Why live in Carmel, Indiana?

Thursday, September 2, 2010 by CaSondra Shim
Carmel, IN statueI moved to Carmel, IN two years ago from out of state and wondered how this new transition would transpire.  We decided on Carmel, IN because it is know for it's top ranked  Carmel/Clay School district and because of it's easy access to Interstate 465. We moved right near the Monon Trail as my husband and I are both avid runners and bikers and the trail provides many miles to enjoy.  And for me I liked the idea of having a smaller community to be apart of.

After two years, I can say that there are many reasons I am glad we choose to live in Carmel, IN.  I love the Downtown Arts District that has brick sidewalks and statues throughout in front of the eclectic shops and art galleries.   I love the small town feel of being able to go the Butcher on Main Street and them be able to call me by name only after a few visits.  Joe's Butcher in Carmel, IN

On the weekends this summer, it was great to walk the Monon trail to go to dinner at local restaurants.  And while at those restaurants be able to sit out side and watch others stroll by on the trail.

If your looking to move to Indiana and have not yet chosen where you are going to live, you might want to check out the Carmel Indiana Real Estate Market, as it is a growing small town that has so much to offer everyone!  The Carmel Real Estate market continues to grow as more people discover this special gem.  Look for yourself at CENTURY 21 Scheetz. I was surprised to find so many beautiful Carmel homes for sale at reasonable prices!

I'm looking forward to many more years discovering even more of what Carmel Indiana  has to offer it's residence.

When it comes to Real Estate .......If It's To Good To Be True - BEWARE!

Thursday, September 2, 2010 by Tracy Hutton
Indianapolis Real Estate isn't sheltered from scams that have been seen around the country.  Right here in Central Indiana we are seeing our fair share.  Be on the look out for these scam artists that are trying to turn some big cash at the expense of many!  Recently there have been reports of the following:

SCAM #1 Vacant Homes, Indianapolis Bank Owned Homes and Vacant Indianapolis Homes for Rent have been one major target.  Fraudulent ads are created for these properties and placed on the Internet on various websites. Typically monthly rental rates are a bargain "too good to be true"!   Innocent people seeking rental properties find these ads and feel they need to act quick so they don't lose out to another renter.  The so called "landlord or homeowner" listed as the contact in the ad poses to be living out of town and says "drive by the house if you like what you see mail me first months rent and security deposit and I will mail you the keys."  Guess What ?  Check gets cashed and keys never show up!  BEWARE

SCAM #2 Buyer pretends that he and his family are relocating to Indiana. He contacts a Realtor via email asking them for help finding Indianapolis Homes for Sale on the Internet.  After viewing homes online they are willing to purchase a home sight unseen.  Typically they have a purchase agreement drawn up then they send a counterfeit check to the Real Estate Brokerage.  The check looks legitimate so they are hopeful that the check will get deposited and before it clears they will have reasons for their move to be canceled or postponed.  They request the deposit/earnest money be returned immediately with the hopes the Brokerage will issue a check before theirs actually is identified and bogus or not cleared. Typically Brokerages are savvy enough to realize this scam before any checks are deposited or refunded. The time energy and effort exhausted by all is a crime in itself!!

Everyone must make sure they are asking the right questions and remember if it's to good to be true its probably ...... BEWARE!!!

Indy's Best Kept Secret

Tuesday, August 31, 2010 by Jessi Bevan

I love Zionsville Real Estate! It reminds me so much of the town I grew up in, even all the Zionsville homes for sale are similar to those in my hometown. This town is so welcoming with its brick street, lots of locally owned merchants, and incredible hospitality.

Whenever my parents come to visit we always have to stop by downtown Zionsville to have a meal at the Friendly Tavern. If you've never been you've got to check it out! It's within walking distance from the Century 21 Scheetz office in Zionsville making it a favorite of mine to grab lunch or for agents to take their clients for a quick bite. I haven't ordered anything that I didn't like; I really recommend trying the pork tenderloin (a Hoosier favorite!) or the apple dumpling with specially made cinnamon ice cream (it's to-die-for!). They even use the chili recipe of the winner of the Zionsville Chili cookoff every year!

