I moved to Carmel, IN two years ago from out of state and wondered how this new transition would transpire. We decided on Carmel, IN because it is know for it's top ranked Carmel/Clay School district and because of it's easy access to Interstate 465. We moved right near the Monon Trail as my husband and I are both avid runners and bikers and the trail provides many miles to enjoy. And for me I liked the idea of having a smaller community to be apart of.

After two years, I can say that there are many reasons I am glad we choose to live in Carmel, IN. I love the Downtown Arts District that has brick sidewalks and statues throughout in front of the eclectic shops and art galleries. I love the small town feel of being able to go the Butcher on Main Street and them be able to call me by name only after a few visits.

On the weekends this summer, it was great to walk the Monon trail to go to dinner at local restaurants. And while at those restaurants be able to sit out side and watch others stroll by on the trail.

Monon Trail Delight in Carmel IN

I just started working at Century 21 Scheetz last week and I can say that I am happy to continue a career in the Real Estate field. I moved to Carmel, IN, two years ago and worked from my home until last week. Now, I get the opportunity to meet more people and really get to know Indiana as I explore the Indiana Real Estate market, check out homes for sale, and enjoy highlights of Indiana.

Last night as I was taking my daily walk on the Monon Trail, in Carmel, I took a slight detour to check out something new. To my delight, I found a Japanese Coy pond and water fall. The pond was also filled with lily pads and ducks. This delight is in the park near the Carmel City Hall located off of Range Line on Civic Center Drive if your driving and just South of Gradle if you are on the Monon Trail.

I found this park to be a great place to have a picnic as there are several picnic tables and even a grill. The atmosphere is serene and quiet. For me it was such a beautiful place to relax.

So next time your on the Monon Trail, in Carmel, weather you are biking, going for a run or just for a stroll, you will have to check it out.

Carmel Indiana Strikes Passion

The other day I was out an about on an early Sunday morning enjoying Downtown Carmel, Indiana. The streets were quiet from cars, but people were outside enjoying coffee and doing a little people watching.

As I was walking down the street, taking photos of the lovely downtown I came upon a couple from Chicago visiting for the weekend. They stopped me and asked me about the town, and about Carmel Real Estate. I shared with them some information about the Monon, the Monon Center, and of course about CENTURY 21 Scheetz.

They asked what the average home cost is in Carmel, they were curious as to how it compared to Carmel, Indiana Chicago. They were stunned to find out that the average home price in Carmel is $293,000. They told me that Carmel Indiana Real Estate is so much more affordable than Chicago and you get so much more house for your money! They were curious about Indianapolis Condos and especially interested in Monon and Main Condos. What a real estate steal these are going to be. Most Improved Housing Markets 2010

All is not lost in the residential real estate market! Bloomberg Businessweek ranked Indianapolis-Carmel Indiana as #18 of the most improved residential real estate markets.

The June 2010 Market Report of the BLC listing service shows that units sold for the quarter increased 10%. New pendings for April through June are down 5%.

Mortgage notes...

Rates remain extremely low. Today's rate for a 30 year fixed rate mortgage is 4 3/8%.
Despite the low rates, mortgage loan activity has decreased by 2.9% through July 9, 2010 as reported in the Indiana Business Journal's Real Estate Weekly e-newsletter.

Rates will definitely not stay this low much longer. I visited a LOT of townhomes this week. I visited real estate everwhere in Hamilton County Indiana, from Fishers to Noblesville to Carmel. Sold! Foreclosed Fishers home, the process was quick and easy

When a client of mine asked me to assist him with finding Fishers homes for sale, We quickly went into action. Initially, we found that there were a lot of options when considering Fishers real estate, but after we starting viewing some of the available listings on Indianapolis' local BLC, we eventually found a diamond in the rough.

Not only did we locate a foreclosure in Fishers at a great price, this particular home was move in ready! Now, as always, I advise all of my clients to wait until the proper physical inspectxions are complete before declaring victory, but it was obvious that this home was going to be a hot property so would need to act quickly.

Recent comparables easily demonstrated that this home was listed well under the current pricing levels, so coming in with a strong offer was not an issue for a single minute.

I talked my client through his options and how we could structure his offer to be as strong as possibe even though we were NOT a cash offer. To make a long story short, we won the Fishers foreclosure home in a multi bid situation and my client has a great home with a great equity position in it.

As an Indianapolis Realtor I had no idea what to expect this year with the tax credit. It was mass panic last week to get buyers into contracts before Friday at midnight. I was one that was trying to negotiate an offer at the last minute also. I grew up in South Florida. My family still remains in South Florida. What am I doing in Indianapolis? I have been asked that question more times than I could count for the past, uh, hmm, OK, 33 years. Geesh, have I really been an Indiana Hoosier that long? I think I just dated myself! Oh well, I'm proud to be a "Floridian" Hoosier!

When I first moved to the Indianapolis area back in 1993 Pacer basketball was hot! it was all about Miller Time, Reggie Miller that is. Right now, this month, it's all about the FINAL FOUR! (the photo on the right carries the Final Four floor to Lucas Oil Stadium) This is what makes Indianapolis such an amazing place to live and why I choose to call Indianapolis home!

Gotta Love This Indy Mexican Restuarant

Recently, I was working with some nice people in search of Carmel Indiana Real Estate. They had lived the last several years in Mexico. One of their questions as they got to know Indy Real Estate revolved around food...specifically...Mexican Food....a favorite of mine! We have so many great little Mexican restaurants in town (I lived in Arizona and California...trust me...I'm picky!) that I had several to share. A recent favorite of mine was introduced to me by one of my children's teachers who comes from San Luis Potosi, Mexico. It's called "El Pastorcito" and is located on the south west corner of Michigan Road and 79th Street. I love it! It's a favorite place to take my "gringo" friends and I enjoy picking up pico de gallo when I have a hankering for Mexican food at home. They've got English on their menu now so for those of you who don't speak Spanish...it just got easier. It not fancy..just really great food...I love seeing all the natives coming into eat...a sure sign of an authentic restaurant. Introduce yourself if you see me!

What's happening with the local real estate market? Are Indianapolis homes for sale actually selling? What's happening with home prices Indianapolis? Do we have more Indianapolis houses for rent than ever before? What's happening with Carmel Indiana Real Estate, or Noblesville Indiana Real Estate? Soooo many questions, I hope to provide the answers for you with a few simple data facts below.

Those are some promising numbers! The numbers above show you the entire Indianapolis market place. Homes are selling! The one area that is down is New Listings. We expect to see a change in that now that the Tax Credit has been extended. You will begin to see sellers trusting the market more and realizing that now IS a great time to sell!
