Indy Boat Show Means it's Almost Spring!

With it currently snowing outside as I type, it's hard to imagine that Spring is just around the corner.  To further prove this fact, the Indianapolis Boat (Sport and Travel) Show is currently under way at the Indianapolis Fair Grounds (February 19-28, 2010).   As a resident of Morse Reservoir in Noblesville, the Boat Show gives me a really bad case of Spring fever knowing that boating season and water sports weather is really just around the corner.   My family really enjoys living on the water.  With opportunities to "float" (boat) over to Wolfie's Waterfront Grill (waterfront restaurant on Morse) for dinner and so many other great water activities to enjoy, living on the lake feels like you're always on vacation during the Summer months!

Geist Reservoir is a Reservoir man made out of Fall Creek in Northeast Indianapolis and Southeast Fishers, Indiana. The area is home to many Indiana local celebrities, politicians, and professional athletes. As a East Fishers Resident myself, I enjoy all Geist Reservoir has to offer. There is a marina and a waterfront Restaurant named Bella Vita. The public marina has boat slip rentals that run from approximately $1200-$2500 a season. Since I do not live directly on the lake, I have leased a slip here for over three years and enjoy it very much. I typically put my boat in April and take it out in the end of October every year. On the lake you can enjoy skiing, wakeboarding, fishing, and just taking a casual boat ride around the lake. Bella Vita serves Italian/Seafood American food and is very good. There are several other bars and restaraunts in the marina area including Puccinis and Eddy's as well. For non boaters there are many walking trails and other attractions such as rolling hills and wooded areas to be enjoyed by all.

For Indianapolis Indiana Homes for sale Geist has many opportunities. The most expensive currently available is over 11,000 sq ft for over 3.7 million. The lowest priced home on the lake is priced around $320,000 and it is in the Intracoastal of Geist section. There are many Indianapolis condos on the market as well starting at $235,000 in Shorewalk to approxmately $600,000 in Marina Village. There are still several lots available to build the home of your dreams as well. Homes on the main body of the lake tend to be more expensive and homes on the coves are less. Several of my client's prefer the coves for they are quieter during the boating season due to the coves being "no wake zones". The views on mainbody are hard to beat and with Real Estate prices being reduced significantly in the current buyer's market there are many options to choose from. Leasing Until You Can Buy Smart

Indianapolis real estate sales are heating up.  Buyers are always looking for property in the downtown and surrounding Indianapolis and Carmel real estate market. When times are good, everyone wants a piece of the American dream but for now many have had to put that dream on hold. It's becoming clear now that many who pursued that dream too quickly got stung and are suffering the consequences today.

Over-buying can be a problem because you may not have enough financial strength to withstand a personal or nationwide economic downturn. Even if a person can somehow keep making payments, the taxes and upkeep starts falling behind thereby reducing the value of the property and possibly those around it.

To buy smart, one should make sure they can adequately afford the home they are buying and can also, after the purchase maintain a 3 month reserve of funds to handle their budget during downturns or emergencies that require extra outlay.

Leasing a property in Indianapolis today has become quite competitive and may prove to be a much better option. Leasing a home or condo can sometimes put you in a better neighborhood with better and larger living space.

As an Indianapolis Realtor, I want to do what is right for my clients.  So before stretching your budget too thin or buying at a point that completely depletes your emergency funds, give leasing a chance.

What's Going on in the Real Estate Market???

Home Prices IndianaThis seems to be the question I get wherever I go...at the post office, at my kids' schools, but especially when I walk in to talk with a potential seller about their home.  Indiana real estate is experiencing some softness to the market, but not like other parts of the country!  I met with a potential seller last week and we discussed Carmel homes for sale and where his would rank compared to inventory currently on the market.  He was telling me about his condo in Florida...he owes more on it that he can sell it for...by more than 2x!  Holy cow!  That is much worse than what is going on here in Indiana...lucky for him, Carmel real estate is looking better than the community in Florida that is home to his condo.  STILL...price and condition determine whether or not you get a sale!  The buyers are pickier out there....they aren't paying top dollar for your tired, builder grade worn out carpet!  Sprucing up, fresh paint, and at the minimum a visit from a carpet cleaner will pay off...so...to help answer the question what is going on in real estate, I am going to pull monthly numbers and post to my blog...so you can see what is going on in some of our Indianapolis suburbs...I'm happy to include others...just email me and ask me!  Obviously, these will be numbers reflective of overall activity in the community for the month...if you'd like a specific price range...email me!  I'd be happy to tighten the numbers for your specific scenario.  In the meantime, you'll know "what's going on in the real estate market!"  Check back tomorrow...

