Wow! What a fantastic summer for lakefront living on Morse Lake! Great weather for boating, swimming, surfing, floating to the Morse Reservoir Marina (Wolfies) for dinner and showing waterfront listings by boat! One of my favorite things about living here (besides surfing) is the opportunity to meet so many fantastic people - and this summer was filled with good times & great people.

This has been a very busy year for me - thanks in part to the tax credits early in the year. The real estate business has increased enough that my wife, Amanda, recently sold her tailgate business to come on board and help me out. Look out!

School might be back in session (and my oldest is off to Kindergarten) but there is still plenty of time left this season for a real estate boat tour of waterfront homes in Cicero, Noblesville or Geist!

New Remodeling Law!

I often have conversations with buyers about buying a "fixer upper" and remodeling when talking about homes for sale in Indiana.  Of course, if you are going to buy Indianapolis land and build...you don't have to worry about this topic!  But...for everyone else...who owns a home built prior to 1978 or is considering remodeling one, you need to know about the new law that went into effect in April.  Even older Geist waterfront homes can have peeling paint issues that now beckons professional attention!  As of April 22, 2010, contractors and professionals have an obligation to follow new federal guidelines to protect all occupants, but in particular...children.  Find these new guidelines and information at 2010leadlaw.com..  The impact of this law is far reaching for contractors, paints, and individuals in the renovation industry as they must be specially trained and this will like cause increased costs for the consumer.  What is important to note is that it doesn't matter if paint is involved or not...this new law applies to all renovations on homes/buildings built prior to 1978.  Contractors can face stiff fines if they do not adhere to the new law!  Take a look now so that you can take this into consideration as you watch late night HGTV and dream about your home projects!  Happy Painting!

$8000 - Time is running out!

I just wanted to talk with all those Buyers that are waiting till the last minute to put an offer in on a home.  The $8000 first time home buyers tax credit is ending April 30th and it does not look like the government is going to extend the credit.  I would like to prepare you for mad scramble for all you procrastinators.  I highly recommend getting your financing in order and start looking for homes with a Realtor, today!  For example there are a several Geist Reservoir Homes for sale at very reasonable prices.  Right now there are some incredible, brand new model homes in a Beazer Built Community for sale in the McCordsville Area for around $190K.  These homes are move-in ready, 2000 Sq Ft, 4 Bdrms w/Basement and 10 Ft ceilings.  These are perfect starters homes with square footage to grow for expanding families.   No matter what you are looking for a bank owned homes, HUD homes, new construction, re-sale or existing homes they are all there for the taking.  I have a buyer right now that is buying a HUD home for $28,000 less than it sold  for in 2006.  People if you are eligible to buy a home, now is the time to buy.  Low mortgage rates, low home values, and the $8000 tax credit, you'll never see all these things in places all at the same time again in our history.  Not too mention the FHA $100 down program offered if you buy a HUD home.  Get out there and start buying!    Click here to watch this video.

I have been asked that question more times than I could count for the past, uh, hmm, OK,  33 years. Geesh, have I really been an Indiana Hoosier that long? I think I just dated myself!  Oh well, I'm proud to be a "Floridian" Hoosier! Final Four Floor Makes Its Way To Lucas Oil Stadium

When I first moved to the Indianapolis area back in 1993 Pacer basketball was hot! it was all about Miller Time, Reggie Miller that is. Right now, this month, it's all about the FINAL FOUR! (the photo on the right carries the Final Four floor to Lucas Oil Stadium) This is what makes Indianapolis such an amazing place to live and why I choose to call Indianapolis home!

This week, I had two clients in from out of town.  One was scheduled and one surprised me by a quick visit in.  So, in my juggling, I ran back and forth across town, showing Geist Properties all the way over to the west side.  In addition to clients this week, I had my monthly meeting and some super Indianapolis real estate training as I am a candidate in Mibor's REAL (Real Estate Academy of Leadership) Class.  We met this week.  We enjoyed great speakers this week and a visit to the Indiana State Museum.  As I was scooting back to the north side for a showing, the horrible happened...bump, bump, rumble, rumble...a flat tire! I was in the middle lane driving 70 (okay...I was in a hurry) and had to change lanes and find a safe place to pull over on the shoulder.  I'm married to an Eagle Scout, (Always Be Prepared) so I pulled the air compressor that plugs into my cigarette-lighter-thingy out of my glove box. Great idea but the tire was shot!  So, I called AAA...another great idea but they said it would be an hour...even with a priority call!  I called my husband so he knew what was going on and I waited.


It wasn't long before a semi truck pulled over in front of me.  The nicest gentleman walked back to see if he could help me....and he did.  He got my jack and spare out and in short order had me ready to go again!  I tried to "help" but he pointed out I was going to get greasy...and he was helping a "damsel in distress."  Lucky me!  in a short amount of time, I was zipping towards my showing appointment.

