The End Of The Year In Real Estate

Here we are, on the home stretch! Thanksgiving behind us, and the joyous Christmas / Prepare For 2010 Holiday season facing us rather quickly! So, what's a REALTOR to do at the end of the year? Of course there's shopping, preparing meals, decorating the house, entertaining family and friends, you have to wonder if there's really any time left to work.  Besides, "everyone slows down this time of year" I seem to hear over and over.  Hogwash! this is NOT the time to slow down. If you're interested in selling homes in Indianapolis in 2010 then now's the time to prepare for that to happen.

Every dollar you make today results in some action you took 60-90 days ago. With that in mind, what do you think will happen if we take the next 6 weeks off? 

As Mick Scheetz, Broker/Owner of CENTURY 21 Scheetz always says, "Come January, the horses are out of the gate". It's too late to prepare come January, now's the time to prepare!

Here's a plan of action for the next few weeks to ensure you'll be off to a good start come January 1, 2010 for selling Indianapolis real estate.

CONTACTS -
The focus right now needs to be on appointments!
At the very least you should work towards 4 appointments per week!  "4, come on Patty, everyone is busy this time of year". Yes, they are busy and you need to be too! 
  • Call your SOI! Spend one (or more) hour a day making calls
  • Call back leads that have been sitting dormant!
  • Call your neighborhood association and creat an AnnounceMyMove
  • Call back your Instant Info inquries - Heaven knows there are thousands of them
  • Expireds - why are you different than the last guy/gal
  • Contact all of your past clients and explain the extended tax credit benefits
APPOINTMENTS: For every contact made be sure to ask if they know anyone who might be buying or selling in the near future.  Ask for the referrals, ask for the appointment. 
  • Minimum of one appointment per day!
  • Know your stats!  Don't go anywhere without knowing your numbers. Everyone likes to talk real estate. Know what is happening in your market.  Discuss facts, not opinions!
  • PREPARE, PREPARE, PREPARE - Don't wing it! You're better than that!
CONTRACTS:- Remember, what you do today will have a payoff 60-90 days from now!

CLOSINGS: Come 2010, you want to make sure you have a minimum of 1.5 closings a month! More is always better, but this needs to be your minimum goal! This will happen if you begin now!
  • Your contacts and appointments will result in listings by the first of the year!
  • 2 Listings per month minimum goal

Winterizing Your Home  Winterize Your Vacant Indianapolis Home for Sale or Rent

Indianapolis homes for sale and rent are continuing to see activity.  This is great news.
But if your Indianapolis home for sale or rent is going to be vacant over the winter, it is time to winterize. 

Winterization will help prevent costly water damage and repair.  Broken pipes may go undetected until Spring when you or the new homeowner turn on the water to an outside spicket or an indoor fixture that froze and burst.
 
Instead of the trickle of a faucet, you may have your own version of Old Faithful. Where there is water there may be mold.  The repairs needed after water has been in your rental

property or home for sale may wipe out your rental income for the year and greatly reduce your equity when you sell. 

Mike Mueller, President of Nova Home Inspections has seen water damage first hand during home inspections.  This prompted him to offer a Winterization service.

Mike first drains the water heater, and toilet bowls and tanks, and drains.  He then uses an air compressor to blow out the lines.  He also drains water at the meter when possible, (not all meters are accessible) to leave no water between the house and street.  He then uses antifreeze in the toilet tanks and bowls and drains.  In the spring he also offers to "de"winterize homes using his service.

If you do have a water problem, make sure it is professionally taken care of immediately.  Replace carpet, padding, drywall, and any other damage.  A professional will spray for mold to prevent further damage that can go unseen in your walls, but can wick all the way up to your attic.

Protect your real estate investment.  Whether your Indianapolis area home is for sale, your home is for rent, or your home is a part time residence.  We live in a cold weather climate that requires you to be proactive.  Winterize and your home home in Carmel, Westfield, Zionsville, Noblesville or other fine community and it  will be ready to enjoy next Spring!

A Bargain Is Not Necessarily A Steal

So many homes.  So few Buyers.  That is the perception and in some areas, the reality as well.  When looking around at the Indianapolis Real Estate for sale, and matching that data to the current US and Indiana economies, you might think this means many buyers will get a steal when trying to buy property today.  Well, that is true in some cases, but it's not the norm.  There are still many sellers who are trying to improve or down-size their lifestyle, or to move into a new job or job location.  These types of sales don't generally create the pressure sale that one might see when a seller cannot afford their mortgage or who is selling short of funds due to being upside down in their property.

