Broad Ripple is located in North section of Indianapolis in Marion County and has many Indianapolis Properties. It is a very popular place to live and play. The Village is the Center of it all featuring a strip of Bars and Restaurants making it a great night life scene. There are many bars, which we locals call the "Broad Ripple Strip" or "Ripple". Dining includes Mexican, Steak Houses, Pubs, Fast Food, BBQ, and Seafood. For the outdoor enthusiasts there is a very popular walking trail called the Monon Trail that runs right the the heart. It is a paved trail that goes from Downtown Indianapolis up through the Northern Suburbs of Indianapolis, Carmel and Westfield.

The final day, and what a day it was. Looking at the photos below gives Graduation Day you a good idea what took place, but I'll walk you through GRADUATION DAY!

Everything that was learned over the past two weeks leads up to this day.  Today is the day when everyone gets the opportunity to show and tell what they've learned. Dressed in their Sunday best, prepared, and a little nervous,  each brand new REALTOR had the opportunity to role play their marketing presentations to a pretend seller.

So many scenarios were presented throughout the day. Scenarios from FSBO, Expireds, to downtown Indianapolis homes, to Carmel real estate, and everything in between, presentations were successfully played out.

The management team who participated today felt like proud parents Century 21 Scheetz Managementwatching their children soar! "I love this day" said Tracy Hutton, Vice President of CENTURY 21 Scheetz. "It's such a great learning experience, and helps us all learn from each other.It also reminds us how much value we offer and how to express that value"

Irvington vs Downtown Indy

"And now in the main ring... IRVINGTON vs. DOWNTOWN INDY!!"


Last week, I took a client out to see a home on N. Campbell Street, in beautiful Historic Irvington. He and his wife are looking to purchase their perfect home and turn their existing home into a nice rental.
 

As we walked around the home, we talked about the comparison of Irvington Homes versus Indianapolis Historic Homes Downtown Indy. We compared Irvington's classic brick exterior versus Historic Downtown Indianapolis' multi-colored wood sidings, as well as the extent of updates and amenities, as Downtown Indy continues to lead the pack, adding luxury extras often found in Carmel Indiana real estate. 


The home prices are very similar, though Irvington tends to be less in most cases. Excluding bank owned homes for sale, these home prices are typically above the $100,000's, sometimes soaring above the $200,000's and beyond. I'm positive this is due to the wonderful things to do nearby, most within walking distance. Restaurants, book stores, clothing stores, pet boutiques, the library, walking trails, and more are found each in Historic Irvington and Downtown Indy.


If you're checking out Downtown Indy as your new neighborhood, don't forget to include Historic Irvington in your search. Only 10 minutes away, it's a local, comparable secret, often without the pricetag of Downtown!

So Much To Do In Indy!

With everything to do downtown, it's enough to make you think about picking up some downtown Indianapolis real estate!  Right now, the Cirque du Soleil "Saltimbanco" is at Conseco Fieldhouse.  My husband and I took our kids down last night.  Although a quick drive from Zionsville, it would have been great to be walking over from one of those Indianapolis condominiums that are such deals right now!  The show is absolutely fantastic, it will be here all weekend...get tickets...go do it!  It constantly amazes me how much Indianpolis has to offer!  Cirque du Soleil was fantastic and the acts keep the attention of all of us...I love sitting at Conseco with a Latte from Starbucks...what a great evening!  In regards to our downtown market...I have seen some fantastic deals recently...there are lucky buyers out there....with interest rates as low as they are, this is a great time to pick up a great place to live AND make money in the future.  I have a couple of particular properties in mind...why don't you give me a call and I'll give you the inside scoop!

Holiday Lights and Great Things To Do in Indy

Carmel Indiana Holiday LightsFriday evening, my husband and I were headed to a holiday party in Carmel Indiana and drove across 116th St.  We saw some really spectacular holiday lights.  I often get asked about banked own homes Indianapolis and the best known is the formal Hilbert Mansion on 116th Street...with a few years on the market, no one has jumped at that $20 million dollar price tag!  Across the street, is a home with a fabulous light display...it's worth a look so take your family and take a drive!  This party was simply lovely, the hosts have a daughter at the International School with one of my daughters and I recently enjoyed watching one of the hosts dance the role of the toymaker  in the Nutcracker.  There is a lot to do in Indy, and the offerings at Clowes are just one example. Clowes, on the Butler University Campus is convenient to the Indianapolis Meridian-Kessler area, and also terribly convenient to Downtown Indianapolis Homes. Both are wonderful places to live with character filled older homes.   At the party,  I got to meet several of the neighbors in this lovely well established neighborhood and had several good conversations about Carmel Real Estate.  One of the neighbors is a decorator and she enjoys updating homes in Carmel Indiana.  We had a great discussion about updating your home as you live in it to enjoy, not just to sell.  Holiday cheer brings out some of the best features of any home, take time to enjoy yours this December!

 Home values in Indiana will increase in 2009. Home prices in Indiana may have presure from the national ecomony, however homes for sale in Indanapolis will still have good demand which should help real estate values in Indianapolis.

Downtown Indianapolis Real Esate will have it's ups and downs.  The condo market will make a slow recovery and the homes for sale downtown Indianapolis should see a lot of activity.

Homes for sale in Broad Ripple will continue to be a favorite of first time home buyers. One of the few markets that has remained somewhat strong through the down turn. Home values in Broad Ripple will be increasing as interest rates continue to drop.

Historic homes for sale in Indianapolis will also show strong value.  Meridian Kessler, one of the more popular historic neighborhoods will continue to have strong demand which should keep values strong.
