Monday, August 30, 2010 by Patty Bender

Indianapolis New Construction OMG… If you’re in the market for a new home, why not go with a brand spankin’ new home.  That’s right; you can have a brand new home built by one the best New Home Builders in Indiana, Ryland Homes. Sometimes new construction can be costly, but Indianapolis new construction by Ryland Homes is not only affordable, it’s quality – let me say that again…it’s QUALITY!

Take Northpoint Village for example…WOW, unbelievable.  The first photo you see to your left is a model called the Bradford. This Bradford model has 4 bedrooms…yep, 4! It even has a fireplace, 2 car garage, and 2 ½ baths. This home has space for everyone. With over 1746 square feet you’ll have room to spread out! The beauty of an Indianapolis new construction home built by Ryland Homes is your own special customization. This home is in the right stage for you to get together with your Ryland Homes REALTOR and make this house your home.

The photo you see to your right is also a Bradford! AND...this home is move in ready. It was a model home so it’s so beautifully decorated. This is a knock your socks off kind of home for the price. This home is over 2600 square feet and has a kitchen that any chef would be excited to work in; it sure makes me want to move right in! It even has a basement! AND…it overlooks a pond! Geesh…you just gotta see it. Check out the virtual tour here!

Indianapolis Relocation - Key Recruitment Strategy

Thursday, August 26, 2010 by Susan VanHoosen
Indianapolis IndianaI attended the Indiana State SHRM Conference a couple of weeks ago where I was approached by many Indiana HR folks with the same question - "I have a key candidate I'm working with and we don't really "do" relocation, but I think we need to offer some type of relocation to get them here, what do you suggest?"

Well, the good news is that Indianapolis home prices are still among the most affordable in the U.S. and Hamilton County Indiana is just one surrounding community that is consistently ranked by Forbes as the "Best Places to Live in America" and "Best Places to Raise a Family". With that said, jobs in Indianapolis can sometimes be challenging to fill when the right candidate needs to be willing to relocate to Indiana.

In today's economic and real estate environment, incenting top talent to relocate in effort to take the business to the next level requires a competitive relocation package as a key recruitment strategy. Relocation IS a key business strategy and HR professionals need a seat at the executive planning table! A well-designed relocation policy is not only critical to talent acquisition, employee engagement and onboarding, but also to employee retention and long-term productivity and growth.

As I follow up with my HR friends from the conference, I am thrilled to be able to help advise and counsel on how they they can become champions in their organizations by streamlining their relocation program and leveraging their job offers to attract the talent they are seeking, while containing costs. A little R&R (Relocation & Recruitment) goes a long way!

First Time Home Buyer

Wednesday, August 25, 2010 by Jessi Bevan
I decided to do something this year, buy my first home. Yes I became a first time homebuyer, I knew this was the time to take advantage of the first time homebuyer tax credit, the incredibly low Indianapolis mortgage rates, and the great home prices in Indianapolis. Like many first time home buyers I had no idea what to expect and didn't realize how much was involved. Now it could have been a very overwhelming experience but thankfully I had Donna Towns, a great Zionsville real estate agent from Century 21 Scheetz. After getting a pre-approval from a local Indianapolis mortgage company, we went out looking at Indianapolis condos for sale. We looked at several that had potential, but it was the last home we were scheduled to see that was the winner. It's funny I read an article after I had an accepted purchase agreement that said shopping for a house is not like shopping for shoes, you shouldn't keep looking after you find the right one. That was completely my experience, I knew when I walked in THAT WAS IT!
From the time of the accepted purchase agreement, to the inspection, to the mortgage application and all the other bumps in the road along the way my Century 21 Scheetz agent was fabulous and incredibly patient with me. Time flew by and suddenly I was at the closing table, it didn't even feel real. Now 2 months later I'm still settling in and I know soon my house will really feel like MY home.

Low Interest Rates Equal Huge Buying Power----But Don't Miss The Opportunity

Wednesday, August 25, 2010 by Richard Lampe
Richard Lampe, Carmel Branch Manager
As of 8-25-2010 a current 30 year mortgage in the Hamilton County Indiana Real Estate market is at 4.25%.  What does this actually mean to a buyer of a new or pre existing home?  Well, it can actually have a significant impact on the price, location and amenities a home buyer can afford versus even one year ago.

Here is a quick analysis of what every 1% increase in a 30 year fixed interest rate on a single family home or condo can do to a home buyers mortgage payment and therefore have a significant effect on what they have in buying power or affordability.

