call to John Creamer @ 250-5646.  With over 23 years of experience in selling, you will be in good hands.

Friendly Indy People!

Saturday, March 20, 2010 by Laura Heigl
This week, I had two clients in from out of town.  One was scheduled and one surprised me by a quick visit in.  So, in my juggling, I ran back and forth across town, showing Geist Properties all the way over to the west side.  In addition to clients this week, I had my monthly meeting and some super Indianapolis real estate training as I am a candidate in Mibor's REAL (Real Estate Academy of Leadership) Class.  We met this week.  We enjoyed great speakers this week and a visit to the Indiana State Museum.  As I was scooting back to the north side for a showing, the horrible happened...bump, bump, rumble, rumble...a flat tire! I was in the middle lane driving 70 (okay...I was in a hurry) and had to change lanes and find a safe place to pull over on the shoulder.  I'm married to an Eagle Scout, (Always Be Prepared) so I pulled the air compressor that plugs into my cigarette-lighter-thingy out of my glove box. Great idea but the tire was shot!  So, I called AAA...another great idea but they said it would be an hour...even with a priority call!  I called my husband so he knew what was going on and I waited.

It wasn't long before a semi truck pulled over in front of me.  The nicest gentleman walked back to see if he could help me....and he did.  He got my jack and spare out and in short order had me ready to go again!  I tried to "help" but he pointed out I was going to get greasy...and he was helping a "damsel in distress."  Lucky me!  in a short amount of time, I was zipping towards my showing appointment.

I started thinking about how fortunate I am to have an Indianapolis real estate career.  Truly, a city full of friendly people, who "pay it forward."  Many years ago, before the days of cell phones, I was working remote in Indianapolis for my Chicago based sales career.  I was on the way to the airport to return to Chicago, tired after a busy week when I had a flat in my rental car on ANOTHER Indy highway.  As I stood at the side of that highway trying to figure out what to do (no cell phone in those days) a limousine pulled over...that gentleman moved my suitcases to his limo, transported me to my rental car counter at the airport, and gave me a lecture about getting in stranger's cars!  Once again, another great experience with friendly people in Indianapolis.

So, as I was looking at a really great Geist house this week...I was reminded that Indianapolis is more than just a pretty face...we have great people too.  And after all, isn't that what makes a "house" a "home?"

Get It Sold! SEO: How Buyers Find Your Indianapolis Home For Sale (6/8)

Glub,  GLub…

Real Estate SEO: How Buyers Find Your Indianapolis House For Sale

So, you are ready to put your Indianapolis home on the market and you don't just want to list it, you want to 'Get It Sold'! What do crawling spiders and juicy worms have to do with attracting buyers to your property? What is spider food for web crawlers and fish bait for home buyers? Grab your tackle box and pole, and let’s go fishing!

HE BIGGEST FISH HE EVER CAUGHT WERE THOSE THAT GOT AWAY

SEO Real Estate: How Buyers Find Your Listing

Whether you are selling your Geist waterfront home, connecting with your friends, engaging in community service, or researching your family tree, one question remains: How will others find what I have to say?

Approaching the same topic from another perspective, buyers initiating their home search from the social web, may ask: How can I find what I'm looking for? Will they find your waterfront home on Geist reservoir or your new custom Carmel home near the Monon

During several speaking engagements in the past year about social media marketing, one common theme arose from participants at each event: What is SEO? They may not ask the question, directly, but their questions (or answer to their questions) point to the very topic which serves as an essential foundation to broadening & deepening one’s voice on today’s social web. And, these advanced on-line marketing skills are vital to you in selling your home in today’s market.

HEY WORLD! THEY’RE BITING OVER HERE!

