I moved to Carmel, IN two years ago from out of state and wondered how this new transition would transpire. We decided on Carmel, IN because it is know for it's top ranked Carmel/Clay School district and because of it's easy access to Interstate 465. We moved right near the Monon Trail as my husband and I are both avid runners and bikers and the trail provides many miles to enjoy. And for me I liked the idea of having a smaller community to be apart of.
After two years, I can say that there are many reasons I am glad we choose to live in Carmel, IN. I love the Downtown Arts District that has brick sidewalks and statues throughout in front of the eclectic shops and art galleries. I love the small town feel of being able to go the Butcher on Main Street and them be able to call me by name only after a few visits.
On the weekends this summer, it was great to walk the Monon trail to go to dinner at local restaurants. And while at those restaurants be able to sit out side and watch others stroll by on the trail.

Be on the look out for these scam artists that are trying to turn some big cash at the expense of many! Recently there have been reports of the following:
SCAM #1 Vacant Homes, Indianapolis Bank Owned Homes and Vacant Indianapolis Homes for Rent have been one major target. Fraudulent ads are created for these properties and placed on the Internet on various websites. Typically monthly rental rates are a bargain "
too good to be true"! Innocent people seeking rental properties find these ads and feel they need to act quick so they don't lose out to another renter. The so called "landlord or homeowner" listed as the contact in the ad poses to be living out of town and says "drive by the house if you like what you see mail me first months rent and security deposit and I will mail you the keys." Guess What ? Check gets cashed and keys never show up!
BEWARE
SCAM #2 Buyer pretends that he and his family are relocating to Indiana. He contacts a Realtor via email asking them for help finding Indianapolis Homes for Sale on the Internet. After viewing homes online they are willing to purchase a home sight unseen. Typically they have a purchase agreement drawn up then they send a
counterfeit check to the Real Estate Brokerage. The check looks legitimate so they are hopeful that the check will get deposited and before it clears they will have reasons for their move to be canceled or postponed. They request the deposit/earnest money be returned immediately with the hopes the Brokerage will issue a check before theirs actually is identified and bogus or not cleared. Typically Brokerages are savvy enough to realize this scam before any checks are deposited or refunded. The time energy and effort exhausted by all is a crime in itself!!
Everyone must make sure they are asking the right questions and remember if it's to good to be true its probably ......

I love Zionsville Real Estate! It reminds me so much of the town I grew up in, even all the Zionsville homes for sale are similar to those in my hometown. This town is so welcoming with its brick street, lots of locally owned merchants, and incredible hospitality.
Whenever my parents come to visit we always have to stop by downtown Zionsville to have a meal at the Friendly Tavern. If you've never been you've got to check it out! It's within walking distance from the Century 21 Scheetz office in Zionsville making it a favorite of mine to grab lunch or for agents to take their clients for a quick bite. I haven't ordered anything that I didn't like; I really recommend trying the pork tenderloin (a Hoosier favorite!) or the apple dumpling with specially made cinnamon ice cream (it's to-die-for!). They even use the chili recipe of the winner of the Zionsville Chili 
cookoff every year!

I recently moved to Fishers, Indiana about 1 month ago & have been enjoying everything it has to offer! I moved to 
the Downtown area of Fishers & love how all the restaurants & shops are within walking distance from my new place. Although I moved into an apartment complex, there are tons of great neighborhoods around this area as well. I really enjoyed one restaurant/bar in particular, Chatam Tap, it is new to Fishers with the only other location in Downtown Indianapolis. So, when you come to town looking for Fishers homes for sale, check out Chatham Tap! They had tons of great English dishes on the menu as well as daily drink specials. Well, it can actually have a significant impact on the price, location and amenities a home buyer can afford versus even one year ago.
Here is a quick analysis of what every 1% increase in a 30 year fixed interest rate on a single family home or condo can do to a home buyers mortgage payment and therefore have a significant effect on what they have in buying power or affordability.

After viewing the chart above it is easy to see that simply waiting to purchase a home because you may feel the housing market may have not yet hit "bottom" could actually cost a buyer much more than buying now even if the home purchased would have a slight correction in price downward. The difference in this example would cost a buyer
$23,000 over 5 years if the home was financed at the lowest rate versus the highest rate in the chart above.
Bottom line is this...don't wait to purchase a new Indianapolis home for sale or Indianapolis condo, you may be waiting to save a few thousand on a house you think could have another price decrease and in the meantime cost yourself much more in payments.

I just started working at
Century 21 Scheetz last week and I can say that I am happy to continue a career in the Real Estate field. I moved to Carmel, IN, two years ago and worked from my home until last week. Last night as I was taking my daily walk on the Monon Trail, in Carmel, I took a slight detour to check out something new. To my delight, I found a Japanese Coy pond and water fall. The pond was also filled with lily pads and ducks. This delight is in the park near the
Carmel City Hall located off of Range Line on Civic Center Drive if your driving and just South of Gradle if you are on the Monon Trail.
I found this park to be a great place to have a picnic as there are several picnic tables and even a grill. The atmosphere is serene and quiet. For me it was such a beautiful place to relax.
So next time your on the Monon Trail, in Carmel, weather you are biking, going for a run or just for a stroll, you will have to check it out.

I often have conversations with buyers about buying a "fixer upper" and remodeling when talking about homes for sale in Indiana. Of course, if you are going to buy Indianapolis land and build...you don't have to worry about this topic! But...for everyone else...who owns a home built prior to 1978 or is considering remodeling one, you need to know about the new law that went into effect in April. Even older Geist waterfront homes can have peeling paint issues that now beckons professional attention! As of April 22, 2010, contractors and professionals have an obligation to follow new federal guidelines to protect all occupants, but in particular...children. The impact of this law is far reaching for contractors, paints, and individuals in the renovation industry as they must be specially trained and this will like cause increased costs for the consumer. What is important to note is that it doesn't matter if paint is involved or not...this new law applies to all renovations on homes/buildings built prior to 1978. As an Indianapolis Realtor I had no idea what to expect this year with the tax credit. It was mass panic last week to get buyers into contracts before Friday at midnight.
