I recently moved to Fishers, Indiana about 1 month ago & have been enjoying everything it has to offer! Almost every day, I figure out something new about Indy, even though I’ve lived here my whole, 26-year-long life. Last week, I discovered the joys of riding the carousel at the Indianapolis Zoo.
My husband and I took some good friends and their 1 year old son to “Animals & All That Jazz”, a jazz concert held on Thursday evenings at the Indy Zoo in the summertime. Of course, being members, we got free tickets to ride the carousel and jumped on the opportunity. While our friends and their little guy carefully sat on “the bench” on the carousel, Husband and I grabbed some animals to ride on. Lucky him, he got the rhino, and I got a horse. When the music started playing, we were taken back to our kindergarten days, where all our problems flew away into the wind, and we found ourselves waving to random grandparents dutifully watching from the sidelines. Around and around, our hair blew in the breeze and our faces lit up with smiles. Once in a while, we looked back to our friends, who seemed to be engrossed in their son…. But we had so much fun! We’ve been to the Indy Zoo probably a hundred times in the past two years with our membership, but this visit tops the cake with that carousel ride.

The other day I was out an about on an early Sunday morning enjoying Downtown Carmel, Indiana. The streets were quiet from cars, but people were outside enjoying coffee and doing a little people watching.
As I was walking down the street, taking photos of the lovely downtown I came upon a couple from Chicago visiting for the weekend. They stopped me and asked me about the town, and about Carmel Real Estate. I shared with them some information about the Monon, the Monon Center, and of course about CENTURY 21 Scheetz.
They asked what the average home cost is in Carmel, they were curious as to how it compared to Chicago. They were stunned to find out that the average home price in Carmel is $293,000. They told me that Carmel Indiana Real Estate is so much more affordable than Chicago and you get so much more house for your money! They were curious about Indianapolis Condos and especially interested in Monon and Main Condos. What a real estate steal these are going to be. A note on taxes... Over the past few years the taxes in Indianapolis have been uncertain. But, the tax situation is up to date in Pike Township. The current taxes on this home are $1977 semi. Governor Danielstax cap of 1% on residences will further reduce the taxes for all of Indiana, but most importantly the residents of Indianapolis who have grown weary with the many changes. Stabilization of property taxes will help the entire Indianapolis real estate market!

Indianapolis real estate sales are heating up. Buyers are always looking for property in the downtown and surrounding Indianapolis and Carmel real estate market. When times are good, everyone wants a piece of the American dream but for now many have had to put that dream on hold. It's becoming clear now that many who pursued that dream too quickly got stung and are suffering the consequences today.
Over-buying can be a problem because you may not have enough financial strength to withstand a personal or nationwide economic downturn. Even if a person can somehow keep making payments, the taxes and upkeep starts falling behind thereby reducing the value of the property and possibly those around it.
To buy smart, one should make sure they can adequately afford the home they are buying and can also, after the purchase maintain a 3 month reserve of funds to handle their budget during downturns or emergencies that require extra outlay.

What a great month May is in Indianapolis and if you are new to town...welcome! If you are considering joining us as "Hoosiers" it is a great time to do so! The month of May is a favorite around here, our popular MiniMarathon kicked off the month just a few weeks ago and tons of events going on at the track. If fact, someone was just talking to me about "Carb Day" coming up on Friday...that is a racing term...not a food festival! Today was a favorite day in town...Keep Indianapolis Beautiful day with hundreds of volunteers from Eli Lilly spreading out across the city to clean up parks, plant gardens at schools, pick up trash along roads and generally brighten the whole city! The Lilly volunteers were easy to spot in their red shirts! I enjoyed a day of gardening at the International School as a parent volunteer working with Lilly volunteers and tons of kids! I had a great conversation about Indianapolis Careers with a couple of parents and helped get a really nice natural garden dug out and planted around the school's sign towards the entrance. In the midst of this, I was negotiating an offer for a buyer moving to town from North Carolina. These particular buyers are pretty excited about what Zionsville real estate has to offer. Lots to do in town...last night we enjoyed the classic sounds of Elton John and Billy Joel after a great dinner out in downtown Indy! Community Service, great food, the arts and entertainment, and the racing capital of the world..Indianapolis is a great place to live...if you have the opportunty...jump at the chance to relocate to Indiana!
The final day, and what a day it was. Looking at the photos below gives you a good idea what took place, but I'll walk you through GRADUATION DAY!
Everything that was learned over the past two weeks leads up to this day. Today is the day when everyone gets the opportunity to show and tell what they've learned. Dressed in their Sunday best, prepared, and a little nervous, each brand new REALTOR had the opportunity to role play their marketing presentations to a pretend seller.
So many scenarios were presented throughout the day. Scenarios from FSBO, Expireds, to downtown Indianapolis homes, to Carmel real estate, and everything in between, presentations were successfully played out.

Last week, I took a client out to see a home on N. Campbell Street, in beautiful Historic Irvington. He and his wife are looking to purchase their perfect home and turn their existing home into a nice rental.
As we walked around the home, we talked about the comparison of Irvington Homes versus Indianapolis Historic Homes Downtown Indy. We compared Irvington's classic brick exterior versus Historic Downtown Indianapolis' multi-colored wood sidings, as well as the extent of updates and amenities, as Downtown Indy continues to lead the pack, adding luxury extras often found in Carmel Indiana real estate.
The home prices are very similar, though Irvington tends to be less in most cases. Excluding bank owned homes for sale, these home prices are typically above the $100,000's, sometimes soaring above the $200,000's and beyond. I'm positive this is due to the wonderful things to do nearby, most within walking distance. Restaurants, book stores, clothing stores, pet boutiques, the library, walking trails, and more are found each in Historic Irvington and Downtown Indy.
If you're checking out Downtown Indy as your new neighborhood, don't forget to include Historic Irvington in your search. Only 10 minutes away, it's a local, comparable secret, often without the pricetag of Downtown!

With everything to do downtown, it's enough to make you think about picking up some downtown Indianapolis real estate! Right now, the Cirque du Soleil "Saltimbanco" is at Conseco Fieldhouse. My husband and I took our kids down last night. Although a quick drive from Zionsville, it would have been great to be walking over from one of those Indianapolis condominiums that are such deals right now! The show is absolutely fantastic, it will be here all weekend...get tickets...go do it! It constantly amazes me how much Indianpolis has to offer! Cirque du Soleil was fantastic and the acts keep the attention of all of us...I love sitting at Conseco with a Latte from Starbucks...what a great evening! In regards to our downtown market...I have seen some fantastic deals recently...there are lucky buyers out there....with interest rates as low as they are, this is a great time to pick up a great place to live AND make money in the future.