Pretend for a minute we are fishing at Geist Reservoir or Morse Lake near Indianapolis, Indiana. We stand on the dock or row out into the center of the lake with our fishing buddies. Then each drops their line into the lake. One friend’s fishing line has no hook, the other friend’s pole has a hook with a plastic worm. But, you have cast your line to the optimum spot and the bobber is set for the hook to reach the very heart of a school of fish. Add to the optimum depth & lake location, a hook with the juiciest worm and strongest line. It was a fight to the end, but you nabbed the largest fish in the shortest amount of time.

I DIDN’T GO FISHING; I WET A LINE. ~ W.R. McIntyre, Sr.

You may ask: Is it possible to sell my home in today’s market and glean multiple offers? Yes.
Is it possible to sell my home in a matter of days? Sure. Does this happen by accident? Rarely.

Extraordinary results are due to advanced marketing skills relevant to today’s buyer. Real Estate SEO: Marketing Your Indianapolis Home

How does SEO matter when all you want is to 'Get It Sold'?
Interestingly, the social web is changing how people search. Respected marketing expert and author Bernie Borges from the Tampa Bay area shares in his popular blog & podcasts, SEO has become SO. I have experienced this first hand. Buyers no longer limit their on-line searches to popular real estate web sites or Google. I have had buyers find me through their trusted on-line communities like Linked-IN, Facebook, and Twitter. SEO is an acronym, which means: Search Engine Optimization. As an early proponent of digital media, I continually look for emerging technologies and principles which give my clients the best advantage in our challenging market. Advanced marketing skills make it possible for us to leverage Google & Bing maps for your property to be found near the top of organic search results.

Just as the juiciest worm, best hook, strongest line at the right depth fetches the largest fish, so too, powerful digital ‘bait’ serves to attract & hook the web crawlers for buyers to find your Indianapolis home for sale as their next dream home.

THE CHARM OF FISHING IS THAT IT IS THE PURSUIT OF WHAT IS ELUSIVE BUT ATTAINABLE, A PERPETUAL SERIES OF OCCASIONS FOR HOPE.

Indy Boat Show Means it's Almost Spring!

Thursday, February 25, 2010 by Andy Sheets
With it currently snowing outside as I type, it's hard to imagine that Spring is just around the corner.  To further prove this fact, the Indianapolis Boat (Sport and Travel) Show is currently under way at the Indianapolis Fair Grounds (February 19-28, 2010).   As a resident of Morse Reservoir in Noblesville, the Boat Show gives me a really bad case of Spring fever knowing that boating season and water sports weather is really just around the corner.   My family really enjoys living on the water.  With opportunities to "float" (boat) over to Wolfie's Waterfront Grill (waterfront restaurant on Morse) for dinner and so many other great water activities to enjoy, living on the lake feels like you're always on vacation during the Summer months!
This is truly a great time to be looking at Geist waterfront homes for sale or Morse waterfront homes for sale in Hamilton County Indiana.  A few examples of current great buys that are Cicero and Noblesville Homes on Morse Lake include a 2 bedroom, 2.5 bath Condo with a deeded boat dock for only $129,900,  a 3 bedroom, 2.5 bath Condo with a deeded boat dock listed at $169,900  and a 4 bedroom, 3 bath waterfront home listed for only $369,900!
As soon as the ice thaws, I also offer waterfront home tours by boat on both Morse Reservoir and Geist Reservoir.  A lakefront homes tour by boat gives you a great feel for the lake(s) if you are not very familiar with that particular body of water.  To discuss Geist homes for sale or excellent Morse Lakefront home opportunities, please give me a call at 317-373-3434 or check out my website at AndySheetsHomes.com

Living and Enjoying Geist Reservoir

Wednesday, January 20, 2010 by Neal Group

Geist Reservoir is a Reservoir man made out of Fall Creek in Northeast Indianapolis and Southeast Fishers, Indiana. The area is home to many Indiana local celebrities, politicians, and professional athletes. As a East Fishers Resident myself, I enjoy all Geist Reservoir has to offer. There is a marina and a waterfront Restaurant named Bella Vita. The public marina has boat slip rentals that run from approximately $1200-$2500 a season. Since I do not live directly on the lake, I have leased a slip here for over three years and enjoy it very much. I typically put my boat in April and take it out in the end of October every year. On the lake you can enjoy skiing, wakeboarding, fishing, and just taking a casual boat ride around the lake. Bella Vita serves Italian/Seafood American food and is very good. There are several other bars and restaraunts in the marina area including Puccinis and Eddy's as well. For non boaters there are many walking trails and other attractions such as rolling hills and wooded areas to be enjoyed by all.

