As a resident of Morse Reservoir in Noblesville, the ice on Morse Lake can not melt fast enough. With temperatures forecasted to be in the low 50's over the weekend, the "thawing out" period on Morse Reservoir and Geist Lake will be completed very soon. For owners of Morse and Geist waterfront homes, the spring ritual of de-winterizing boats, power washing docks and re-attaching boat lift covers are just a few of the required tasks before boating season and water sports weather truly arrives. This is a great time to be looking at Geist waterfront homes for sale or Morse waterfront homes for sale in Hamilton County Indiana. One of many Noblesville and Cicero homes for sale on Morse Reservoir is this 3,200 square foot home with gorgeous panoramic water views (pictured). As mentioned previously, I also offer waterfront home tours by Boat on both Morse Reservoir and Geist Reservoir. To discuss Geist homes for sale or excellent Morse Lakefront home opportunities, please call this Hamilton County Waterfront Realtor at 317-373-3434 or check out my website at AndySheetsHomes.com
With it currently snowing outside as I type, it's hard to imagine that Spring is just around the corner. To further prove this fact, the Indianapolis Boat (Sport and Travel) Show is currently under way at the Indianapolis Fair Grounds (February 19-28, 2010). As a resident of Morse Reservoir in Noblesville, the Boat Show gives me a really bad case of Spring fever knowing that boating season and water sports weather is really just around the corner. My family really enjoys living on the water. With opportunities to "float" (boat) over to Wolfie's Waterfront Grill (waterfront restaurant on Morse) for dinner and so many other great water activities to enjoy, living on the lake feels like you're always on vacation during the Summer months! This is truly a great time to be looking at Geist waterfront homes for sale or Morse waterfront homes for sale in Hamilton County Indiana. A few examples of current great buys that are Cicero and Noblesville Homes on Morse Lake include a 2 bedroom, 2.5 bath Condo with a deeded boat dock for only $129,900, a 3 bedroom, 2.5 bath Condo with a deeded boat dock listed at $169,900 and a 4 bedroom, 3 bath waterfront home listed for only $369,900! As soon as the ice thaws, I also offer waterfront home tours by boat on both Morse Reservoir and Geist Reservoir. A lakefront homes tour by boat gives you a great feel for the lake(s) if you are not very familiar with that particular body of water. It has been busy for a January in the metro Indianapolis area. We have buyers out in January looking for Noblesville Houses for Sale, Geist Homes for sale, Westfield Homes for sale and Carmel Homes for Sale. Why go out in the snow? Well, with the tax credits that the government has for home ownership, buyers are trying to get a jump on what is on the market. I have been talking to many sellers on getting their homes on the market now. Usually we start seeing this sort of traffic in March. A few great Noblesville homes for sale are 7078 English Oak Drive and 18734 Gretna Green Lane. Both homes are in excellent move in ready condition. Both homes are located in the Four Star Hazel Dell elementary school district.

If you're looking for Geist Homes in the Geist Reservoir look no further than help from the man himself, Andy Sheets. Andy is an expert on lake front homes! When he first showed me this picture I thought for sure he had done a little doctoring of the photo, but nope, it's for real!
In this photo you see Andy ski boarding, barefoot, and proudly holding the CENTURY 21 Scheetz sign!
Also, please take note, his pants aren't even wet. He took off from shore and never felt the rather cold water that day.
CENTURY 21 Scheetz has the number one market share in Central Indiana. What does that truly mean for you, the buyer or seller? That just means that when you work with a CENTURY 21 Scheetz agent to sell your Indianapolis Home For Sale, or looking for Geist Homes for Sale, that you are certain to have an agent that is well trained, customer focused and working with the # 1 Real Estate brand in the world, CENTURY 21, to market your home!
I had a great day with some buyers getting to know Indy this week. We spent the fay lookin at Hamilton County Indiana homes. They wanted to get to know Geist homes and the understand the nuances being living on an inlet, a full body view, boat slips, and what made one home a good buy verus another. We took a look at more than one dozen Geist homes for sale and I am confident they are leaving town with a better understanding about Indiana homes for sale. They are about to be empty nesters, so this home is going to be 'all about the two of them'...what a delight...their enthusiasm is contagious! There is plenty of inventory to consider and once again, price and condition really play off each other. Mr. Buyer (a goofy real estate term) noticed that many homes could use a little love and attention for the price point. Mr. and Mrs. Seller...put your best foot forward! While the agent fiddles with the lock box, the buyers take it all in, and they notice weeds and trim that needs to be painted! Even when you have fantastic water views like the picture above...your home needs to show pride of ownership and "move in condition." Gorgeous sunny days like ahead and the time is perfect to get out there and find the perfect home...enjoy!
As full time Indianapolis realtors are finding out..it is working time..and that is personally exciting. Listings are popping with the first time homebuyer incentive of $8000. I had a Geist home for sale that was perfect for a first time homebuyer and had an offer in less than 30 days. The homeowners did an incredible job of staging it and we priced it correctly for a quick sale. It is amazing what alittle paint and "hiding" toys can do for you. I am so excited that the market is moving..let me help you..contact me at lphillips@c21scheetz.com!
I was driving past the state fairgrounds and saw all the activity for the spring boat and travel show. As a resident of Morse Lake in Noblesville Indiana real estate, I have fond memories of going to the event and knowing that boating weather is really just around the corner. For Indiana, the reservoirs offer summer time mini-vacations. My children have loved the peaceful summer days hanging out, boating, and many other water activities. This is truly a wonderful time to be looking at Geist homes for sale or Morse homes for sale. The spring will offer fantastic views of colors and nature. In talking about the current market trends in Hamilton County, Indiana and the north side of Indianapolis with a client it dawned on him that this was a great time to look for a bump up house. He has been in his first house for about two years but is looking at this opportunity to get more amenities in his next home.
With the inventory of Banked owned homes, Fishers homes for sale and Geist homes for sale with the extra amenties he wants why would he not jump up? He decided that he might not get the most resale out of his current home but for the added equity for his next house it made great sense to start looking now.
The feeling in the air is that prices around here cannot go that much lower..so you better get in on the action of moving forward. To find all the BUMP UP homes available, start your search right here. You can also contact me, Lisa Phillips by phone or email Phone-317-219-9277 or lphillips@c21scheetz.com let's chat!

One of the great things about living in Indianapolis is there is always something to do here! Last weekend, the city hosted the International Festival at the state fairgrounds. I had been visitng some Broad Ripple homes for sale and it was a quick trip down the road to see what was going on there. Honestly, only a few minutes from the downtown Indianapolis homes as well. My seven year old daughter Mari is a flamenco dancer...and studies with Erica Dominguez, a Venezuelan professional flamenco dancer. We enjoyed not only flamenco dancing but Greek food, Hungarian chimney bread, Japanese dancers. Native American beading from the Crow tribe and dozens of other booths with tasty treats and interesting things to buy or discover. We talked with the representatives from Youth For Understanding, a foreign exchange student program about studies abroad, international students in our city and admired henna tattoos. In the midst of all the goings on was a huge jumping contraption...very fun! The picture here is my daughter AnnCatherine sailing through the air at the International Festival. It is awfully easy to get around in Indianapolis. Relocation buyers are often amazed at how easy the commute is here so no worries if you are looking at Carmel homes for sale, Geist homes, or downtown Indianapolis homes, you'll surely find it easy to get around to do all sorts of interesting things!
Enjoy your Thanksgiving weekend, there is a lot to be thankful for as an Indianapolis resident!