Chart: Principal and Interest Only

$200k Loan @ 4.25%=$983.00
$200k Loan @ 5.25%=$1104.00
$200k Loan @ 6.25%=$1231.00
$200k Loan @ 7.25%=$1365.00

After viewing the chart above it is easy to see that simply waiting to purchase a home because you may feel the housing market may have not yet hit "bottom" could actually cost a buyer much more than buying now even if the home purchased would have a slight correction in price downward.  The difference in this example would cost a buyer $23,000 over 5 years if the home was financed at the lowest rate versus the highest rate in the chart above.

Bottom line is this...don't wait to purchase a new Indianapolis home for sale or Indianapolis condo, you may be waiting to save a few thousand on a house you think could have another price decrease and in the meantime cost yourself much more in payments.

Carmel Indiana Strikes Passion

Thursday, August 19, 2010 by Patty Bender

Downtown Carmel Indiana The other day I was out an about on an early Sunday morning enjoying Downtown Carmel, Indiana. The streets were quiet from cars, but people were outside enjoying coffee and doing a little people watching.

As I was walking down the street, taking photos of the lovely downtown I came upon a couple from Chicago visiting for the weekend. They stopped me and asked me about the town, and about Carmel Real Estate.  I shared with them some information about the Monon, the Monon Center, and of course about CENTURY 21 Scheetz.

They asked what the average home cost is in Carmel, they were curious as to how it compared to Carmel, Indiana Chicago. They were stunned to find out that the average home price in Carmel is $293,000. They told me that Carmel Indiana Real Estate is so much more affordable than Chicago and you get so much more house for your money! They were curious about Indianapolis Condos and especially interested in Monon and Main Condos.  What a real estate steal these are going to be.  CENTURY 21 Scheetz is excited to be marketing this project. If you are curious about Monon and Main Condos, GREAT Carmel Indiana Real Estate, please give us a call. We've got the scoop!

Back to the couple....they looked at each other with excitement about the affordablity of Carmel Real Estate, and told me that they will be moving to Carmel within the next three months. We exchanged business cards and said we would keep in touch. I've regularly been sending updates about the Carmel market in order to keep them well informed.  I can't wait to help them find their dream home!

Most Improved Housing Markets 2010

Monday, July 26, 2010 by Julia Evinger
All is not lost in the residential real estate market!  Bloomberg Businessweek ranked Indianapolis-Carmel Indiana as #18 of the most improved residential real estate markets.

Indianapolis Photo from Bloomberg BusinessweekMore good news...

The June 2010 Market Report of the BLC listing service shows that units sold for the quarter increased 10%.  New pendings for April through June are down 5%.

Mortgage notes...

Rates remain extremely low.  Today's rate for a 30 year fixed rate mortgage is 4 3/8%.
Despite the low rates, mortgage loan activity has decreased by 2.9% through July 9, 2010 as reported in the Indiana Business Journal's Real Estate Weekly e-newsletter.

Rates will definitely not stay this low much longer.  If you are thinking about buying or selling a home - there is still time to do so this year and take advantage of attractive home pricing and financing options.  Call me, Julia Evinger, at Century 21 Scheetz, to get current market information about your home's worth.  I will also run comparables in neighborhoods you are considering a purchase.

Jumbo Mortgage Rates in Indianapolis

Wednesday, July 14, 2010 by Julia Evinger

Jumbo Mortgages are Back!

For the past two years, it has been difficult to find lenders offering Jumbo mortgages, let alone a jumbo mortgage with an affordable rate.  Today, jumbo loans are at their lowest rate since 2003 averaging around 6% for a 30 year loan and as low as 4% for a 5 year ARM.  Down payment requirements are usually between 10 and 20 percent of purchase price with good credit.

Those rates are approaching government backed 30 year conventional loans.  The low rates make this summer the time to refinance a higher end home or consider a purchase or sale of a luxury home.

Contact one of these fine lenders for more information about rates:

Sold! Foreclosed Fishers home, the process was quick and easy

Friday, May 7, 2010 by Jason Engle
When a client of mine asked me to assist him with finding Fishers homes for sale, We quickly went into action.  Initially, we found that there were a lot of options when considering Fishers real estate, but after we starting viewing some of the available listings on Indianapolis' local BLC, we eventually found a diamond in the rough.

Not only did we locate a foreclosure in Fishers at a great price, this particular home was move in ready!  Now, as always, I advise all of my clients to wait until the proper physical inspectxions are complete before declaring victory, but it was obvious that this home was going to be a hot property so would need to act quickly.