For Indianapolis Indiana Homes for sale Geist has many opportunities. The most expensive currently available is over 11,000 sq ft for over 3.7 million. The lowest priced home on the lake is priced around $320,000 and it is in the Intracoastal of Geist section. There are many Indianapolis condos on the market as well starting at $235,000 in Shorewalk to approxmately $600,000 in Marina Village. There are still several lots available to build the home of your dreams as well. Homes on the main body of the lake tend to be more expensive and homes on the coves are less. Several of my client's prefer the coves for they are quieter during the boating season due to the coves being "no wake zones". The views on mainbody are hard to beat and with Real Estate prices being reduced significantly in the current buyer's market there are many options to choose from. If you are looking to live near the lake but not on it there are many less expensive options as well with some have deeded boat docks.

I am an expert Geist Realtor and I would be personally happy to show you homes anytime or answer any questions you have about the area and Indianapolis Real Estate for Sale. We sell many homes in the area and represent many buyers in purchasing homes as well. Myself and my group are available anytime at 317-513-7695 or 317-679-0108 or you can email us at aneal@c21scheetz.com  In the warmer months we give boat tours of the lake as well for our Real Estate clients. If you currently own a home you can also call me, Andrew Neal with The Andrew Neal Group at CENTURY 21 Scheetz anytime at 317-513-7695, and I would be happy to give you an approximate value of your home.  You can also visit us on the web at www.DealwithNeal.com.

When buying your first home, there is a lot to consider, but one of the first steps is to find a REALTOR who understands neighborhoods and Indiana home values.  For example, I, John Creamer, specialize in buying homes in Indianapolis Meridian-Kessler, Broad Ripple homes for sale, Wasington Township, Carmel Indiana or Fishers real estate.  Home prices Indianapolis may be tough to understand, but working with an experience REALTOR will remove the risk of not understanding what is a fair price.  Your first home, next home or your dream home call John Creamer (317)250-5646 or jcreamer@c21scheetz.com and start packing!

Geist Homes For Sale

Tuesday, December 1, 2009 by Patty Bender

If you're looking for Geist Homes in the Geist Reservoir look no further than help from the man himself, Andy Sheets.  Andy is an expert on lake front homes!  When he first showed me this picture I thought for sure he had done a little doctoring of the photo, but nope, it's for real!

In this photo you see Andy ski boarding, barefoot, and proudly holding the CENTURY 21 Scheetz sign!

Also, please take note, his pants aren't even wet. He took off from shore and never felt the rather cold water that day.

CENTURY 21 Scheetz has the number one market share in Central Indiana.  What does that truly mean for you, the buyer or seller?  That just means that when you work with a CENTURY 21 Scheetz agent to sell your Indianapolis Home For Sale, or looking for Geist Homes for Sale, that you are certain to have an agent that is well trained, customer focused and working with the # 1 Real Estate brand in the world, CENTURY 21,  to market your home!

Indianapolis Area Local Update

Tuesday, December 1, 2009 by Patty Bender
What's happening with the local real estate market? Are Indianapolis homes for sale actually selling? What's happening with home prices Indianapolis? Do we have more Indianapolis houses for rent than ever before? What's happening with Carmel Indiana Real Estate, or Noblesville Indiana Real Estate?  Soooo many questions, I hope to provide the answers for you with a few simple data facts below.