One Indiana Real Estate Agent I know has over 30 properties that have been forclosed on.  That is one agent.  There are many agents with several properties in that situation, however, these are not easy purchases.  They require negotiating and patience as the process moves slow.  Some buyers are not suited for that as they want to move in quick and get done.  In a property that is bank owned or a short sale,  the buyer should expect twice the time and paperwork to get the deal done - if can get done at all.

My point is that many buyers expect a steal today when really they should be looking for what is right for them in budget and hopefully find a bargain that fits their situation.  A bargain is easier to find as there is definitely a deflated market that won't likely remain at these levels.  Never mind that due to job losses, some sellers are willing to give up their perceived equity to avoid getting into a financial bind down the road due to the lost income.  Prices are not currently expected to go lower so one can argue that many houses are at bargain pricing. 

Then there are times that a bargain can be described as a great home at a great price in a great neighborhood.   Not a steal.  No pressure on the sale, but perfect for you, the buyer.

A good example is a property I recently listed.  It is a home that sits near the Pyramids in NW Indianapolis.  See the details below, but also note that the home is in a very nice area for walking or you can enjoy the back wooded lot and deck area.  This Indianapolis home home was constructed 20 years ago and for the right buyers provides a nice place to entertain friends (enclosed deck and large outside deck as well).  The MLS number is  2926262 so take a look.

It's that magical time of year!  The grass is green, the pools are open and the kids are getting out of school.  If you are thinking about real estate in Carmel Indiana or one of our other suburbs, it's a great time to find a home!  Home prices Indianapolis are reasonable and Indianapolis keeps getting rated and one of the most afforadable cities.  I'd have to say it's true!  It'a a great time to relocate to Indianapolis and a great time to find a new home and enjoy the summer in it!  I have clients closing on a great home in Brownsburg in just a couple of weeks and they can't wait to enjoy the pool in their new yard!  There are plenty of wonderful Indiana houses for sale so when you're ready...jump in...the water is perfect!

Growing Opportunities

CENTURY 21 Scheetz had an amazing First Quarter meeting a week or so ago. I can't believe I'm just now writing about it! The good news is this, it's busy! Real Estate is movin' and groovin' in our area!

Tracy Hutton, Vice President at CENTURY 21 Scheetz tell's us what's happening in the market, and what the Growing Opportunities Meeting is all about.   

A lot of information was shared during this event. Many experts from within the CENTURY 21 Scheetz organization, as well as special speakers outside of the organization who joined us for this event.  As you can see from this next video the energy was fantastic, people engaged, and a LOT of discussion taking place


Discussions were taking place throughout the room about Indianapolis homes for sale. One of the tables that was always overflowing with participants was the discussion about Bank Owned Homes in Indianapolis, better known as foreclosures.  Agents were taught the best way to work with the banks when someone is in a short sale situation, as well as the best way to help your client avoid foreclosures. It was fabulous!

Career In Real Estate -Day 10

The final day, and what a day it was. Looking at the photos below gives Graduation Day you a good idea what took place, but I'll walk you through GRADUATION DAY!

Everything that was learned over the past two weeks leads up to this day.  Today is the day when everyone gets the opportunity to show and tell what they've learned. Dressed in their Sunday best, prepared, and a little nervous,  each brand new REALTOR had the opportunity to role play their marketing presentations to a pretend seller.

So many scenarios were presented throughout the day. Scenarios from FSBO, Expireds, to downtown Indianapolis homes, to Carmel real estate, and everything in between, presentations were successfully played out.

Day 8 - Scheetz Advantage

Today was a FUN day! Fun? what was so much fun, you ask? Home Home Inspections, Century 21 ScheetzInspections! Yeah, right! No, really. Each month our new agents always like this day. We don't sit in a room and yack about how to do a home inspection. Nope! We go on a "field trip" and watch a home inspection take place!  Hands-on, that's the best way to learn.  The best way an agent can explain to a seller what will take place during an inspection, is to see one take place.