Recent comparables easily demonstrated that this home was listed well under the current pricing levels, so coming in with a strong offer was not an issue for a single minute.

I talked my client through his options and how we could structure his offer to be as strong as possibe even though we were NOT a cash offer.  To make a long story short, we won the Fishers foreclosure home in a multi bid situation and my client has a great home with a great equity position in it.

Buying a Duplex as your first home

Sunday, March 21, 2010 by Creamer-Elson Team
There are so many reason why it is a great financial decision to purchase an duplex or as we call them in Central Indiana 'double' as your first home.  You get all the advantages of homeownership, with the additional benefits of investment in real estate.  You are also able to use the additional rent income to qualify for the purchase. Collect rent to help make your mortgage payment.  In Indiana, you will also recieve the homestead exemption on the entire property giving you a lower tax rate on your rental!  Finally, the tax advantages of home ownership are doubled with the purchase of a double! It's a great time to buy an Indianapolis Home For Sale, or a Duplex in Indianapolis!

For another month, you will also be eligiable for the first time home buyer tax credit even if you buy a double!  Two for the price of one with a tax credit, now that is a great investment!

For your first home, next home or your dream home start with a call to John Creamer @ 250-5646.  With over 23 years of experience in selling, you will be in good hands.

Living and Enjoying Geist Reservoir

Wednesday, January 20, 2010 by Neal Group

Geist Reservoir is a Reservoir man made out of Fall Creek in Northeast Indianapolis and Southeast Fishers, Indiana. The area is home to many Indiana local celebrities, politicians, and professional athletes. As a East Fishers Resident myself, I enjoy all Geist Reservoir has to offer. There is a marina and a waterfront Restaurant named Bella Vita. The public marina has boat slip rentals that run from approximately $1200-$2500 a season. Since I do not live directly on the lake, I have leased a slip here for over three years and enjoy it very much. I typically put my boat in April and take it out in the end of October every year. On the lake you can enjoy skiing, wakeboarding, fishing, and just taking a casual boat ride around the lake. Bella Vita serves Italian/Seafood American food and is very good. There are several other bars and restaraunts in the marina area including Puccinis and Eddy's as well. For non boaters there are many walking trails and other attractions such as rolling hills and wooded areas to be enjoyed by all.

For Indianapolis Indiana Homes for sale Geist has many opportunities. The most expensive currently available is over 11,000 sq ft for over 3.7 million. The lowest priced home on the lake is priced around $320,000 and it is in the Intracoastal of Geist section. There are many Indianapolis condos on the market as well starting at $235,000 in Shorewalk to approxmately $600,000 in Marina Village. There are still several lots available to build the home of your dreams as well. Homes on the main body of the lake tend to be more expensive and homes on the coves are less. Several of my client's prefer the coves for they are quieter during the boating season due to the coves being "no wake zones". The views on mainbody are hard to beat and with Real Estate prices being reduced significantly in the current buyer's market there are many options to choose from. If you are looking to live near the lake but not on it there are many less expensive options as well with some have deeded boat docks.

I am an expert Geist Realtor and I would be personally happy to show you homes anytime or answer any questions you have about the area and Indianapolis Real Estate for Sale. We sell many homes in the area and represent many buyers in purchasing homes as well. Myself and my group are available anytime at 317-513-7695 or 317-679-0108 or you can email us at aneal@c21scheetz.com  In the warmer months we give boat tours of the lake as well for our Real Estate clients. If you currently own a home you can also call me, Andrew Neal with The Andrew Neal Group at CENTURY 21 Scheetz anytime at 317-513-7695, and I would be happy to give you an approximate value of your home.  You can also visit us on the web at www.DealwithNeal.com.

Buying your first home-Tax Credit helps

Wednesday, January 13, 2010 by Creamer-Elson Team
When buying your first home, there is a lot to consider, but one of the first steps is to find a REALTOR who understands neighborhoods and Indiana home values.  For example, I, John Creamer, specialize in buying homes in Indianapolis Meridian-Kessler, Broad Ripple homes for sale, Wasington Township, Carmel Indiana or Fishers real estate.  Home prices Indianapolis may be tough to understand, but working with an experience REALTOR will remove the risk of not understanding what is a fair price.  Your first home, next home or your dream home call John Creamer (317)250-5646 or jcreamer@c21scheetz.com and start packing!
