New Home Construction

Thursday, September 10, 2009 by Century 21 Scheetz Guest

There are, of course, several advantages of purchasing a new home versus an existing New Home Constructionhome. Before seeing what’s possible, here are a few advantages to think about:

·         Brand new homes are one of the easiest ways for first time home buyers to begin building substantial equity over the first few years

·         No worries about replacing old carpet, counter tops, roofs and aging appliances.

·         New homes are more energy efficient. Due to better windows, more efficient heating and cooling equipment, better control of air infiltration and greater use of insulation, new homes are twice as energy efficient as homes built prior to 1980.

·         Existing home are more expensive to maintain and require additional maintenance and upkeep versus a brand new home or condo

·         New home communities make friends quickly!

If you are looking for affordable, quality, new home construction look no further than the New Homes Builders in Indiana, Ryland Homes. Here are just a few examples of their affordable quality products: CLICK ON THE ADDRESS FOR A COMPLETE PHOTO GALLERY AND VIRTUAL TOUR

Get rid of the clutter

Saturday, May 30, 2009 by Lisa Phillips

In getting ready to list a home most homeowners have a rough time on depersonalizing their home...after all it is THEIR home!  It is amazing how a home can transform once "stuff" is moved.  My clients that have just listed their Fishers homes for sale did a wonderful job of getting thier home ready to sell.  They got a pack rat and filled it up with all items that they would not need, cleaned carpet, got some new carpet, painted a couple of things and approached the process like they were committed sellers putting their property in the best position available.  Check out this property at 14482 Lee Stewart in Fishers, Indiana or call me at 317.814.8216 or on my website www.myrealtorlisa4u.com

Getting Ready To Sell?

Tuesday, April 7, 2009 by Laura Heigl
I often get asked by prospective sellers what they need to do to get their home ready to sell.  My answer?  It depends!  There are lots of Indiana Homes for Sale so it is important to show well in your market and in your price point.  A few years ago, buyers were more forgiving...they'd walk in, look at tired wall paper, stained carpet, and worn out appliances and say "no problem we can do it!"   Those days have changed and if you want to maximize your selling price it is important your home is seen as move-in condition...at any selling price, your carpet should be cleaned, your walls should not show scuff marks and your paint should look fresh.  You can buy paint for less than $20.00 a gallon so there is no reason to have tired walls.  What about counter tops...I get asked all the time..."do I need granite?"  Again...it depends!  What is typical in your market at the price?  If I looked at $140,000 Fishers homes for Sale, I'd find very little granite...so I'd tell you that you don't need to put it in to sell, although if you have it, a buyer would be thrilled.  Now, if I'm looking at a $600,000 home in Carmel Indiana...I'd tell you that you can't go to market with your 15 year old Formica counter tops and original appliances (yes!  I understand they work just fine!) with out taking a significant hit.  Besides, you'll love how some minor changes make your home shine!  Take a look at a couple of these photos, this family is contemplating a new home and will have one to sell, it's a great home, they've raised their family in it, and there are a few things to do if they go to market...so, they started with the kitchen!  Out went the formica and the old appliances and in came the new.  Their gorgeous cherry cabinets got a face lift with some new knobs and an awesome tile backsplash.
They are thrilled with the results, and the best part...they get to enjoy it today as they consider if they want to jump in to Zionsville real estate.  Contemplating selling?   If you want to know what you need to go to market and get the most for your home...give me a call!  I'd be happy to look at your home with "buyer's eyes."

Consider BUMPING UP?

Thursday, January 22, 2009 by Century 21 Scheetz Guest

Indianapolis Homes For Sale In talking about the current market trends in Hamilton County, Indiana and the north side of Indianapolis with a client it dawned on him that this was a great time to look for a bump up house. He has been in his first house for about two years but is looking at this opportunity to get more amenities in his next home.

With the inventory of Banked owned homes, Fishers homes for sale and Geist homes for sale with the extra amenties he wants why would he not jump up? He decided that he might not get the most resale out of his current home but for the added equity for his next house it made great sense to start looking now

The feeling in the air is that prices around here cannot go that much lower..so you better get in on the action of moving forward.  To find all the BUMP UP homes available, start your search right here.

Buying New Homes in Indianapolis

Thursday, December 18, 2008 by Terry Warnick
New HomeMany people when they buy a home prefer to build or buy new. They love the idea of picking their own cabinets, colors, carpeting and etc. It is an empty palette they can decorate to make the home their own. Whether you are looking for Noblesville houses for sale, or Zionsville homes for sale or Fishers, Carmel or Westfield homes for sale there are numerous choices  for new homes for sale in Indianapolis. We have a wide array of new home builders in Indiana from local custom builders to well known national new home builders.

