Most Improved Housing Markets 2010

All is not lost in the residential real estate market!  Bloomberg Businessweek ranked Indianapolis-Carmel Indiana as #18 of the most improved residential real estate markets.

The June 2010 Market Report of the BLC listing service shows that units sold for the quarter increased 10%.  New pendings for April through June are down 5%.

Mortgage notes...

Rates remain extremely low.  Today's rate for a 30 year fixed rate mortgage is 4 3/8%.
Despite the low rates, mortgage loan activity has decreased by 2.9% through July 9, 2010 as reported in the Indiana Business Journal's Real Estate Weekly e-newsletter.

Jumbo Mortgage Rates in Indianapolis

For the past two years, it has been difficult to find lenders offering Jumbo mortgages, let alone a jumbo mortgage with an affordable rate.  Today, jumbo loans are at their lowest rate since 2003 averaging around 6% for a 30 year loan and as low as 4% for a 5 year ARM.  Down payment requirements are usually between 10 and 20 percent of purchase price with good credit. 

Those rates are approaching government backed 30 year conventional loans.  The low rates make this summer the time to refinance a higher end home or consider a purchase or sale of a luxury home.

New Remodeling Law!

I often have conversations with buyers about buying a "fixer upper" and remodeling when talking about homes for sale in Indiana.  Of course, if you are going to buy Indianapolis land and build...you don't have to worry about this topic!  But...for everyone else...who owns a home built prior to 1978 or is considering remodeling one, you need to know about the new law that went into effect in April.  Even older Geist waterfront homes can have peeling paint issues that now beckons professional attention!  As of April 22, 2010, contractors and professionals have an obligation to follow new federal guidelines to protect all occupants, but in particular...children.  Find these new guidelines and information at 2010leadlaw.com..  The impact of this law is far reaching for contractors, paints, and individuals in the renovation industry as they must be specially trained and this will like cause increased costs for the consumer.  What is important to note is that it doesn't matter if paint is involved or not...this new law applies to all renovations on homes/buildings built prior to 1978.  Contractors can face stiff fines if they do not adhere to the new law!  Take a look now so that you can take this into consideration as you watch late night HGTV and dream about your home projects!  Happy Painting!

Sold! Foreclosed Fishers home, the process was quick and easy

When a client of mine asked me to assist him with finding Fishers homes for sale, We quickly went into action.  Initially, we found that there were a lot of options when considering Fishers real estate, but after we starting viewing some of the available listings on Indianapolis' local BLC, we eventually found a diamond in the rough. 

Not only did we locate a foreclosure in Fishers at a great price, this particular home was move in ready!  Now, as always, I advise all of my clients to wait until the proper physical inspectxions are complete before declaring victory, but it was obvious that this home was going to be a hot property so would need to act quickly. 

Recent comparables easily demonstrated that this home was listed well under the current pricing levels, so coming in with a strong offer was not an issue for a single minute. 

I talked my client through his options and how we could structure his offer to be as strong as possibe even though we were NOT a cash offer.  To make a long story short, we won the Fishers foreclosure home in a multi bid situation and my client has a great home with a great equity position in it.

Life after April 30th!

Career in Real Estate-Excitement or Disillusionment?

I talk to people everyday about a career in real estate. Some days I'm really excited about the potential I hear coming through the phone (the first point of contact typically) or I'm very disillusioned.
First, let me explain the excitement part...When I have the opportunity to speak with someone interested in obtaining their real estate license in Indiana I usually start out with Real Estate Career Indianapolisone important question, "Why are you interested in a career in real estate?"  I can usually tell by the answer to that one question as to whether or not someone would make a good fit at CENTURY 21 Scheetz. The excitement comes when they answer  "I want to make money, I want to be in control of my income". I have to be honest with you, at that moment it's like falling in love all over again! I'm thrilled!
Now, the disillusionment comes in when the answer is, "I like to look at houses" or "I like HGTV". Don't we all like pretty houses, I mean seriously!

CENTURY 21 ScheetzWorking on Monday I really did not have time to take a random call with the last minute offers coming in, but I did have floor duty.  A lady called and told me she needed to list her home immediately because she was moving back to be with her family out of state.  Her Indianapolis home for sale was going to need to be listed.  We discussed a time and I met her today.  She explained to me why she called our office.  As a 6 year old, her single mother had worked hard at two jobs and was able to afford a home.  It was the day before her birthday and her mother told her to go take the sold sign down and it was her birthday present.  Brand does matterThe Century 21 sign is the most recognized sign in real estate.  And it is long lasting, since by my accounts that experience was around 30 years ago, it touched me to see her tell the story.  That is why I love what I do!  Another great day as a Century 21 Scheetz agent.

Basketball And Indianapolis

I grew up in South Florida. My family still remains in South Florida.  What am I doing in Indianapolis? I have been asked that question more times than I could count for the past, uh, hmm, OK,  33 years. Geesh, have I really been an Indiana Hoosier that long? I think I just dated myself!  Oh well, I'm proud to be a "Floridian" Hoosier! Final Four Floor Makes Its Way To Lucas Oil Stadium

When I first moved to the Indianapolis area back in 1993 Pacer basketball was hot! it was all about Miller Time, Reggie Miller that is. Right now, this month, it's all about the FINAL FOUR! (the photo on the right carries the Final Four floor to Lucas Oil Stadium) This is what makes Indianapolis such an amazing place to live and why I choose to call Indianapolis home!
