The Ice is FINALLY Melting - are YOU ready!?

Thursday, March 4, 2010 by Andy Sheets
As a resident of Morse Reservoir in Noblesville, the ice on Morse Lake can not melt fast enough.  With temperatures forecasted to be in the low 50's over the weekend, the "thawing out" period on Morse Reservoir and Geist Lake will be completed very soon.  For owners of Morse and Geist waterfront homes, the spring ritual of de-winterizing boats, power washing docks and re-attaching boat lift covers are just a few of the required tasks before boating season anCicero Homes for Sale - view of Morse Reservoird water sports weather truly arrives.  This is a great time to be looking at Geist waterfront homes for sale or Morse waterfront homes for sale in Hamilton County Indiana.  One of many Noblesville and Cicero homes for sale on Morse Reservoir is this 3,200 square foot home with gorgeous panoramic water views (pictured).  As mentioned previously, I also offer waterfront home tours by Boat on both Morse Reservoir and Geist Reservoir.  To discuss Geist homes
for sale or excellent Morse Lakefront home opportunities, please call this Hamilton County Waterfront Realtor at 317-373-3434 or check out my website at AndySheetsHomes.com

Indy Boat Show Means it's Almost Spring!

Thursday, February 25, 2010 by Andy Sheets
With it currently snowing outside as I type, it's hard to imagine that Spring is just around the corner.  To further prove this fact, the Indianapolis Boat (Sport and Travel) Show is currently under way at the Indianapolis Fair Grounds (February 19-28, 2010).   As a resident of Morse Reservoir in Noblesville, the Boat Show gives me a really bad case of Spring fever knowing that boating season and water sports weather is really just around the corner.   My family really enjoys living on the water.  With opportunities to "float" (boat) over to Wolfie's Waterfront Grill (waterfront restaurant on Morse) for dinner and so many other great water activities to enjoy, living on the lake feels like you're always on vacation during the Summer months!
This is truly a great time to be looking at Geist waterfront homes for sale or Morse waterfront homes for sale in Hamilton County Indiana.  A few examples of current great buys that are Cicero and Noblesville Homes on Morse Lake include a 2 bedroom, 2.5 bath Condo with a deeded boat dock for only $129,900,  a 3 bedroom, 2.5 bath Condo with a deeded boat dock listed at $169,900  and a 4 bedroom, 3 bath waterfront home listed for only $369,900!
As soon as the ice thaws, I also offer waterfront home tours by boat on both Morse Reservoir and Geist Reservoir.  A lakefront homes tour by boat gives you a great feel for the lake(s) if you are not very familiar with that particular body of water.  To discuss Geist homes for sale or excellent Morse Lakefront home opportunities, please give me a call at 317-373-3434 or check out my website at AndySheetsHomes.com

Indianapolis Houses for Rent to Own

Friday, February 19, 2010 by Lisa Phillips

It is not surprising with what is going on in today's market that Indianapolis REALTORS get many requests for Indianapolis Houses for Rent to Own.  It can be very beneficial to both seller and buyer if the terms can be agreed upon and turns into a win-win for both.  Many times prospective buyers have a year out for financing due to the tightening of the banks credit requirements for example.  Many buyers/tenants do not want to have to move again in a year and really want to find the perfect home right now.  Sellers need to get a contract to either move or stop paying for a vacant home.  With a rent to own option, or otherwise known as a lease option purchase the buyer gives the seller an amount of money known as option money.  This money goes towards the agreed upon purchase amount and is non-refundable if the buyer cannot or will not purchase the home.  This forces the buyer to have some money invested in the final outcome.  Both parties sign a purchase agreement and lease.  Both these contracts protect the buyer and seller and landlord and tenant.   If you need any more information on homes that offer this type of financing please contact me at lphillips@c21scheetz.  This great home on the east side of Indianapolis is offering this type of financing.