If you are looking to relocate to Indiana be sure to check out the Zionsville homes for sale, it's tucked away in northwest Indy-Metro and just 15 minutes from downtown Indy.

A Team Effort from CENTURY 21 Scheetz

Monday, August 30, 2010 by Sarah Harrison
One of the best things about working at CENTURY 21 Scheetz is that whenever someone needs support or advice, there is an entire team of Real Estate Agents and staff who are on the bench and ready to help. Just last week I saw the team in action when Amy W. Corey, an Agent from our  Northside Indianapolis Real Estate office, sent out a company wide email and asked people to stop by one of her listings and give opinions on what can be done to get the home SOLD!

This is common practice at CENTURY 21 Scheetz, but this time it was not only helpful for Amy as the listing agent, but it was fun for all us who attended. It was at one of the many Fishers Homes for Sale.  Amy was looking for advice on this particular home because it is definitely not what you would typically picture when thinking about Fishers Real Estate. Located in Hamilton Proper at 12102 Talon Trace, this one of a kind home is not only architecturally unique; it has a Pacers replica basketball court complete with working timer and locker room!

The CENTURY 21 Scheetz Team all had fun shooting hoops and Amy got a lot of great feedback to take back to her Sellers and some great ideas to help her market this unique home!

When you work with a CENTURY 21 Scheetz Real Estate Agent, you aren’t just getting one person; you have an entire team of people working for you behind the scenes. It doesn’t matter how unique your buying or selling scenario may be… The team at C21 Scheetz has all your Central Indiana Real Estate needs covered.

Fishers is Awesome!

Friday, August 27, 2010 by Ivy Legner

Fishers Homes For Sale
I recently moved to Fishers, Indiana about 1 month ago & have been enjoying everything it has to offer! I moved to the Downtown area of Fishers & love how all the restaurants & shops are within walking distance from my new place. Although I moved into an apartment complex, there are tons of great neighborhoods around this area as well. Fishers Real Estate has tons of great deals & is still ranked as one of the best places to live.

I really enjoyed one restaurant/bar in particular, Chatam Tap, it is new to Fishers with the only other location in Downtown Indianapolis. So, when you come to town looking for Fishers homes for sale, check out Chatham Tap! They had tons of great English dishes on the menu as well as daily drink specials. I really liked the fried pickles! Yum! The restaurant has great soccer decor all over the walls & also offers a patio to enjoy the outdoors while you eat.

Helping you relocate to Indiana - School Resources

Wednesday, August 25, 2010 by Annie Hamilton

Indianapolis Relocation, CENTURY 21 Scheetz Relocation is the single source provider of every aspect of an employee move.

When our relocation coordinators at CENTURY 21 Scheetz Relocation Services work with transferees we ask many questions to help narrow down their desires for an Indianapolis home,  community, lifestyle and schools. The question that comes up more often will be about school resources even if the corporate transferee does not have children. Why you ask? Corporate Transferees are very savvy and understand that Indiana home values and school districts go hand and hand.

One of the most important hurdles that a corporate transferee experiences within the relocation process is not only purchasing a home, but transitioning their children into a new school. Being able to make a decision that is best for the specific academic needs of child from afar can very difficult without the accurate data and resources.

We have found that the data provided by Department of Education  is truly the most accurate data to analyze. Data is provided to school corporations by the Department of Education for use in the Annual Performance Report cannot be altered. School corporations are encouraged, however, to add supplementary information that provides a more complete picture of schools.  The Department of Education provides specific school districts annual school performance reports, growth model, school accountability, school accreditation and state & federal progress ratings.

We also provide additional information in regards for private, homeschool and college & universities; academics quicklinks.