I started thinking about how fortunate I am to have an Indianapolis real estate career.  Truly, a city full of friendly people, who "pay it forward."  Many years ago, before the days of cell phones, I was working remote in Indianapolis for my Chicago based sales career.  I was on the way to the airport to return to Chicago, tired after a busy week when I had a flat in my rental car on ANOTHER Indy highway.  As I stood at the side of that highway trying to figure out what to do (no cell phone in those days) a limousine pulled over...that gentleman moved my suitcases to his limo, transported me to my rental car counter at the airport, and gave me a lecture about getting in stranger's cars!  Once again, another great experience with friendly people in Indianapolis.

So, as I was looking at a really great Geist house this week...I was reminded that Indianapolis is more than just a pretty face...we have great people too.  And after all, isn't that what makes a "house" a "home?"

Indy Boat Show Means it's Almost Spring!

With it currently snowing outside as I type, it's hard to imagine that Spring is just around the corner.  To further prove this fact, the Indianapolis Boat (Sport and Travel) Show is currently under way at the Indianapolis Fair Grounds (February 19-28, 2010).   As a resident of Morse Reservoir in Noblesville, the Boat Show gives me a really bad case of Spring fever knowing that boating season and water sports weather is really just around the corner.   My family really enjoys living on the water.  With opportunities to "float" (boat) over to Wolfie's Waterfront Grill (waterfront restaurant on Morse) for dinner and so many other great water activities to enjoy, living on the lake feels like you're always on vacation during the Summer months!

It has been busy for a January in the metro Indianapolis area.  We have buyers out in January looking for Noblesville Houses for Sale, Geist Homes for sale, Westfield Homes for sale and Carmel Homes for Sale.  Why go out in the snow?  Well, with the tax credits that the government has for home ownership, buyers are trying to get a jump on what is on the market.  I have been talking to many sellers on getting their homes on the market now.  Usually we start seeing this sort of traffic in March.  A few great Noblesville homes for sale are 7078 English Oak Drive and 18734 Gretna Green Lane.  Both homes are in excellent move in ready condition.  Both homes are located in the Four Star Hazel Dell elementary school district.

Living and Enjoying Geist Reservoir

Geist Reservoir is a Reservoir man made out of Fall Creek in Northeast Indianapolis and Southeast Fishers, Indiana. The area is home to many Indiana local celebrities, politicians, and professional athletes. As a East Fishers Resident myself, I enjoy all Geist Reservoir has to offer. There is a marina and a waterfront Restaurant named Bella Vita. The public marina has boat slip rentals that run from approximately $1200-$2500 a season. Since I do not live directly on the lake, I have leased a slip here for over three years and enjoy it very much. I typically put my boat in April and take it out in the end of October every year. On the lake you can enjoy skiing, wakeboarding, fishing, and just taking a casual boat ride around the lake. Bella Vita serves Italian/Seafood American food and is very good. There are several other bars and restaraunts in the marina area including Puccinis and Eddy's as well. For non boaters there are many walking trails and other attractions such as rolling hills and wooded areas to be enjoyed by all.

For Indianapolis Indiana Homes for sale Geist has many opportunities. The most expensive currently available is over 11,000 sq ft for over 3.7 million. The lowest priced home on the lake is priced around $320,000 and it is in the Intracoastal of Geist section. There are many Indianapolis condos on the market as well starting at $235,000 in Shorewalk to approxmately $600,000 in Marina Village. There are still several lots available to build the home of your dreams as well. Homes on the main body of the lake tend to be more expensive and homes on the coves are less. Several of my client's prefer the coves for they are quieter during the boating season due to the coves being "no wake zones". The views on mainbody are hard to beat and with Real Estate prices being reduced significantly in the current buyer's market there are many options to choose from. If you are looking to live near the lake but not on it there are many less expensive options as well with some have deeded boat docks.

A Day Spent Looking at Hamilton County Indiana Homes!

I had a great day with some buyers getting to know Indy this week.  We spent the fay lookin at Hamilton County Indiana homes.  They wanted to get to know Geist homes and the understand the nuances being living on an inlet, a full body view, boat slips, and what made one home a good buy verus another.  We took a look at more than one dozen Geist homes for sale and I am confident they are leaving town with a better understanding about Indiana homes for sale.  They are about to be empty nesters, so this home is going to be 'all about the two of them'...what a delight...their enthusiasm is contagious!  There is plenty of inventory to consider and once again, price and condition really play off each other.  Mr. Buyer (a goofy real estate term) noticed that many homes could use a little love and attention for the price point.  Mr. and Mrs. Seller...put your best foot forward!  While the agent fiddles with the lock box, the buyers take it all in, and they notice weeds and trim that needs to be painted!  Even when you have fantastic water views like the picture above...your home needs to show pride of ownership and "move in  condition."  Gorgeous sunny days like ahead and the time is perfect to get out there and find the perfect home...enjoy!