Wednesday, January 20, 2010 by Neal Group

Broad Ripple is located in North section of Indianapolis in Marion County and has many Indianapolis Properties. Many have basements and the homes are older with a lot of character. Living and Enjoying Geist Reservoir

Wednesday, January 20, 2010 by Neal Group

Geist Reservoir is a Reservoir man made out of Fall Creek in Northeast Indianapolis and Southeast Fishers, Indiana. The area is home to many Indiana local celebrities, politicians, and professional athletes. As a East Fishers Resident myself, I enjoy all Geist Reservoir has to offer. There is a marina and a waterfront Restaurant named Bella Vita. The public marina has boat slip rentals that run from approximately $1200-$2500 a season. Since I do not live directly on the lake, I have leased a slip here for over three years and enjoy it very much. I typically put my boat in April and take it out in the end of October every year. On the lake you can enjoy skiing, wakeboarding, fishing, and just taking a casual boat ride around the lake. Bella Vita serves Italian/Seafood American food and is very good. There are several other bars and restaraunts in the marina area including Puccinis and Eddy's as well. For non boaters there are many walking trails and other attractions such as rolling hills and wooded areas to be enjoyed by all.

For Indianapolis Indiana Homes for sale Geist has many opportunities. The most expensive currently available is over 11,000 sq ft for over 3.7 million. The lowest priced home on the lake is priced around $320,000 and it is in the Intracoastal of Geist section. There are many Indianapolis condos on the market as well starting at $235,000 in Shorewalk to approxmately $600,000 in Marina Village. There are still several lots available to build the home of your dreams as well. Homes on the main body of the lake tend to be more expensive and homes on the coves are less. Several of my client's prefer the coves for they are quieter during the boating season due to the coves being "no wake zones". The views on mainbody are hard to beat and with Real Estate prices being reduced significantly in the current buyer's market there are many options to choose from. If you are looking to live near the lake but not on it there are many less expensive options as well with some have deeded boat docks.

I am an expert Geist Realtor and I would be personally happy to show you homes anytime or answer any questions you have about the area and Indianapolis Real Estate for Sale. We sell many homes in the area and represent many buyers in purchasing homes as well. Myself and my group are available anytime at 317-513-7695 or 317-679-0108 or you can email us at aneal@c21scheetz.com  In the warmer months we give boat tours of the lake as well for our Real Estate clients. If you currently own a home you can also call me, Andrew Neal with The Andrew Neal Group at CENTURY 21 Scheetz anytime at 317-513-7695, and I would be happy to give you an approximate value of your home.  You can also visit us on the web at www.DealwithNeal.com.

Carmel Indiana 4th of July Parade

Tuesday, July 7, 2009 by Lisa Phillips

CENTURY 21 Scheetz One of the things that make Century 21 Scheetz special is the extra community "stuff."  We as Indianapolis real estate agents get the opportunity to help with many fundraisers that give back to the community that we serve in selling Hamilton County Indiana Homes.  That is why the Carmel 4th of July parade is such a fun family event.  My children see me out helping people buy and sell homes and it does take alot of "their time."  They understand that this is what I have to do right now..but it was good for them to be able to go out on the parade route and be included in another side of our business.  They got to pass out candy and feel like they were helping.  All the young girls got together and made a cheer to promote Century 21 Scheetz.  It was great to see them on the float and enjoying themselves on a misty 4th of July parade.

A Bargain Is Not Necessarily A Steal

Thursday, July 2, 2009 by Mark Mills
So many homes.  So few Buyers.  That is the perception and in some areas, the reality as well.  When looking around at the Indianapolis Real Estate for sale, and matching that data to the current US and Indiana economies, you might think this means many buyers will get a steal when trying to buy property today.  Well, that is true in some cases, but it's not the norm.  There are still many sellers who are trying to improve or down-size their lifestyle, or to move into a new job or job location.  These types of sales don't generally create the pressure sale that one might see when a seller cannot afford their mortgage or who is selling short of funds due to being upside down in their property.

One Indiana Real Estate Agent I know has over 30 properties that have been forclosed on.  That is one agent.  There are many agents with several properties in that situation, however, these are not easy purchases.  They require negotiating and patience as the process moves slow.  Some buyers are not suited for that as they want to move in quick and get done.  In a property that is bank owned or a short sale,  the buyer should expect twice the time and paperwork to get the deal done - if can get done at all.

My point is that many buyers expect a steal today when really they should be looking for what is right for them in budget and hopefully find a bargain that fits their situation.  A bargain is easier to find as there is definitely a deflated market that won't likely remain at these levels.  Never mind that due to job losses, some sellers are willing to give up their perceived equity to avoid getting into a financial bind down the road due to the lost income.  Prices are not currently expected to go lower so one can argue that many houses are at bargain pricing.

