What's happening with the local real estate market? Are Indianapolis homes for sale actually selling? What's happening with home prices Indianapolis? Day 6 Scheetz Advantage

The bright shiny Monday morning started out by talking about the Open House Century 21 successful open houses held over the weekend.  Each of the new agents held an open house.  AWESOME! 
There's good news and bad news...First the good...a couple of the new agents established a relationship with buyers and are scheduled to go out and show them homes for sale in Indianapolis.  The bad news, it was a very stormy Sunday afternoon. Rain, lightning, and wind!  You would think that would keep people away, right? WRONG! Everyone had people come through.  I like to end on a good note, so here it is. Nearly 90 open houses were held throughout the Indianapolis market area by CENTURY 21 Scheetz agents. That's a lot of open houses, and a lot of opportunity for someone in the Indianapolis market to win $221,000 towards the purchase of their new home. Learn all about how you can win! We even heard that Arlene Janicki-Raby held an open house, one person came through, and wrote an offer!  Can't ask for a better Sunday than that now can you? 



OK, on to day 6!  What happened today, I know you're dying to know!

DAY 3 Scheetz Advantage

Excitement is growing!  And heads are expanding with knowledge! 

Wednesday was such a fun day!  Susan Harden, Branch Manager for our Greenwood Branch, had a very interactive training day teaching all about how to prepare and present a Marketing Presentation.

"Today was great because each day from here forward we will try to work in some time to do some role playing on marketing presentation, which leads up to the grand finale the last day", said Richard Lampe, Carmel Branch Manager. 

Grand Finale?  What does that mean?  Oh..., stay tuned and you'll see what fun and excitement the last day brings!!

"It was really helpful to be able to practice and see a demonstration" said Andrea Beaver, a new agent at the Carmel Location.

Patty Bender, General Manager, said, "Marketing Presentations are one of the scariest things to do for new agents, they think they have to know everything, when in actuality a lot of it is about rapport, and some of it is about knowledge. This is why we spend a lot of coaching time following the two weeks of Scheetz Advantage training to ensure our agents feel comfortable."

Following Marketing Presentations Kim Curry, from Lawyers Title, walked Lawyers Title - the class through the Title and Closing process. It always seems that during this part of the class new agents look a little glassy eyed. This is typical and something we understand.  The first closing an agent has is when it all comes together and a lot of "aha's" take place.

Agents are pumped!  There's a fun little chart in the back of the room that is tracking whether or not people do their "homework" each night.  WOW!  Perfect scores today!  Little do they know but a surprise is awaiting at the end if they do all their homework! YEAH!

What a great day!!!  Susan Harden, Greenwood office Branch Manager kicked the day off with loads of information about building a business via referrals. Susan taught us how to systematically manage your Sphere of Influence. Examples, ideas, and specific manageable details were provided. 





TECHNOLOGY-TECHNOLOGY-TECHNOLOGY
Following the great tips and tools from Susan, we headed into the wonderful world of technology.  Half of the agents had their computers with them and were ready to follow along, but early on decided it might just be easier to watch and learn, and then later practice, practice, practice. 

Knowing that day 3 was going Technology Training to be all about Marketing Presentations, the agents learned about the technology to help them create beautiful customized marketing presentations for their clients. Being able to share with clients about homes for sale in Indianapolis, in a format unlike anything you've ever seen, sets our agents apart from the "me too" crowd you see these days.

Even though Indianapolis has been named the most afforable city for the 14th consecutive quarter in a row, there are still plenty of Indianapolis foreclosures. Actually, more than 20,000 homes, representing nearly 3% of the city, received a foreclosure filing of some kind in 2008, making Indianapolis the 26th highest rate in the nation. Ouch!

Richard LampeThe title itself almost makes you laugh, right?  Why in the world would anyone want a career in real estate right now?  Yesterday I got the opportunity to ask 10 great new sales associates joining the CENTURY 21 Scheetz organization that very question. Before I give you the answers I heard yesterday, let me give you some of the classics I’ve heard in the past… It goes without saying that some people do the right things, but for the wrong reasons. Here are perfect examples of why NOT to get into real estate:

  • “I like to look at homes” (super!)
  • “I bought a house and it was fun so I thought I would try to sell some” (hmmm, really?)
  • “I like to look at how the houses are decorated” (Get Better Homes and Garden magazine)
  • “I’m looking for an easy way to make money” (LOL..that sums it up)

BUT…yesterday, 10 bright aggressive new REALTORS ready to put their heart and soul into selling real estate in the Indianapolis area said the following when asked, “Why Real Estate?”

  • “I want to determine my own destiny” (YES!)
  • “I’ve worked hard my whole life, I’m ready to put that hard work towards owning my own business” (Refreshing)
  • “I’ve been in the customer service industry my whole life, this business is all about the customer, it’s a great fit to transfer to an industry where my sales and service fit”. (WOW, got that one right!)
  • “I want to make money, I’m hungry and ready to work for it” (That’s what I’m talking about!