Not many things can match the excitement of building or buying Geist homes or new homes anywhere in Central Indiana, however many buyers of new homes in Hamilton County and other areas make the mistake of buying their new home without Realtor representation. Many new home buyers do not realize they are entitled to Realtor representation usually at no cost to them. I do not know of any builder that will charge a buyer more for a home if they have a Realtor than if they do not. In fact many times your Realtor can save you money on your new home by knowing what the builder is willing to do and negotiating hard in your behalf.

Even though the new home consultants are great people and I know many of them personally, I always tell my clients to remember they work for the new home builder not them. Their job is to sell every new home and lot In the subdivision at the best price possible for the builder. Your Realtors job is to represent you and your fiduciary interest in the transaction.

The new home consultant is not going to tell you that if the lot for your home in Fishers Indiana backs to a road or power lines it is going to be difficult to sell when you are ready to move. The new home consultant is not likely to warn you when you are picking options for you new home in Westfield, Indiana to not improve your home beyond what the neighborhood will support.

Your Realtor will be with you at the contract signing and ask the questions necessary to help you understand the terms of the agreement you are signing. Your Realtor will encourage an independent inspection of the home before you close on the house. I can tell you that I have reviewed many inspection reports for new construction and I have yet to see one where their were not some defects, a few major.

In summary you are entitled to and should have Realtor representation when you buy or build a home new home in Central Indiana and in almost every case at no cost to you. If you are interested in buying or building a new home in Central Indiana, call me at 317-814-5287 or email me at TWarnick@C21Scheetz.com

The Importance of a Local Realtor

Thursday, December 11, 2008 by Terry Warnick

I had an interesting experience this week. A former client referred me to a friend that is looking for Hamilton County Indiana Homes. When I contacted this individual they told me that they did in deed want to look for Carmel or Fishers Real Estate but that they have a friend, who is a new Realtor, in an area 100+ miles North of Indianapolis that has offered to help them. This got me to thinking about the old saying that all Real Estate is local and the importance of working with a Realtor that knows the local market.

Since it was a friend of a friend I did not go into the list of reasons why it is unlikely that this individual can effectively help them find Carmel homes for sale or Westfield homes for sale or Fishers homes for sale and successfully complete the transaction.

As a licensed Realtor in the state of Indiana it is true that this individual can act as an agent in Indianapolis or anywhere else in the State of Indiana for that matter but it will be difficult.

To start with it will be  difficult for this individual, not being a member of our local real estate board, to effectively identify all of the Hamilton County Indiana Homes for sale that most meet the buyers specific criteria.

It will be difficult for this individual to identify the listing Realtor, schedule appointments and gain access to homes in Hamilton County Indiana to show to the buyer.

How much time can this person really devote to the home search if they have to drive over 100 miles each way.

How well can this person answer the buyers questions about shopping, schools, commutes, traffic patterns and etc.

It will be difficult for this agent to determine Carmel or Fishers or Noblesville Indiana Home Values in order to recommend a fair price for the property.

These are just a few of the reasons you need to work with a Realtor that knows the area and that is why I always refer friends to a good local Realtor if I am not familiar with the are where they want to buy or sell. Having said that if you are interested in buying or selling in this area, call me at 317-814-5287 or email me at TWarnick@C21Scheetz.com

Glass is Half Full

Tuesday, November 25, 2008 by Terry Warnick

Front Page Indy Star 11/25/08If you read the headlines on the front page of the Indianapolis Star on November 25, 2008 you would have thought the local real estate market is collapsing. But the truth is if you are looking for Noblesville homes for sale, Fishers homes for sale, Carmel homes for sale or for that matter homes for sale anyplace in Central Indiana the glass is truly half full. One of our local radio personalities spent a half hour talking about this article and how the media loves to report doom and gloom but that in reality this is great news for buyers. You don't have to look at bank owned homes in Indianapolis these days to find incredible bargains.

Home prices in Indiana are a shock to many people moving to this area. I just helped a couple buy a home in Noblesville that moved here from Virginia. They purchased a 2,800 square foot home built in 2004 with a finished basement, gourmet kitchen and hardwood floors for $299,000 that should have sold for $320,000. The house they sold in Virginia was an 1,100 square foot ranch built in the 1960's and it sold for over $400,000. Another couple I helped last week moved here from the Baltimore area. They bought a $380,000 home in Carmel by one of our better builders that is 3200 square feet with a finished basement. They sold an 1,100 square foot 1940's bungalow in Baltimore for over $400,000.

The message is clear if you are moving to this area from out of town do not let the headlines scare you, buy now. If you are local and want to move up now is the time. To see the kind of bargains available check out my website at www.terrywarnick.com
