Get Involved In Indy!

Saturday, January 16, 2010 by Laura Heigl
I often work with clients considering a move to Indianapolis as they are looking at jobs in Indianapolis and as a result will get  many questions regarding the quality of life here.  Although, I was not born and raised here, I feel like nearly twenty years of living here has made me some what of an expert!  For years, I have watched our local residents get involved...in the community, in the state, and in the world.  Philanthropy is alive and well in Indianapolis!  Our local hospitals have opened their doors to surgeon training for developing nations for years.  If you were to peek in one of our operating rooms, you might find a surgeon from Central America getting an education from one of our local surgeons on the specifics of a procedure.

I worked in our local operating rooms for many years  (in medical sales) and as a result, continue to know a fair amount about jobs in Indianapolis in these fields.  So, if you're coming to work in an area hospital...I'd be happy to help you find the right fit for you in regards to Indiana Houses for sale.  In my tenure in the operating room, I often enjoyed interpreting for the surgeons...it was a great way to get involved in local philanthropy.

Real Estate Today Vs. Yesterday

Tuesday, May 5, 2009 by Patty Bender

What's happening in Real Estate right now?

  1. Mortgage rates are at an all time low
  2. Home prices are a steal
  3. $8,000.00 First time homebuyer credit - Who wouldn't want that?

Speaking of Mortgage Rates, take a look at this:

Current Rate Loan Amount    30 Yr. FixedP&IIncome to Qualify
20095.25%$150,000Yes$828/mo$35,000/yr
198116.63%$150,000Yes$2,093/mo$86,700/yr

How were people buying homes back in 80's?   Look at the difference! WOW!

I remember buying my first home in 1981..oops, this might be aging me, oh well. For some reason I don't remember stressing out back then about the mortgage rates, they were what they were.  But, now that I have children who are first time home buyers and who can take advantage of all the options right now I can certainly see how they are going to start out a whole lot better off than I did.

I remember my first home in 1981 was $20,000.  That doesn't sound like much, but for a first time home buyer, not needing much room, and a very handy husband, it was perfect back then.  (I know, it wouldn't buy you much today, add about 95-100% inflation, and you're still looking at a good fixer upper. Thank God for Handy Men!)

Here's how I see this...back in the "olden days" if my first house then was  20k. @ 16.63% interest, we would have been paying about $279 a month. Today, if I were to buy a $20,000 home (it would probably be a yucky mess and we'd want the land only) 20k @ 5.25% interest, that home would cost me about $110 bucks a month. You don't know how much we needed that extra money back then!

WOW!  Indiana houses for sale are CHEAP right now!

Tuesday, January 13, 2009 by Century 21 Scheetz Guest

So, you have a home to sell, you have high hopes your home will sell fast, because of course you have the best home on the block - according to you.

You may have even gone so far as to look for another home, you find one, and you're just "hoping" your home sells quick so you can get the great "deal" on the buy side.

Here's how the thinking usually goes...I have a home to sell in Hamilton County Indiana, actually the home is located in Carmel Indiana. I know my house is the best, we've upgraded everything, certainly this piece of Carmel Real Estate is worth more than that simple little home across the street for sale.

TRUE or FALSE?  FALSE!  It's all about supply and demand, it's about how many Carmel Homes for sale there are currently in the market.  It's also about how quickly you want/need to sell.  IT'S ABOUT PRICING RIGHT! Please listen to your REALTOR! Ask them for the facts.

Below you will see a glimpse of the facts - this data shows you how many Homes are for sale in Hamilton County, between 200k and 300k.  You will see that the Months Supply Of Inventory is 11.1 months. The average days on market for the month of December was around 84 days.

Hamilton County Homes For Sale

Bottom line, Indiana Houses For Sale not only have to be priced "RIGHT" they have to shine...why would someone spend more for your home, when the one down the street or around the corner is just as good but for less.

Don't Forget About Westfield

Monday, January 12, 2009 by Jeff Sheets

Hamilton County Indiana home values remain strong compared to most of the country with Carmel real estate and the Fishers area being the most frequently asked about.  Those are certainly great areas with great schools and amenities and should be considered in anyone's search for a home in Hamilton County.

Home for sale in WestfieldeBut don't forget about Westfield.  There are many fantastic Westfield homes for sale and they are usually more affordable than either Carmel or Fishers.  The schools in Westfield are very good too and the city is doing a wonderful job of adding businesses, park areas and other things that make it a nice place to call home.

Here is just one example of a good value in Westfield.  The home was built by Beazer Homes just last year in a very popular neighborhood called Countryside.  It is in immaculate condition, comes with many, many upgrades, all the stainless steel appliances stay, it is over 3000 sq. ft. and is priced at just over $200,000.  Located just west of US 31 at 161st Street, Countryside is conveniently located near shopping, restaurants, grocery stores and with 31 nearby, you can get where you need to be quickly. You can find out more about this home and others by visiting www.sellwithsheets.com and clicking on my listings.

Relocate to Indiana

Thursday, November 20, 2008 by Susan VanHoosen

It always makes me smile when I run into someone and they ask in a sympathetic voice, "So, how is your business doing?", or "How is the Indianapolis Real Estate Market doing?", or "Are there any jobs in Indianapolis that employees are willing to relocate to Indiana for?" I smile because I understand what the media communicates every day and it's not so pretty. However, one of the great things about living in Indianapolis is that Indiana houses for sale are still considered among the most affordable in the area and our relocation clients are usually thrilled with what our housing market offers, especially when they are moving from tougher markets like Michigan and the East and West Coasts.

Hamilton County Indiana is still one of the "Best Places to Live in America" by many rankings. Indianaplis area companies are still growing and hiring every day and we at SCHEETZ Relocation get to have fun in helping recruit talent to the area on behalf of local companies and show them why it's such a great place to live and work. We see candidates visit Indianapolis for the first time and after our area tour, they are usually more excited about their potential job offer and making the move to Indianapolis than before they arrived.

I smile when asked those questions because I know it's not as bad as it seems and that the Indianapolis real estate market and Indianapolis area companies are doing just fine, and it will only get better!