So Much To Do In Indy!

With everything to do downtown, it's enough to make you think about picking up some downtown Indianapolis real estate!  Right now, the Cirque du Soleil "Saltimbanco" is at Conseco Fieldhouse.  My husband and I took our kids down last night.  Although a quick drive from Zionsville, it would have been great to be walking over from one of those Indianapolis condominiums that are such deals right now!  The show is absolutely fantastic, it will be here all weekend...get tickets...go do it!  It constantly amazes me how much Indianpolis has to offer!  Cirque du Soleil was fantastic and the acts keep the attention of all of us...I love sitting at Conseco with a Latte from Starbucks...what a great evening!  In regards to our downtown market...I have seen some fantastic deals recently...there are lucky buyers out there....with interest rates as low as they are, this is a great time to pick up a great place to live AND make money in the future.  I have a couple of particular properties in mind...why don't you give me a call and I'll give you the inside scoop!

Raving Fan Service- It made the client cry!

 STORY ABOUT THE EXTRA MILE! Extra Mile

I received a call Saturday morning from one of our agents who received a call through our 'Leadrouter" system.  Someone from France wanting an Indianapolis home for sale, only knew about CENTURY 21 and started her home search on the CENTURY 21 website. (BRAND MATTERS) From the Corporate CENTURY 21 site she was directed to the CENTURY 21 Scheetz site where she inquired on Carmel Indiana Homes for Sale. The inquiry went through our internal Leads Technology program and within 3-4 minutes of the consumer submitting the inquiry, our agent was notified via phone.  Our agent, Aniko Greene, contacted the customer and found out that the woman lived in France and was being relocated to the Indianapolis area. She had two small children and was very concerned, even downright frightened, about the move and how it would affect her children.  Her children only speak French and she's concerned how they will fit in.

This customer ended up with the perfect agent to assist her.  Not only did Aniko Greene contact her immediately (YES LONG DISTANCE TO FRANCE) but Aniko could sympathize with what this lady was going through. Aniko moved herself and her children here from Hungary. They had to start in a new school, learn a new language, find a new home, career, the works.  Aniko was able to help this woman realize that she was here to help her every step of the way. The woman was so thrilled to speak with Aniko and have someone who understood that she cried!

Because Aniko is from Hungary and has relatives that she calls rather often, Aniko actually has an 800 international line.  This customer and Aniko have been able to communicate back and forth without it costing the customer a penny.

When Aniko was telling me this story I asked her if the woman was looking for Indianapolis houses for sale, Indianapolis condos, or Indianapolis houses for rent. Here's the BEST PART - Aniko said, "She's going to lease for a while, I understand that, I'm going to help her find a place and get her children settled, I know what she's going through".  This woman will eventually purchase a home, and guess who she will contact to make that happen.

Aniko has sent this woman information on the schools, English as a second language information, and of course housing information - all within a very short time frame!! This is called GREAT customer service.  This is called RAVING FAN SERVICE - Going that extra mile, giving that 1% more than the customer expected creates Raving Fans for a lifetime.  Home values in Indiana will increase in 2009. Home prices in Indiana may have presure from the national ecomony, however homes for sale in Indanapolis will still have good demand which should help real estate values in Indianapolis.

Downtown Indianapolis Real Esate will have it's ups and downs.  The condo market will make a slow recovery and the homes for sale downtown Indianapolis should see a lot of activity.

Homes for sale in Broad Ripple will continue to be a favorite of first time home buyers. One of the few markets that has remained somewhat strong through the down turn. Home values in Broad Ripple will be increasing as interest rates continue to drop.

Historic homes for sale in Indianapolis will also show strong value.  Meridian Kessler, one of the more popular historic neighborhoods will continue to have strong demand which should keep values strong.
