It has been busy for a January in the metro Indianapolis area.  We have buyers out in January looking for Noblesville Houses for Sale, Geist Homes for sale, Westfield Homes for sale and Carmel Homes for Sale.  Why go out in the snow?  Well, with the tax credits that the government has for home ownership, buyers are trying to get a jump on what is on the market.  I have been talking to many sellers on getting their homes on the market now.  Usually we start seeing this sort of traffic in March.  A few great Noblesville homes for sale are 7078 English Oak Drive and 18734 Gretna Green Lane.  Both homes are in excellent move in ready condition.  Both homes are located in the Four Star Hazel Dell elementary school district.

Leasing Until You Can Buy Smart

Indianapolis real estate sales are heating up.  Buyers are always looking for property in the downtown and surrounding Indianapolis and Carmel real estate market. When times are good, everyone wants a piece of the American dream but for now many have had to put that dream on hold. It's becoming clear now that many who pursued that dream too quickly got stung and are suffering the consequences today.

Over-buying can be a problem because you may not have enough financial strength to withstand a personal or nationwide economic downturn. Even if a person can somehow keep making payments, the taxes and upkeep starts falling behind thereby reducing the value of the property and possibly those around it.

To buy smart, one should make sure they can adequately afford the home they are buying and can also, after the purchase maintain a 3 month reserve of funds to handle their budget during downturns or emergencies that require extra outlay.

Leasing a property in Indianapolis today has become quite competitive and may prove to be a much better option. Leasing a home or condo can sometimes put you in a better neighborhood with better and larger living space.

As an Indianapolis Realtor, I want to do what is right for my clients.  So before stretching your budget too thin or buying at a point that completely depletes your emergency funds, give leasing a chance.

The final day, and what a day it was. Looking at the photos below gives Graduation Day you a good idea what took place, but I'll walk you through GRADUATION DAY!

Everything that was learned over the past two weeks leads up to this day.  Today is the day when everyone gets the opportunity to show and tell what they've learned. Dressed in their Sunday best, prepared, and a little nervous,  each brand new REALTOR had the opportunity to role play their marketing presentations to a pretend seller.

So many scenarios were presented throughout the day. Scenarios from FSBO, Expireds, to downtown Indianapolis homes, to Carmel real estate, and everything in between, presentations were successfully played out.

The management team who participated today felt like proud parents Century 21 Scheetz Managementwatching their children soar! "I love this day" said Tracy Hutton, Vice President of CENTURY 21 Scheetz. "It's such a great learning experience, and helps us all learn from each other.It also reminds us how much value we offer and how to express that value"

Day 6 Scheetz Advantage

The bright shiny Monday morning started out by talking about the Open House Century 21 successful open houses held over the weekend.  Each of the new agents held an open house.  AWESOME! 
There's good news and bad news...First the good...a couple of the new agents established a relationship with buyers and are scheduled to go out and show them homes for sale in Indianapolis.  The bad news, it was a very stormy Sunday afternoon. Rain, lightning, and wind!  You would think that would keep people away, right? WRONG! Everyone had people come through.  I like to end on a good note, so here it is. Nearly 90 open houses were held throughout the Indianapolis market area by CENTURY 21 Scheetz agents. That's a lot of open houses, and a lot of opportunity for someone in the Indianapolis market to win $221,000 towards the purchase of their new home. Learn all about how you can win! We even heard that Arlene Janicki-Raby held an open house, one person came through, and wrote an offer!  Can't ask for a better Sunday than that now can you? 



OK, on to day 6!  What happened today, I know you're dying to know!

What's Going on in the Real Estate Market???