Low Interest Rates Equal Huge Buying Power----But Don't Miss The Opportunity

Wednesday, August 25, 2010 by Richard Lampe
Richard Lampe, Carmel Branch Manager
As of 8-25-2010 a current 30 year mortgage in the Hamilton County Indiana Real Estate market is at 4.25%.  What does this actually mean to a buyer of a new or pre existing home?  Well, it can actually have a significant impact on the price, location and amenities a home buyer can afford versus even one year ago.

Here is a quick analysis of what every 1% increase in a 30 year fixed interest rate on a single family home or condo can do to a home buyers mortgage payment and therefore have a significant effect on what they have in buying power or affordability.

Chart: Principal and Interest Only

$200k Loan @ 4.25%=$983.00
$200k Loan @ 5.25%=$1104.00
$200k Loan @ 6.25%=$1231.00
$200k Loan @ 7.25%=$1365.00

After viewing the chart above it is easy to see that simply waiting to purchase a home because you may feel the housing market may have not yet hit "bottom" could actually cost a buyer much more than buying now even if the home purchased would have a slight correction in price downward.  The difference in this example would cost a buyer $23,000 over 5 years if the home was financed at the lowest rate versus the highest rate in the chart above.

Bottom line is this...don't wait to purchase a new Indianapolis home for sale or Indianapolis condo, you may be waiting to save a few thousand on a house you think could have another price decrease and in the meantime cost yourself much more in payments.

Builder brings new life to Carmel Indiana

Wednesday, August 25, 2010 by Melissa Bartley
When Janet McAdams, a CENTURY 21 Scheetz real estate agent at the Carmel office came to me and showed me this neighborhood, I instantly fell inlove with these cottage homes!

It brought a warm feeling to my heart to know that Casey Land and his team, are bringing back the feel of "home" to Carmel Indiana in a neighborhood called Inglenook. Their bold vision is to create a close-knit community of high quality one and two-story bugalows unlike any other homes for sale in Carmel. Classic American architecture, space-saving floor plans and beautifully landscaped common areas will offer prospective homeowners a unique, sustainable lifestyle.

As you see in these pictures captured by Architect, Ross Chapin of their previous neighborhood development, these Carmel Indiana Homes For Sale will be available in Inglenook of Carmel.

Doesn't it just put a smile on your face when you look at these pictures! It brings back a time and place where everyone knew and loved their neighbors. Shared a cup of sugar and traded flowers from their gardens. I for one can not wait to see this neighborhood unfold.

Monon Trail Delight in Carmel IN

Monday, August 23, 2010 by CaSondra Shim

I just started working at Century 21 Scheetz last week and I can say that I am happy to continue a career in the Real Estate field.  I moved to Carmel, IN, two years ago and worked from my home until last week.  Now, I get the opportunity to meet more people and really get to know Indiana as I explore the Indiana Real Estate market, check out homes for sale, and enjoy highlights of Indiana.

Japanese Gate
Last night as I was taking my daily walk on the Monon Trail, in Carmel, I took a slight detour to check out something new.  To my delight, I found a Japanese Coy pond and water fall. The pond was also filled with lily pads and ducks.  This delight is in the park near the Carmel City Hall located off of Range Line on Civic Center Drive if your driving and just South of Gradle if you are on the Monon Trail.
Japanese good luck

I found this park to be a great place to have a picnic as there are several picnic tables and even a grill. The atmosphere is serene and quiet.  For me it was such a beautiful place to relax.  Japenese bridge in Carmel, IN

So next time your on the Monon Trail, in Carmel, weather you are biking, going for a run or just for a stroll, you will have to check it out.

Carmel Indiana Townhomes For Sale

Tuesday, May 25, 2010 by Jason Engle

I visited a LOT of townhomes this week.  I visited real estate everwhere in Hamilton County Indiana, from Fishers to Noblesville to Carmel.  Of all of real estate for sale that I previewed for my clients, one of the best townhomes that I viewed was a recent new construction all brick two story home that has a one of a kind look both inside and out.

