Recently, I was working with some nice people in search of Carmel Indiana Real Estate.  They had lived the last several years in Mexico.  One of their questions as they got to know Indy Real Estate revolved around food...specifically...Mexican Food....a favorite of mine!  We have so many great little Mexican restaurants in town (I lived in Arizona and California...trust me...I'm picky!) that I had several to share.  A recent favorite of mine was introduced to me by one of my children's teachers who comes from San Luis Potosi, Mexico.  It's called "El Pastorcito" and is located on the south west corner of Michigan Road and 79th Street.  I love it!  It's a favorite place to take my "gringo" friends and I enjoy picking up pico de gallo when I have a hankering for Mexican food at home.  They've got English on their menu now so for those of you who don't speak Spanish...it just got easier.  It not fancy..just really great food...I love seeing all the natives coming into eat...a sure sign of an authentic restaurant.  Introduce yourself if you see me!

CENTURY 21 Scheetz One of the things that make Century 21 Scheetz special is the extra community "stuff."  We as Indianapolis real estate agents get the opportunity to help with many fundraisers that give back to the community that we serve in selling Hamilton County Indiana Homes.  That is why the Carmel 4th of July parade is such a fun family event.  My children see me out helping people buy and sell homes and it does take alot of "their time."  They understand that this is what I have to do right now..but it was good for them to be able to go out on the parade route and be included in another side of our business.  They got to pass out candy and feel like they were helping.  All the young girls got together and made a cheer to promote Century 21 Scheetz.  It was great to see them on the float and enjoying themselves on a misty 4th of July parade.

It's that magical time of year!  The grass is green, the pools are open and the kids are getting out of school.  If you are thinking about real estate in Carmel Indiana or one of our other suburbs, it's a great time to find a home!  Home prices Indianapolis are reasonable and Indianapolis keeps getting rated and one of the most afforadable cities.  I'd have to say it's true!  It'a a great time to relocate to Indianapolis and a great time to find a new home and enjoy the summer in it!  I have clients closing on a great home in Brownsburg in just a couple of weeks and they can't wait to enjoy the pool in their new yard!  There are plenty of wonderful Indiana houses for sale so when you're ready...jump in...the water is perfect!

Getting Ready To Sell?

I often get asked by prospective sellers what they need to do to get their home ready to sell.  My answer?  It depends!  There are lots of Indiana Homes for Sale so it is important to show well in your market and in your price point.  A few years ago, buyers were more forgiving...they'd walk in, look at tired wall paper, stained carpet, and worn out appliances and say "no problem we can do it!"   Those days have changed and if you want to maximize your selling price it is important your home is seen as move-in condition...at any selling price, your carpet should be cleaned, your walls should not show scuff marks and your paint should look fresh.  You can buy paint for less than $20.00 a gallon so there is no reason to have tired walls.  What about counter tops...I get asked all the time..."do I need granite?"  Again...it depends!  What is typical in your market at the price?  If I looked at $140,000 Fishers homes for Sale, I'd find very little granite...so I'd tell you that you don't need to put it in to sell, although if you have it, a buyer would be thrilled.  Now, if I'm looking at a $600,000 home in Carmel Indiana...I'd tell you that you can't go to market with your 15 year old Formica counter tops and original appliances (yes!  I understand they work just fine!) with out taking a significant hit.  Besides, you'll love how some minor changes make your home shine!  Take a look at a couple of these photos, this family is contemplating a new home and will have one to sell, it's a great home, they've raised their family in it, and there are a few things to do if they go to market...so, they started with the kitchen!  Out went the formica and the old appliances and in came the new.  Their gorgeous cherry cabinets got a face lift with some new knobs and an awesome tile backsplash.

Last week, I took a client out to see a home on N. Campbell Street, in beautiful Historic Irvington. He and his wife are looking to purchase their perfect home and turn their existing home into a nice rental.
 

As we walked around the home, we talked about the comparison of Irvington Homes versus Indianapolis Historic Homes Downtown Indy. We compared Irvington's classic brick exterior versus Historic Downtown Indianapolis' multi-colored wood sidings, as well as the extent of updates and amenities, as Downtown Indy continues to lead the pack, adding luxury extras often found in Carmel Indiana real estate. 


The home prices are very similar, though Irvington tends to be less in most cases. Excluding bank owned homes for sale, these home prices are typically above the $100,000's, sometimes soaring above the $200,000's and beyond. I'm positive this is due to the wonderful things to do nearby, most within walking distance. Restaurants, book stores, clothing stores, pet boutiques, the library, walking trails, and more are found each in Historic Irvington and Downtown Indy.


If you're checking out Downtown Indy as your new neighborhood, don't forget to include Historic Irvington in your search. Only 10 minutes away, it's a local, comparable secret, often without the pricetag of Downtown!

Raving Fan Service- It made the client cry!

 STORY ABOUT THE EXTRA MILE! Extra Mile

I received a call Saturday morning from one of our agents who received a call through our 'Leadrouter" system.  Someone from France wanting an Indianapolis home for sale, only knew about CENTURY 21 and started her home search on the CENTURY 21 website. (BRAND MATTERS) From the Corporate CENTURY 21 site she was directed to the CENTURY 21 Scheetz site where she inquired on Carmel Indiana Homes for Sale. The inquiry went through our internal Leads Technology program and within 3-4 minutes of the consumer submitting the inquiry, our agent was notified via phone.  Our agent, Aniko Greene, contacted the customer and found out that the woman lived in France and was being relocated to the Indianapolis area. She had two small children and was very concerned, even downright frightened, about the move and how it would affect her children.  Her children only speak French and she's concerned how they will fit in.

This customer ended up with the perfect agent to assist her.  Not only did Aniko Greene contact her immediately (YES LONG DISTANCE TO FRANCE) but Aniko could sympathize with what this lady was going through. Aniko moved herself and her children here from Hungary. They had to start in a new school, learn a new language, find a new home, career, the works.  Aniko was able to help this woman realize that she was here to help her every step of the way. The woman was so thrilled to speak with Aniko and have someone who understood that she cried!

Because Aniko is from Hungary and has relatives that she calls rather often, Aniko actually has an 800 international line.  This customer and Aniko have been able to communicate back and forth without it costing the customer a penny.

When Aniko was telling me this story I asked her if the woman was looking for Indianapolis houses for sale, Indianapolis condos, or Indianapolis houses for rent. Here's the BEST PART - Aniko said, "She's going to lease for a while, I understand that, I'm going to help her find a place and get her children settled, I know what she's going through".  This woman will eventually purchase a home, and guess who she will contact to make that happen.

Aniko has sent this woman information on the schools, English as a second language information, and of course housing information - all within a very short time frame!! This is called GREAT customer service.  This is called RAVING FAN SERVICE - Going that extra mile, giving that 1% more than the customer expected creates Raving Fans for a lifetime. A Raving Fan client is loyal, and will tell everyone they know about you!!  This is the kind of customers we all want and need.  With this kind of service, it's possible!!

I can't eve begin to tell you how many people I've spoken to since the beginning of the year who are interested in getting their real estate license in Indiana, a LOT.  I've asked each person I've spoken with "Why Real Estate, and Why Now?"