Then there are times that a bargain can be described as a great home at a great price in a great neighborhood.   Not a steal.  No pressure on the sale, but perfect for you, the buyer.

A good example is a property I recently listed.  It is a home that sits near the Pyramids in NW Indianapolis.  See the details below, but also note that the home is in a very nice area for walking or you can enjoy the back wooded lot and deck area.  This Indianapolis home home was constructed 20 years ago and for the right buyers provides a nice place to entertain friends (enclosed deck and large outside deck as well).  The MLS number is  2926262 so take a look.

This lovely 2 Bedroom / 2 bath home sits on a beautiful wooded lot. It also features an enclosed breezeway and ample open deck.  The living room  fireplace and bar w/sink make this home perfectly suited for entertaining and comfort.  The den/TV room is complete with built-in book case.  The large master suite has a sitting area, walk-in closet and a bath with full shower and skylight.

From Michigan St., Go East on 86th Street to Colby. Go Left on Bernard and angle right onto Clemson. Turn left on West Point Place Cul de Sac, home is on the right.

Enjoy the rest of the Summer and I hope you find the home of your dreams at a great price!

So we sold our home...

Tuesday, June 23, 2009 by Lisa Phillips
I have been blessed with clients that have been committed to selling their Hamilton County Indiana Homes.  They painted, put new carpet in, and even filled up a portable storage unit to get rid of excess furniture and out of season items.  So...now we are in a race to get them the perfect home where they want it.  With most lenders and builders requiring that you have sold your occupied home before loaning on a new one has put sellers in a strange position.  They really cannot commit to finding their next home until theirs has sold, and then they are in a race to buy their next home when it does sell.   I know that a lot of the media has been negative about home sales and the housing market in general.  But this pass month I have been in situations with multiple offers on the table.  If you need help in addressing these problems please give me a call at 317.814.8216 or email me at lphillips@c21scheetz.com

A Day Spent Looking at Hamilton County Indiana Homes!

Friday, May 29, 2009 by Laura Heigl
I had a great day with some buyers getting to know Indy this week.  We spent the fay lookin at Hamilton County Indiana homes.  They wanted to get to know Geist homes and the understand the nuances being living on an inlet, a full body view, boat slips, and what made one home a good buy verus another.  We took a look at more than one dozen Geist homes for sale and I am confident they are leaving town with a better understanding about Indiana homes for sale.  They are about to be empty nesters, so this home is going to be 'all about the two of them'...what a delight...their enthusiasm is contagious!  There is plenty of inventory to consider and once again, price and condition really play off each other.  Mr. Buyer (a goofy real estate term) noticed that many homes could use a little love and attention for the price point.  Mr. and Mrs. Seller...put your best foot forward!  While the agent fiddles with the lock box, the buyers take it all in, and they notice weeds and trim that needs to be painted!  Even when you have fantastic water views like the picture above...your home needs to show pride of ownership and "move in  condition."  Gorgeous sunny days like ahead and the time is perfect to get out there and find the perfect home...enjoy!

Sometimes you need to go inside!

Tuesday, May 26, 2009 by Lisa Phillips

I have clients that have a wonderful home for sale in Westfield Indiana at 2404 Corsican Circle.  The interior amenities would be found in a designer model home.  I would love to have the sink that they have in their guest bath.  Travertine stone throughout the kitchen and African maple floors too.  The problem I come across in marketing this Hamilton County Indiana homes is that it is really hard to get the feel of the amenities from the pictures.  We hired a professional photographer to take the pictures but I really think that you are only going to get the feel of the property by walking through it.  As great as the Internet has become of instant information and allowing clients to see the whole house inside and out..sometimes you just got to go inside.  For more information on this fabulous listing contact me at 317.814.8216 or lphillips@c21scheetz.com

Career In Real Estate -Day 10

Sunday, April 12, 2009 by Patty Bender
The final day, and what a day it was. Looking at the photos below gives Graduation Day you a good idea what took place, but I'll walk you through GRADUATION DAY!

Everything that was learned over the past two weeks leads up to this day.  Today is the day when everyone gets the opportunity to show and tell what they've learned. Dressed in their Sunday best, prepared, and a little nervous,  each brand new REALTOR had the opportunity to role play their marketing presentations to a pretend seller.