Following the inspection at an active Indianapolis home for sale, the agents get to practice measuring the home.  Seriously? Of course! How else are you going to learn but to just do it.  Each person, along with their handy dandy tape measure learned how to measure rooms and fill out the BLC/MLS profile sheet.  Lot's of laughs, and chuckles along the way, but all in all everyone was pretty darn good. 

For some people measuring a home is all new to them. Here at CENTURY 21 Scheetz we like everyone to take the on line class that we offer called "The Anatomy Of A House".  We think we know what rooms, beams, door jams, etc are all called, but after taking this on line class we realize how much we don't know.

The other FUN part - Everyone went out to lunch together at Dooley O'Tooles - the After Hours hang out of many of the Carmel Agents. :) Real Estate License Indiana

Day 7 - Scheetz Advantage

Today is a Tuesday, so we started the day with our Business Meeting. Richard Lampe Century 21 Scheetz
Since the New Agent training is currently being held in the Carmel Office Training Room, Richard Lampe, our Carmel Branch Manager, kicked off the Business Meeting sharing the stats about our open houses for the past weekend. It is, however, CENTURY 21 Open House Month Simply register at a CENTURY 21 Open house, or click here to register for an opportunity to win $221,000 towards the purchase of a home.  That's one nice Indianapolis Home if you ask me!!

CONTRACTS & PAPERWORK - will it ever end? :) WE LOVE PAPERWORK! Why? because, when we are doing paperwork we are selling homes in Indianapolis.  YES!

Day 7, one of the thing we covered today was Purchase Agreements.  Sounds boring right? Nope, not at all. Actually, the way Richard Lampe explains the contract, and ensures that all questions are answered, the time goes rather quickly, and everyone starts feeling rather comfortable! They get that "AHA" look, and we love when that look comes over their faces! The "Aha" means, I get it now, I'm feeling it, it's coming together! Aaaah, music to our ears!

Home Warranties today are not only important but pretty close to Home Warranty impossible to sell a home without one. HSA Home Warranty brought us a wonderful Italian Lunch, and explained the ins and outs of the Home Warranty process.  After hearing how the home warranty worked, one of our agents was overheard saying, "as a seller, having a home warranty is a no brainer."  Wow, they catch on quick!  This is such a great class!

OMG - Only a couple more days!  So much to cover, so little time. No fear, our Management Team spends one-on-one coaching time with the agents, and ongoing learning classes.  Learning is never done, and support is always available!

Whenever a CENTURY 21 Scheetz agent lists homes for sale in Indianapolis a Home Warranty is always recommended. It's a safeguard for the sellers, plus, no cost to the seller unless they go to closing!  It really is a "no brainer" Real Estate License Indiana

DAY ONE

CENTURY 21 Scheetz March 2009 Pledge class is FANTASTIC. They are excited to sell Indiana Real Estate. Most of them being lifelong members of the community are familiar with the Indianapolis Real Estate market and are eager to begin helping those looking for Indianapolis homes for sale.


Day one of new agent training brought a lot of noise and excitement as everyone got to know each other.



A lot of discussion about "THE" test. Nervousness was thick. No one really knew what to expect.  Most of the people had just taken their Real Estate License test, they weren't sure what they were in for.Real Estate License Indiana

 

It didn't take long before day one had everyone up front, introducing themselves in the grandest of fashion. I have to say, this is a very funny group of people. Each person was asked to write a book/bio about themselves. The stories we heard made us all laugh. From people's first job ever at "chubby burgers, to their most recent job as a flight attendant, we got to know each other rather quickly.

Extreme Home Makeover Indianapolis Style

WOW- here we go!  The season finale happening right here in Indianapoils Extreme Home MakeoverIndianapolis. CENTURY 21 Scheetz agents and staff will be participating in building a home for a very special family. It's amazing to watch the outpouring of volunteers throughout the city. It's even more amazing to watch how this all comes together and who is in charge of what.

Check back next week and I'll bring you some detailed info of what takes place. Along with some fun photos and video.  

Carmel based company Estridge was chosen to lead the way.  Estridge willIndianapolis Extreme Home Makeover be in the national spotlight this week as they build a brand new home for a family.  The family will be chosen on March 27th, and the Indianapolis episode is slated to be the two hour season finale on May 17th.

In order to volunteer you can go to Estridge's site. It's pretty cool, everything is timed. You can volunteer for certain slots.  The schedule is very impressive.
