One of the best things about working at CENTURY 21 Scheetz is that whenever someone needs support or advice, there is an entire team of Real Estate Agents and staff who are on the bench and ready to help. Just last week I saw the team in action when Amy W. Corey, an Agent from our  Northside Indianapolis Real Estate office, sent out a company wide email and asked people to stop by one of her listings and give opinions on what can be done to get the home SOLD! 

This is common practice at CENTURY 21 Scheetz, but this time it was not only helpful for Amy as the listing agent, but it was fun for all us who attended. Fishers is Awesome!

I recently moved to Fishers, Indiana about 1 month ago & have been enjoying everything it has to offer! I moved to the Downtown area of Fishers & love how all the restaurants & shops are within walking distance from my new place. Although I moved into an apartment complex, there are tons of great neighborhoods around this area as well. Fishers Real Estate has tons of great deals & is still ranked as one of the best places to live.


I really enjoyed one restaurant/bar in particular, Chatam Tap, it is new to Fishers with the only other location in Downtown Indianapolis. So, when you come to town looking for Fishers homes for sale, check out Chatham Tap! They had tons of great English dishes on the menu as well as daily drink specials. I really liked the fried pickles! Yum! The restaurant has great soccer decor all over the walls & also offers a patio to enjoy the outdoors while you eat.

I visited a LOT of townhomes this week.  I visited real estate everwhere in Hamilton County Indiana, from Fishers to Noblesville to Carmel.  Of all of real estate for sale that I previewed for my clients, one of the best townhomes that I viewed was a recent new construction all brick two story home that has a one of a kind look both inside and out.

Sold! Foreclosed Fishers home, the process was quick and easy

When a client of mine asked me to assist him with finding Fishers homes for sale, We quickly went into action.  Initially, we found that there were a lot of options when considering Fishers real estate, but after we starting viewing some of the available listings on Indianapolis' local BLC, we eventually found a diamond in the rough. 

Not only did we locate a foreclosure in Fishers at a great price, this particular home was move in ready!  Now, as always, I advise all of my clients to wait until the proper physical inspectxions are complete before declaring victory, but it was obvious that this home was going to be a hot property so would need to act quickly. 

Recent comparables easily demonstrated that this home was listed well under the current pricing levels, so coming in with a strong offer was not an issue for a single minute. 

I talked my client through his options and how we could structure his offer to be as strong as possibe even though we were NOT a cash offer.  To make a long story short, we won the Fishers foreclosure home in a multi bid situation and my client has a great home with a great equity position in it.

Living and Enjoying Geist Reservoir

Geist Reservoir is a Reservoir man made out of Fall Creek in Northeast Indianapolis and Southeast Fishers, Indiana. The area is home to many Indiana local celebrities, politicians, and professional athletes. As a East Fishers Resident myself, I enjoy all Geist Reservoir has to offer. There is a marina and a waterfront Restaurant named Bella Vita. The public marina has boat slip rentals that run from approximately $1200-$2500 a season. Since I do not live directly on the lake, I have leased a slip here for over three years and enjoy it very much. I typically put my boat in April and take it out in the end of October every year. On the lake you can enjoy skiing, wakeboarding, fishing, and just taking a casual boat ride around the lake. Bella Vita serves Italian/Seafood American food and is very good. There are several other bars and restaraunts in the marina area including Puccinis and Eddy's as well. For non boaters there are many walking trails and other attractions such as rolling hills and wooded areas to be enjoyed by all.

For Indianapolis Indiana Homes for sale Geist has many opportunities. The most expensive currently available is over 11,000 sq ft for over 3.7 million. The lowest priced home on the lake is priced around $320,000 and it is in the Intracoastal of Geist section. There are many Indianapolis condos on the market as well starting at $235,000 in Shorewalk to approxmately $600,000 in Marina Village. There are still several lots available to build the home of your dreams as well. Homes on the main body of the lake tend to be more expensive and homes on the coves are less. Several of my client's prefer the coves for they are quieter during the boating season due to the coves being "no wake zones". The views on mainbody are hard to beat and with Real Estate prices being reduced significantly in the current buyer's market there are many options to choose from. If you are looking to live near the lake but not on it there are many less expensive options as well with some have deeded boat docks.

Getting Ready To Sell?