So many scenarios were presented throughout the day. Scenarios from FSBO, Expireds, to downtown Indianapolis homes, to Carmel real estate, and everything in between, presentations were successfully played out.

The management team who participated today felt like proud parents Century 21 Scheetz Managementwatching their children soar! "I love this day" said Tracy Hutton, Vice President of CENTURY 21 Scheetz. "It's such a great learning experience, and helps us all learn from each other. It also reminds us how much value we offer and how to express that value"

Congratulations to each of our REALTORS who successfully achieved each challenge presented to them today, kept their wits about them, and confidently presented their value as a CENTURY 21 Scheetz REALTOR.

We are excited to see you build your business and begin selling homes in Indianapolis and surrounding counties.

NOW, GO!  The skies the limit for each and every one of you!!  Your ongoing coaching sessions will ensure you stay on track and you reach your personal business goals.

Career In Real Estate -Day 6

Wednesday, April 8, 2009 by Patty Bender

Day 6 Scheetz Advantage

The bright shiny Monday morning started out by talking about the Open House Century 21 successful open houses held over the weekend.  Each of the new agents held an open house.  AWESOME!
There's good news and bad news...First the good...a couple of the new agents established a relationship with buyers and are scheduled to go out and show them homes for sale in Indianapolis.  The bad news, it was a very stormy Sunday afternoon. Rain, lightning, and wind!  You would think that would keep people away, right? WRONG! Everyone had people come through.  I like to end on a good note, so here it is. Nearly 90 open houses were held throughout the Indianapolis market area by CENTURY 21 Scheetz agents. That's a lot of open houses, and a lot of opportunity for someone in the Indianapolis market to win $221,000 towards the purchase of their new home. Learn all about how you can win! We even heard that Arlene Janicki-Raby held an open house, one person came through, and wrote an offer!  Can't ask for a better Sunday than that now can you?

OK, on to day 6!  What happened today, I know you're dying to know!
CENTURY 21 Scheetz is known throughout the Indianapolis market area as the leaders in Real Estate Technology!  We are proud of that role, and honored to lead the way. So, day 6 was all about technology.

"It's great to see so many of our new agents coming in to the business with laptops, smart phones, and familiar with social media" said Patty Bender, General Manager at CENTURY 21 Scheetz. "It sure makes our job easier, and the agents job a lot easier"

There's always a little bit of overwhelm on a day like today.  The tools, resources, and technology provided to agents at CENTURY 21 Scheetz is so much, it's like drinking water from a fire hydrant - But it's exciting, and everyone is eager and jumping in head first!

Our agents are feeling GREAT! We have agents in Greenwood, feeling motivated to sell Greenwood Indiana Real Estate, and all the way on the other side of town the North side agents are ready to market Carmel Homes for sale, or Hamilton County Indiana Homes.  Go TEAM!!!

So, we have to negotiate THAT?

Wednesday, March 4, 2009 by Lisa Phillips
Noblesville Home For Sale In a recent sale of my listing in Noblesville Indiana real estate, we had to negotiate three times.  Now, you might be asking yourself why three times..after you have an accepted purchase agreement you are done, right?  NO, not in this day and age and current market.  True that you negotiate price, terms, when the closing will happen, on the purchase agreement..but then comes the inspection and the appraisal.

  • What happens when the inspection report comes back with numerous repairs that maybe the seller cannot make but the buyer demands?
What happens to the contract if that happens?
  • At time of inspection the buyer should have already given their earnest money to the listing agent...so what now?

In my Noblesville Indiana real estate home, I had suggested that my clients do a pre-inspection since they were building another Hamilton County Indiana Home.  So we knew that our inspection negotiation was going to be minimal.  But, unfortunately, a year prior their radon level was not of concern but during the inspection of the purchase the level was too high.   So as we were in discussions on that item, the appraisal came back lower than the purchase price.  So we had to negotiate the inspection items and appraisal price 5 days prior to closing.  Luckily, we ended this in a win-win.  My clients had been prepared and informed of all the things that could happen on each step.

This is why it is imperative in this market to deal with a knowledgeable Indianapolis Realtor that is working full-time to represent you!  For more information on how I can help you with your negotiations please contact me at 817.814.8216 or Email Lisa Phillips
