It has been busy for a January in the metro Indianapolis area.  We have buyers out in January looking for Noblesville Houses for Sale, Geist Homes for sale, Westfield Homes for sale and Carmel Homes for Sale.  Why go out in the snow?  Well, with the tax credits that the government has for home ownership, buyers are trying to get a jump on what is on the market.  I have been talking to many sellers on getting their homes on the market now.  Usually we start seeing this sort of traffic in March.  A few great Noblesville homes for sale are 7078 English Oak Drive and 18734 Gretna Green Lane.  Both homes are in excellent move in ready condition.  Both homes are located in the Four Star Hazel Dell elementary school district.

Westfield Home For Sale

Friday was a great day for me.  I was able to close my first listing, a Westfield homes for sale. That doesn't mean I haven't had many other closings throughout the year. Actually it's been a fabulous year for Indianapolis Real Estate. So, when I say that I closed my first listing, I mean that we've closed on the first listing I received as a new REALTOR.  I'm not bragging mind you, since I have had this listing since June 2008.  But considering it was an estate, needed some updating, and was an old farmhouse on an acre, it was a challenging project.  It was the best lesson I could have learned during my first real year as a Indianapolis REALTOR.  It taught me how important it is to have listings based on the amount of sign calls that I received.  I also found out how emotionally charged selling homes can be surrounding a family homestead. Village Farms & Friends

When I was bicycling a number of years ago, one of my favorite routes was to head north on Oak Ridge past 146th in Westfield, Indiana. In a matter of blocks, I cycled past a number of horse pastures.

Last weekend I was taking photos to list one of the last remaining lots in popular Village Farms. There is a clear advantage to taking pictures in a community with available land for sale when there are so many amenities, reflecting the vibrancy of this well-developed community. Where do I begin? Clubhouse? Pool? Lighted Tennis Courts? Trails? Playgrounds? Lake?

My encounter with "Mr. Ed', however, was unexpected. Recalling my bicycling days, I could not resist getting out of my car with my camera, walk to the fence where one of the Village Farms horses was gently grazing, and snap a picture. He literally posed! In fact, he tried to nudge my camera so I would pet him!

Hamilton County Indiana home values remain strong compared to most of the country with Carmel real estate and the Fishers area being the most frequently asked about.  Those are certainly great areas with great schools and amenities and should be considered in anyone's search for a home in Hamilton County.

Home for sale in WestfieldeBut don't forget about Westfield.  There are many fantastic Westfield homes for sale and they are usually more affordable than either Carmel or Fishers.  The schools in Westfield are very good too and the city is doing a wonderful job of adding businesses, park areas and other things that make it a nice place to call home.

Buying New Homes in Indianapolis

New HomeMany people when they buy a home prefer to build or buy new. They love the idea of picking their own cabinets, colors, carpeting and etc. It is an empty palette they can decorate to make the home their own. Whether you are looking for Noblesville houses for sale, or Zionsville homes for sale or Fishers, Carmel or Westfield homes for sale there are numerous choices  for new homes for sale in Indianapolis. We have a wide array of new home builders in Indiana from local custom builders to well known national new home builders.

Not many things can match the excitement of building or buying Geist homes or new homes anywhere in Central Indiana, however many buyers of new homes in Hamilton County and other areas make the mistake of buying their new home without Realtor representation. Many new home buyers do not realize they are entitled to Realtor representation usually at no cost to them. I do not know of any builder that will charge a buyer more for a home if they have a Realtor than if they do not. In fact many times your Realtor can save you money on your new home by knowing what the builder is willing to do and negotiating hard in your behalf.

Even though the new home consultants are great people and I know many of them personally, I always tell my clients to remember they work for the new home builder not them. Their job is to sell every new home and lot In the subdivision at the best price possible for the builder. Your Realtors job is to represent you and your fiduciary interest in the transaction.

The new home consultant is not going to tell you that if the lot for your home in Fishers Indiana backs to a road or power lines it is going to be difficult to sell when you are ready to move. The new home consultant is not likely to warn you when you are picking options for you new home in Westfield, Indiana to not improve your home beyond what the neighborhood will support.

Your Realtor will be with you at the contract signing and ask the questions necessary to help you understand the terms of the agreement you are signing. Your Realtor will encourage an independent inspection of the home before you close on the house. I can tell you that I have reviewed many inspection reports for new construction and I have yet to see one where their were not some defects, a few major.

In summary you are entitled to and should have Realtor representation when you buy or build a home new home in Central Indiana and in almost every case at no cost to you. I Consider myself fortunate to be selling homes in Hamilton County Indiana. Hamilton County was named this year, by Forbes Magazine, as the best county in the United States to raise a family. As they stated in the article "Hamilton County has eight quaint communities, terrific school systems, a short commute and low crime. The average home price of $200,000 is a steal compared with Marin County California's $901,900".

Buying a home in Carmel Indiana gives you access to a great park system, many cultural amenities like the Arts&Crafts District and arguably the best school system in the state.

Buying Fishers Real Estate puts you in, according to Money magazine, one of the 10 best places to live in the country.

Noblesville was a small city before it became a suburb and buying a Noblesville home puts you in a community with a quaint downtown square and access to a large reservoir for recreation.

Buying a Westfield home puts you in an area that is close to all of the shopping and big city amenities but is still largely undeveloped. You may even look out on a horse farm.

Hamilton County Indiana  towns like Cicero, Sheridan, Arcadia and Atlanta give you the opportunity to purchase some acreage and live the rural life close to a major metropolitan area.

The Importance of a Local Realtor

I had an interesting experience this week. A former client referred me to a friend that is looking for Hamilton County Indiana Homes. When I contacted this individual they told me that they did in deed want to look for Carmel or Fishers Real Estate but that they have a friend, who is a new Realtor, in an area 100+ miles North of Indianapolis that has offered to help them. This got me to thinking about the old saying that all Real Estate is local and the importance of working with a Realtor that knows the local market.

Since it was a friend of a friend I did not go into the list of reasons why it is unlikely that this individual can effectively help them find Carmel homes for sale or Westfield homes for sale or Fishers homes for sale and successfully complete the transaction.

As a licensed Realtor in the state of Indiana it is true that this individual can act as an agent in Indianapolis or anywhere else in the State of Indiana for that matter but it will be difficult.

To start with it will be  difficult for this individual, not being a member of our local real estate board, to effectively identify all of the Hamilton County Indiana Homes for sale that most meet the buyers specific criteria.

It will be difficult for this individual to identify the listing Realtor, schedule appointments and gain access to homes in Hamilton County Indiana to show to the buyer.

How much time can this person really devote to the home search if they have to drive over 100 miles each way.

How well can this person answer the buyers questions about shopping, schools, commutes, traffic patterns and etc.

It will be difficult for this agent to determine Carmel or Fishers or Noblesville Indiana Home Values in order to recommend a fair price for the property.

These are just a few of the reasons you need to work with a Realtor that knows the area and that is why I always refer friends to a good local Realtor if I am not familiar with the are where they want to buy or sell.
