I visited a LOT of townhomes this week.  I visited real estate everwhere in Hamilton County Indiana, from Fishers to Noblesville to Carmel.  Of all of real estate for sale that I previewed for my clients, one of the best townhomes that I viewed was a recent new construction all brick two story home that has a one of a kind look both inside and out.

A Bargain Is Not Necessarily A Steal

So many homes.  So few Buyers.  That is the perception and in some areas, the reality as well.  When looking around at the Indianapolis Real Estate for sale, and matching that data to the current US and Indiana economies, you might think this means many buyers will get a steal when trying to buy property today.  Well, that is true in some cases, but it's not the norm.  There are still many sellers who are trying to improve or down-size their lifestyle, or to move into a new job or job location.  These types of sales don't generally create the pressure sale that one might see when a seller cannot afford their mortgage or who is selling short of funds due to being upside down in their property.

One Indiana Real Estate Agent I know has over 30 properties that have been forclosed on.  That is one agent.  There are many agents with several properties in that situation, however, these are not easy purchases.  They require negotiating and patience as the process moves slow.  Some buyers are not suited for that as they want to move in quick and get done.  In a property that is bank owned or a short sale,  the buyer should expect twice the time and paperwork to get the deal done - if can get done at all.

My point is that many buyers expect a steal today when really they should be looking for what is right for them in budget and hopefully find a bargain that fits their situation.  A bargain is easier to find as there is definitely a deflated market that won't likely remain at these levels.  Never mind that due to job losses, some sellers are willing to give up their perceived equity to avoid getting into a financial bind down the road due to the lost income.  Prices are not currently expected to go lower so one can argue that many houses are at bargain pricing. 

Then there are times that a bargain can be described as a great home at a great price in a great neighborhood.   Not a steal.  No pressure on the sale, but perfect for you, the buyer.

A good example is a property I recently listed.  It is a home that sits near the Pyramids in NW Indianapolis.  See the details below, but also note that the home is in a very nice area for walking or you can enjoy the back wooded lot and deck area.  This Indianapolis home home was constructed 20 years ago and for the right buyers provides a nice place to entertain friends (enclosed deck and large outside deck as well).  The MLS number is  2926262 so take a look.

I have friends that have been thinking about selling their Noblesville homes for sale for the past year.  They have a huge neighborhood with many different choices of homes, there is still some new construction and there has been some foreclosures also.  They bought this home when they first got married but now have outgrown it.  Well, two neighbors have been able to sell their Noblesville Indiana real estate in less than 30 days.  In fact one neighbor sold their home in less than a week.  So tomorrow I am going to go walk through her home and see what she needs to do to put it on the market.  Thankfully, it is time to get off the fence...

A more effective way to buy a home is to first identify and hire a good buyers agent to help you buy your new home in Central Indiana. Your buyer’s agent will represent you in the transaction and save you time and money and stress in the process.

Buying New Homes in Indianapolis

New HomeMany people when they buy a home prefer to build or buy new. They love the idea of picking their own cabinets, colors, carpeting and etc. It is an empty palette they can decorate to make the home their own. Whether you are looking for Noblesville houses for sale, or Zionsville homes for sale or Fishers, Carmel or Westfield homes for sale there are numerous choices  for new homes for sale in Indianapolis. We have a wide array of new home builders in Indiana from local custom builders to well known national new home builders.

Not many things can match the excitement of building or buying Geist homes or new homes anywhere in Central Indiana, however many buyers of new homes in Hamilton County and other areas make the mistake of buying their new home without Realtor representation. Many new home buyers do not realize they are entitled to Realtor representation usually at no cost to them. I do not know of any builder that will charge a buyer more for a home if they have a Realtor than if they do not. In fact many times your Realtor can save you money on your new home by knowing what the builder is willing to do and negotiating hard in your behalf.

Even though the new home consultants are great people and I know many of them personally, I always tell my clients to remember they work for the new home builder not them. Their job is to sell every new home and lot In the subdivision at the best price possible for the builder. Your Realtors job is to represent you and your fiduciary interest in the transaction.

The new home consultant is not going to tell you that if the lot for your home in Fishers Indiana backs to a road or power lines it is going to be difficult to sell when you are ready to move. The new home consultant is not likely to warn you when you are picking options for you new home in Westfield, Indiana to not improve your home beyond what the neighborhood will support.

Your Realtor will be with you at the contract signing and ask the questions necessary to help you understand the terms of the agreement you are signing. Your Realtor will encourage an independent inspection of the home before you close on the house. I can tell you that I have reviewed many inspection reports for new construction and I have yet to see one where their were not some defects, a few major.

In summary you are entitled to and should have Realtor representation when you buy or build a home new home in Central Indiana and in almost every case at no cost to you. Sellers are selling!

Indiana Homes for SaleI currently have a couple of buyers looking for a bargain in Zionsville real estate.  There are several opportunities out there, at various price ranges.  The news seems to give us heartburn as we hear about all the Indiana Homes for Sale and Indiana foreclosure makes headlines.  A home in the right condition at the right price still sells!  Sellers should take a good look at their competition and see what is going on with competing Indiana home value so they price theirs accordingly.  Be realistic!  Old wall paper is old wall paper...no matter how expensive it was 15 years ago.  In 2008, I have sold more than one home is less than a week, the sellers were thrilled and so were the buyers.  So what are you waiting for?  Get rid of the old wallpaper!  Give your home a good clean and make sure the windows are clean to capture as much light as possible on these winter days.  Thin out your closets and consider some new knobs on your kitchen cabinets...small details make a world of difference.  As a buyer, keep in mind not only are there deals in Indiana New Home Construction but also resale.  Today's successful resale seller needs to Indianapolis Indiana Homes for Salework a little harder than a few years ago...so does their agent!  Professional pictures, outstanding sales literature, and a sophisticated internet presence make a tremendous difference.  I also send my sellers over to a new construction neighborhood to take a look at current trends...it helps them understand where they stack up, especially since Indiana home value is the topic of so many news commentaries and articles.  A little of preventative maintenance and updating will help protect your home value.   So, partner with a good agent and GET IT SOLD!

A Great Bathroom!New Home builders in Indiana are trying to anticipate what YOU'LL want in a home in the next few years.  What are the trends today?  Indiana New Home Construction offers to-die-for master baths that you'll never want to leave. Fresh Paint!One of the peril's of real estate is continually re-evaluating your own home when you walk in the door at the end of the day.  I was out last week looking at some Geist Homes and realized that my bedrooms could use a boost!  Especially my teenage son's room as he is no longer a first grader!  I called my painter and we are making progress!  The freshness of paint and a few touches is what makes Indiana New Home Construction so appealing!  Builders know how to catch your eye!  Pottery Barn colors, decorator touches...we all love the fresh look of new construction.  I've been looking at quite a bit of Fishers Real Estate recently and find that many sellers are getting the hang of it...and as a result their homes are selling.  I listed and sold a great home in four days...above list price....really!  This home looked great.  Fresh paint, updated touched and the relocation buyers moving to town grabbed it before the other couple who wrote an offer could!