Home Prices IndianaThis seems to be the question I get wherever I go...at the post office, at my kids' schools, but especially when I walk in to talk with a potential seller about their home.  Indiana real estate is experiencing some softness to the market, but not like other parts of the country!  I met with a potential seller last week and we discussed Carmel homes for sale and where his would rank compared to inventory currently on the market.  He was telling me about his condo in Florida...he owes more on it that he can sell it for...by more than 2x!  Holy cow!  That is much worse than what is going on here in Indiana...lucky for him, Carmel real estate is looking better than the community in Florida that is home to his condo.  STILL...price and condition determine whether or not you get a sale!  The buyers are pickier out there....they aren't paying top dollar for your tired, builder grade worn out carpet!  Sprucing up, fresh paint, and at the minimum a visit from a carpet cleaner will pay off...so...to help answer the question what is going on in real estate, I am going to pull monthly numbers and post to my blog...so you can see what is going on in some of our Indianapolis suburbs...I'm happy to include others...just email me and ask me!  Obviously, these will be numbers reflective of overall activity in the community for the month...if you'd like a specific price range...email me!  I'd be happy to tighten the numbers for your specific scenario.  In the meantime, you'll know "what's going on in the real estate market!"  Check back tomorrow...

Computers Are Great For Cold Weather

Man it is freezing out!! What a great day to stay in with a cup of hot tea and look for your next dream home.  Thanks to computers that is entirely possible.  As little as 15 years ago, let's say you wanted to check out some Carmel homes for sale. You had to get a book with pictures of only the front of the house and then go physically go to each house you thought you might like.  With temperatures below 0 degrees you would probably not do it. 

 

Even if you did brave the arctic blast you would wind up walking into several homes that held no appeal for you at all once you saw the inside of them.  But now you can sit in warmth and check out the Carmel real estate scene right on your monitor.  Listings by reputable companies are going to have at least a dozen photos and maybe twice that of each home plus a virtual tour which allows you to fully evaluate a home before ever setting foot out of you own.

Carmel Indiana Real Estate - still a good investment!

I was at the Carmel Indiana chamber meeting today and someone asked me, "How is Carmel Real Estate" these days? I always love it when I get this question because people are usually surprised by my response. Although we continue to hear about the increase in bank owned homes and Indiana foreclosures, Hamilton County Indiana is still a strong market and considered more affordable than other parts of the country.

It's fun to talk to candidates coming in for job interview and hear them say, "someone told me I should live in Carmel", or "I hear Carmel schools are one of the best in the area". Then after their tour or visit, they usually always express how pleased they are with how much home they can get for their money and how " we really liked what we saw"!

Since my office is located in Carmel and our office sells more homes in Carmel than other real estate companies, and many of our corporate relocation clients are located in Hamilton County, I get the pleasure of helping introduce candidates and people who have accepted the job to relocate to Indiana to Carmel, among other great surrounding areas. It's one of my favorite aspects of my job!

Hamilton County Indiana home values remain strong compared to most of the country with Carmel real estate and the Fishers area being the most frequently asked about.  Those are certainly great areas with great schools and amenities and should be considered in anyone's search for a home in Hamilton County.

They spend a lot of time talking to numerous agents who are more interested in landing them as a client than discussing the merits of the house. A more effective way to buy a home is to first identify and hire a good buyers agent to help you buy your new home in Central Indiana. Holiday Lights and Great Things To Do in Indy

Carmel Indiana Holiday LightsFriday evening, my husband and I were headed to a holiday party in Carmel Indiana and drove across 116th St.  We saw some really spectacular holiday lights.  I often get asked about banked own homes Indianapolis and the best known is the formal Hilbert Mansion on 116th Street...with a few years on the market, no one has jumped at that $20 million dollar price tag!  Across the street, is a home with a fabulous light display...it's worth a look so take your family and take a drive!  This party was simply lovely, the hosts have a daughter at the International School with one of my daughters and I recently enjoyed watching one of the hosts dance the role of the toymaker  in the Nutcracker.  There is a lot to do in Indy, and the offerings at Clowes are just one example. Clowes, on the Butler University Campus is convenient to the Indianapolis Meridian-Kessler area, and also terribly convenient to Downtown Indianapolis Homes. Both are wonderful places to live with character filled older homes.   At the party,  I got to meet several of the neighbors in this lovely well established neighborhood and had several good conversations about Carmel Real Estate.  One of the neighbors is a decorator and she enjoys updating homes in Carmel Indiana.  We had a great discussion about updating your home as you live in it to enjoy, not just to sell.  Holiday cheer brings out some of the best features of any home, take time to enjoy yours this December!