This home is located within the nationally recognized Village of West Clay in highly desirable Carmel, Indiana.  "The Village" offers a variety of home types and architectural styles, making morning and evening strolls entertaining events.  Common ammenities include: multiple swimming pools, countless playgrounds and vast green spaces, stocked ponds, jogging trails, tennis courts community restaurants, dry cleaners, and other small businesses and quick access to Carmel's most popular destinations!

As you can see in this exterior photo that was just
taken today, this property was built with a high level of detail.  The exterior is all brick with beautiful large oversized wood framed windows.  The exterior roofline is accented with an eye catching dental moulding and decorative dormars.  Inside you will find solid maple hardwood flooring in a large living room that gives way to a cooks kitchen and spacious eating area.  You will have plenty of space in this townhome's multiple storage closets and large pantry.  Upstairs sits 2 large bedrooms and 2 full baths each with square footage to make for the most comfortable of arrangements.

Unlike most townhomes that I see regularly, this particular property has a large and very private all brick oudoor patio that is great for gardening & entertaining.  Finally, this home also features a large 2 stall garage with neatly manicured alley access.

New Remodeling Law!

Monday, May 10, 2010 by Laura Heigl
I often have conversations with buyers about buying a "fixer upper" and remodeling when talking about homes for sale in Indiana.  Of course, if you are going to buy Indianapolis land and build...you don't have to worry about this topic!  But...for everyone else...who owns a home built prior to 1978 or is considering remodeling one, you need to know about the new law that went into effect in April.  Even older Geist waterfront homes can have peeling paint issues that now beckons professional attention!  As of April 22, 2010, contractors and professionals have an obligation to follow new federal guidelines to protect all occupants, but in particular...children.  Find these new guidelines and information at 2010leadlaw.com..  The impact of this law is far reaching for contractors, paints, and individuals in the renovation industry as they must be specially trained and this will like cause increased costs for the consumer.  What is important to note is that it doesn't matter if paint is involved or not...this new law applies to all renovations on homes/buildings built prior to 1978.  Contractors can face stiff fines if they do not adhere to the new law!  Take a look now so that you can take this into consideration as you watch late night HGTV and dream about your home projects!  Happy Painting!

Sold! Foreclosed Fishers home, the process was quick and easy

Friday, May 7, 2010 by Jason Engle
When a client of mine asked me to assist him with finding Fishers homes for sale, We quickly went into action.  Initially, we found that there were a lot of options when considering Fishers real estate, but after we starting viewing some of the available listings on Indianapolis' local BLC, we eventually found a diamond in the rough.

Not only did we locate a foreclosure in Fishers at a great price, this particular home was move in ready!  Now, as always, I advise all of my clients to wait until the proper physical inspectxions are complete before declaring victory, but it was obvious that this home was going to be a hot property so would need to act quickly.

Recent comparables easily demonstrated that this home was listed well under the current pricing levels, so coming in with a strong offer was not an issue for a single minute.

I talked my client through his options and how we could structure his offer to be as strong as possibe even though we were NOT a cash offer.  To make a long story short, we won the Fishers foreclosure home in a multi bid situation and my client has a great home with a great equity position in it.

Life after April 30th!

Friday, May 7, 2010 by Lisa Phillips

Carmel Indiana Home For Sale As an Indianapolis Realtor I had no idea what to expect this year with the tax credit.  It was mass panic last week to get buyers into contracts before Friday at midnight.  I was one that was trying to negotiate an offer at the last minute also.  I am thrilled though that I woke up Saturday and had showings scheduled on my listings and had listing appointments for homes for sale in Noblesville and Carmel.  So, for me it is like waking up to a new year in real estate.  Very exciting.  Check out my new listing in Carmel Indiana, 435 Leeds Circle.  Owners of 18 years need to downsize and this great home is looking for a new family! this home is located in Hamilton County Indiana
