SCAM #1 Vacant Homes, Indianapolis Bank Owned Homes and Vacant Indianapolis Homes for Rent have been one major target. Fraudulent ads are created for these properties and placed on the Internet on various websites. Typically monthly rental rates are a bargain "too good to be true"! Innocent people seeking rental properties find these ads and feel they need to act quick so they don't lose out to another renter. The so called "landlord or homeowner" listed as the contact in the ad poses to be living out of town and says "drive by the house if you like what you see mail me first months rent and security deposit and I will mail you the keys." Guess What ? Check gets cashed and keys never show up! BEWARE
SCAM #2 Buyer pretends that he and his family are relocating to Indiana. He contacts a Realtor via email asking them for help finding Indianapolis Homes for Sale on the Internet. After viewing homes online they are willing to purchase a home sight unseen. Typically they have a purchase agreement drawn up then they send a counterfeit check to the Real Estate Brokerage. The check looks legitimate so they are hopeful that the check will get deposited and before it clears they will have reasons for their move to be canceled or postponed. They request the deposit/earnest money be returned immediately with the hopes the Brokerage will issue a check before theirs actually is identified and bogus or not cleared. Typically Brokerages are savvy enough to realize this scam before any checks are deposited or refunded. The time energy and effort exhausted by all is a crime in itself!!
Everyone must make sure they are asking the right questions and remember if it's to good to be true its probably ...... BEWARE!!!

I recently moved to Fishers, Indiana about 1 month ago & have been enjoying everything it has to offer! I moved to the Downtown area of Fishers & love how all the restaurants & shops are within walking distance from my new place. Although I moved into an apartment complex, there are tons of great neighborhoods around this area as well. Fishers Real Estate has tons of great deals & is still ranked as one of the best places to live.
I really enjoyed one restaurant/bar in particular, Chatam Tap, it is new to Fishers with the only other location in Downtown Indianapolis. Before I worked at CENTURY 21 Scheetz, I would not have been able to tell you the first thing about real estate. Real estate was something that I never really put much thought into. At 21 I did not think I would ever try to purchase a home so why be interested in real estate. Almost every day, I figure out something new about Indy, even though I’ve lived here my whole, 26-year-long life. Last week, I discovered the joys of riding the carousel at the Indianapolis Zoo.
My husband and I took some good friends and their 1 year old son to “Animals & All That Jazz”, a jazz concert held on Thursday evenings at the Indy Zoo in the summertime. Of course, being members, we got free tickets to ride the carousel and jumped on the opportunity. While our friends and their little guy carefully sat on “the bench” on the carousel, Husband and I grabbed some animals to ride on. Lucky him, he got the rhino, and I got a horse. When the music started playing, we were taken back to our kindergarten days, where all our problems flew away into the wind, and we found ourselves waving to random grandparents dutifully watching from the sidelines. Around and around, our hair blew in the breeze and our faces lit up with smiles. Once in a while, we looked back to our friends, who seemed to be engrossed in their son…. But we had so much fun! We’ve been to the Indy Zoo probably a hundred times in the past two years with our membership, but this visit tops the cake with that carousel ride.

I attended the Indiana State SHRM Conference a couple of weeks ago where I was approached by many Indiana HR folks with the same question - "I have a key candidate I'm working with and we don't really "do" relocation, but I think we need to offer some type of relocation to get them here, what do you suggest?"
Well, the good news is that Indianapolis home prices are still among the most affordable in the U.S. and Hamilton County Indiana is just one surrounding community that is consistently ranked by Forbes as the "Best Places to Live in America" and "Best Places to Raise a Family". I decided to do something this year, buy my first home. Yes I became a first time homebuyer, I knew this was the time to take advantage of the first time homebuyer tax credit, the incredibly low Indianapolis mortgage rates, and the great home prices in Indianapolis. Like many first time home buyers I had no idea what to expect and didn't realize how much was involved. Now it could have been a very overwhelming experience but thankfully I had Donna Towns, a great Zionsville real estate agent from Century 21 Scheetz. After getting a pre-approval from a local Indianapolis mortgage company, we went out looking at Indianapolis condos for sale. We looked at several that had potential, but it was the last home we were scheduled to see that was the winner. It's funny I read an article after I had an accepted purchase agreement that said shopping for a house is not like shopping for shoes, you shouldn't keep looking after you find the right one. That was completely my experience, I knew when I walked in THAT WAS IT! From the time of the accepted purchase agreement, to the inspection, to the mortgage application and all the other bumps in the road along the way my Century 21 Scheetz agent was fabulous and incredibly patient with me. Time flew by and suddenly I was at the closing table, it didn't even feel real. Now 2 months later I'm still settling in and I know soon my house will really feel like MY home.