I often get asked by prospective sellers what they need to do to get their home ready to sell.  My answer?  It depends!  There are lots of Indiana Homes for Sale so it is important to show well in your market and in your price point.  A few years ago, buyers were more forgiving...they'd walk in, look at tired wall paper, stained carpet, and worn out appliances and say "no problem we can do it!"   Those days have changed and if you want to maximize your selling price it is important your home is seen as move-in condition...at any selling price, your carpet should be cleaned, your walls should not show scuff marks and your paint should look fresh.  You can buy paint for less than $20.00 a gallon so there is no reason to have tired walls.  What about counter tops...I get asked all the time..."do I need granite?"  Again...it depends!  What is typical in your market at the price?  If I looked at $140,000 Fishers homes for Sale, I'd find very little granite...so I'd tell you that you don't need to put it in to sell, although if you have it, a buyer would be thrilled.  Now, if I'm looking at a $600,000 home in Carmel Indiana...I'd tell you that you can't go to market with your 15 year old Formica counter tops and original appliances (yes!  I understand they work just fine!) with out taking a significant hit.  Besides, you'll love how some minor changes make your home shine!  Take a look at a couple of these photos, this family is contemplating a new home and will have one to sell, it's a great home, they've raised their family in it, and there are a few things to do if they go to market...so, they started with the kitchen!  Out went the formica and the old appliances and in came the new.  Their gorgeous cherry cabinets got a face lift with some new knobs and an awesome tile backsplash.

Hamilton County Indiana home values remain strong compared to most of the country with Carmel real estate and the Fishers area being the most frequently asked about.  Those are certainly great areas with great schools and amenities and should be considered in anyone's search for a home in Hamilton County.

They spend a lot of time talking to numerous agents who are more interested in landing them as a client than discussing the merits of the house. A more effective way to buy a home is to first identify and hire a good buyers agent to help you buy your new home in Central Indiana. Fortunate to be Selling Homes in Hamilton County Indiana

I Consider myself fortunate to be selling homes in Hamilton County Indiana. Hamilton County was named this year, by Forbes Magazine, as the best county in the United States to raise a family. As they stated in the article "Hamilton County has eight quaint communities, terrific school systems, a short commute and low crime. The average home price of $200,000 is a steal compared with Marin County California's $901,900".

Buying a home in Carmel Indiana gives you access to a great park system, many cultural amenities like the Arts&Crafts District and arguably the best school system in the state.

Buying Fishers Real Estate puts you in, according to Money magazine, one of the 10 best places to live in the country.

Noblesville was a small city before it became a suburb and buying a Noblesville home puts you in a community with a quaint downtown square and access to a large reservoir for recreation.

Buying a Westfield home puts you in an area that is close to all of the shopping and big city amenities but is still largely undeveloped. You may even look out on a horse farm.

The Importance of a Local Realtor

I had an interesting experience this week. A former client referred me to a friend that is looking for Hamilton County Indiana Homes. When I contacted this individual they told me that they did in deed want to look for Carmel or Fishers Real Estate but that they have a friend, who is a new Realtor, in an area 100+ miles North of Indianapolis that has offered to help them. This got me to thinking about the old saying that all Real Estate is local and the importance of working with a Realtor that knows the local market.

Since it was a friend of a friend I did not go into the list of reasons why it is unlikely that this individual can effectively help them find Carmel homes for sale or Westfield homes for sale or Fishers homes for sale and successfully complete the transaction.

As a licensed Realtor in the state of Indiana it is true that this individual can act as an agent in Indianapolis or anywhere else in the State of Indiana for that matter but it will be difficult.

To start with it will be  difficult for this individual, not being a member of our local real estate board, to effectively identify all of the Hamilton County Indiana Homes for sale that most meet the buyers specific criteria.

It will be difficult for this individual to identify the listing Realtor, schedule appointments and gain access to homes in Hamilton County Indiana to show to the buyer.

How much time can this person really devote to the home search if they have to drive over 100 miles each way.

How well can this person answer the buyers questions about shopping, schools, commutes, traffic patterns and etc.

It will be difficult for this agent to determine Carmel or Fishers or Noblesville Indiana Home Values in order to recommend a fair price for the property.

These are just a few of the reasons you need to work with a Realtor that knows the area and that is why I always refer friends to a good local Realtor if I am not familiar with the are where they want to buy or sell.
