I attended the Indiana State SHRM Conference a couple of weeks ago where I was approached by many Indiana HR folks with the same question -
"I have a key candidate I'm working with and we don't really "do" relocation, but I think we need to offer some type of relocation to get them here, what do you suggest?"
Well, the good news is that
Indianapolis home prices are still among the most affordable in the U.S. and Hamilton County Indiana is just one surrounding community that is consistently ranked by Forbes as the "Best Places to Live in America" and "Best Places to Raise a Family". With that said, jobs in Indianapolis can sometimes be challenging to fill when the right candidate needs to be willing to relocate to Indiana.
In today's economic and real estate environment,
incenting top talent to relocate in effort to take the business to the next level requires a competitive relocation package as a key recruitment strategy. Relocation IS a key business strategy and HR professionals need a seat at the executive planning table! A well-designed relocation policy is not only critical to talent acquisition, employee engagement and onboarding, but also to employee retention and long-term productivity and growth.

As of 8-25-2010 a current 30 year mortgage in the Hamilton County Indiana Real Estate market is at 4.25%. What does this actually mean to a buyer of a new or pre existing home? Well, it can actually have a significant impact on the price, location and amenities a home buyer can afford versus even one year ago.
Here is a quick analysis of what every 1% increase in a 30 year fixed interest rate on a single family home or condo can do to a home buyers mortgage payment and therefore have a significant effect on what they have in buying power or affordability.

After viewing the chart above it is easy to see that simply waiting to purchase a home because you may feel the housing market may have not yet hit "bottom" could actually cost a buyer much more than buying now even if the home purchased would have a slight correction in price downward. The difference in this example would cost a buyer
$23,000 over 5 years if the home was financed at the lowest rate versus the highest rate in the chart above.
Bottom line is this...don't wait to purchase a new Indianapolis home for sale or Indianapolis condo, you may be waiting to save a few thousand on a house you think could have another price decrease and in the meantime cost yourself much more in payments.
I visited a LOT of townhomes this week. I visited real estate everwhere in Hamilton County Indiana, from Fishers to Noblesville to Carmel. When a client of mine asked me to assist him with finding Fishers homes for sale, We quickly went into action. Initially, we found that there were a lot of options when considering Fishers real estate, but after we starting viewing some of the available listings on Indianapolis' local BLC, we eventually found a diamond in the rough.

As an Indianapolis Realtor I had no idea what to expect this year with the tax credit. It was mass panic last week to get buyers into contracts before Friday at midnight. It is not surprising with what is going on in today's market that Indianapolis REALTORS get many requests for Indianapolis Houses for Rent to Own. It can be very beneficial to both seller and buyer if the terms can be agreed upon and turns into a win-win for both. Many times prospective buyers have a year out for financing due to the tightening of the banks credit requirements for example. Many buyers/tenants do not want to have to move again in a year and really want to find the perfect home right now. Sellers need to get a contract to either move or stop paying for a vacant home. With a rent to own option, or otherwise known as a lease option purchase the buyer gives the seller an amount of money known as option money. This money goes towards the agreed upon purchase amount and is non-refundable if the buyer cannot or will not purchase the home. This forces the buyer to have some money invested in the final outcome. Both parties sign a purchase agreement and lease. Both these contracts protect the buyer and seller and landlord and tenant. Geist Reservoir is a Reservoir man made out of Fall Creek in Northeast Indianapolis and Southeast Fishers, Indiana. The area is home to many Indiana local celebrities, politicians, and professional athletes. As a East Fishers Resident myself, I enjoy all Geist Reservoir has to offer. There is a marina and a waterfront Restaurant named Bella Vita. The public marina has boat slip rentals that run from approximately $1200-$2500 a season. Since I do not live directly on the lake, I have leased a slip here for over three years and enjoy it very much. I typically put my boat in April and take it out in the end of October every year. On the lake you can enjoy skiing, wakeboarding, fishing, and just taking a casual boat ride around the lake. Bella Vita serves Italian/Seafood American food and is very good. There are several other bars and restaraunts in the marina area including Puccinis and Eddy's as well. For non boaters there are many walking trails and other attractions such as rolling hills and wooded areas to be enjoyed by all.
For Indianapolis Indiana Homes for sale Geist has many opportunities. The most expensive currently available is over 11,000 sq ft for over 3.7 million. The lowest priced home on the lake is priced around $320,000 and it is in the Intracoastal of Geist section. There are many Indianapolis condos on the market as well starting at $235,000 in Shorewalk to approxmately $600,000 in Marina Village. There are still several lots available to build the home of your dreams as well. Homes on the main body of the lake tend to be more expensive and homes on the coves are less. Several of my client's prefer the coves for they are quieter during the boating season due to the coves being "no wake zones".