As of 8-25-2010 a current 30 year mortgage in the Hamilton County Indiana Real Estate market is at 4.25%. What does this actually mean to a buyer of a new or pre existing home? Well, it can actually have a significant impact on the price, location and amenities a home buyer can afford versus even one year ago.
Here is a quick analysis of what every 1% increase in a 30 year fixed interest rate on a single family home or condo can do to a home buyers mortgage payment and therefore have a significant effect on what they have in buying power or affordability.
After viewing the chart above it is easy to see that simply waiting to purchase a home because you may feel the housing market may have not yet hit "bottom" could actually cost a buyer much more than buying now even if the home purchased would have a slight correction in price downward. The difference in this example would cost a buyer $23,000 over 5 years if the home was financed at the lowest rate versus the highest rate in the chart above.
Bottom line is this...don't wait to purchase a new Indianapolis home for sale or Indianapolis condo, you may be waiting to save a few thousand on a house you think could have another price decrease and in the meantime cost yourself much more in payments.
Recently, I was asked by a friend about the health of the Indianapolis real estate market in general and the Zionsville real estate market specifically. This friend had "heard that Indianapolis real estate is in the dumps, right now". It always amazes me how folks believe all the negative real estate news they read in the paper or hear on the evening news.
In today's Indianapolis Star, a headline would make the reader think that our market had plunged thirty percent this past July - a careful reading of that same article, however, relays the fact that Zionsville area home sales were up 2.2 percent this July. The truth is that it has never been a better time to invest in Indianapolis real estate.
The other day I was out an about on an early Sunday morning enjoying Downtown Carmel, Indiana. The streets were quiet from cars, but people were outside enjoying coffee and doing a little people watching.
As I was walking down the street, taking photos of the lovely downtown I came upon a couple from Chicago visiting for the weekend. They stopped me and asked me about the town, and about Carmel Real Estate. I shared with them some information about the Monon, the Monon Center, and of course about CENTURY 21 Scheetz.
They asked what the average home cost is in Carmel, they were curious as to how it compared to Chicago. They were stunned to find out that the average home price in Carmel is $293,000. They told me that Carmel Indiana Real Estate is so much more affordable than Chicago and you get so much more house for your money! They were curious about Indianapolis Condos and especially interested in Monon and Main Condos. What a real estate steal these are going to be. Back to the couple....they looked at each other with excitement about the affordablity of Carmel Real Estate, and told me that they will be moving to Carmel within the next three months. The June 2010 Market Report of the BLC listing service shows that units sold for the quarter increased 10%. New pendings for April through June are down 5%.
Mortgage notes...
Rates remain extremely low. Today's rate for a 30 year fixed rate mortgage is 4 3/8%. Despite the low rates, mortgage loan activity has decreased by 2.9% through July 9, 2010 as reported in the Indiana Business Journal's Real Estate Weekly e-newsletter.
Rates will definitely not stay this low much longer. If you are thinking about buying or selling a home - there is still time to do so this year and take advantage of attractive home pricing and financing options. For the past two years, it has been difficult to find lenders offering Jumbo mortgages, let alone a jumbo mortgage with an affordable rate. Today, jumbo loans are at their lowest rate since 2003 averaging around 6% for a 30 year loan and as low as 4% for a 5 year ARM. Down payment requirements are usually between 10 and 20 percent of purchase price with good credit.
Those rates are approaching government backed 30 year conventional loans. The low rates make this summer the time to refinance a higher end home or consider a purchase or sale of a luxury home.
