What to do, what to do in all the snow? The Village of Zionsville has a really great grilling store...spring is right around the corner and it isn't too soon to start thinking about it! But in the meantime, they have a wonderful building around back that hosts private events and boasts really spectacular cooking classes. Everything is cooked on a grill and the food is to die for. In spring or summer evenings, the festivities spill to the outdoor patio but it is a great place in the winter to get a taste of the spring. As you're shopping for homes in Indianapolis it isn't too soon to start thinking about your landscape and grill possibilities outdoors. I've enjoyed a couple of private events here, and I must confess, it's a favorite place to shop (love to grill out!). I plan on getting there for some cooking classes this year to enhance my "grill skills" and there is no reason to wait for winter to be over. A Great Meeting With A First Time Home Buyer
This morning, I had a meeting with a sharp "young" guy who is getting ready to buy his first home. He wants to be well prepared for the process and understand exactly what he is getting ready to undertake. We spent a lot of time talking about the process. Indianapolis mortgage companies have many attractive loan products for qualified buyers and interest rates are at unbelievable lows! We discussed the pre-approval process and he will be meeting with a lender this week. We also discussed the process we would use to consider varioius homes for sale in Indianapolis. Broadripple is a definite possibility as is Carmel. We reviewed a purchase agreement before and he left my office with a blank one that he can read at his leisure. We discussed inspections and appraisals and the "meat" of the process. I'd say he's ready to jump into the real estate water! This meeting took an hour and a half and as a REALTOR it is a pleasure to see someone take the home buying process so seriously! It will be fun to help him find the right home. What about you? Holiday Lights and Great Things To Do in Indy
Friday evening, my husband and I were headed to a holiday party in Carmel Indiana and drove across 116th St. We saw some really spectacular holiday lights. Indianapolis Hosts the International Festival!
One of the great things about living in Indianapolis is there is always something to do here! Last weekend, the city hosted the International Festival at the state fairgrounds. I had been visitng some Broad Ripple homes for sale and it was a quick trip down the road to see what was going on there. Honestly, only a few minutes from the downtown Indianapolis homes as well. My seven year old daughter Mari is a flamenco dancer...and studies with Erica Dominguez, a Venezuelan professional flamenco dancer. We enjoyed not only flamenco dancing but Greek food, Hungarian chimney bread, Japanese dancers. Native American beading from the Crow tribe and dozens of other booths with tasty treats and interesting things to buy or discover. We talked with the representatives from Youth For Understanding, a foreign exchange student program about studies abroad, international students in our city and admired henna tattoos. In the midst of all the goings on was a huge jumping contraption...very fun!

Sure, we have great public schools with top rankings...you can't go wrong but we also have some interesting private school opportunities when considering Indianapolis Houses. This afternoon, I picked up two of my children from the International School of Indiana and thought I should mention it. Who would ever guess children have an opportunity like this in the midwest! Working with an experienced agent help you to determine what is a good value and what is not. Some Indiana foreclosure properties are in perfect, move in condition...and some are not! Currently, I have a client buying a bank ownes home and we're not certain it was ever lived in...it is perfect! I viewed another Indiana foreclosure property and the basement had two feet of water and the whole home smelled of sewage...it was something!
Obviously, one needs a significant investment and the other doesn't. This is where an Indianapolis REALTOR comes in handy. You want to make sure that after you have made the investment that the home will be worth what you pay for it plus what you spend on it. You also want to be smart about the money you spend...you should be appropriate for the price range. Granite counter tops are gorgeous but you'll never get your money out of them in a $150,000.00 home. Make sure you're putting those counter tops in for your enjoyment! That said, if it is a much more expensive home, take some time and go look at Indianapolis New Construction and see what is appropriate for the price range. That is a really good guide if you're not familiar with the range. Your Indianapolis REALTOR can also be a resource for finishes.
It is also important to know that foreclosure properties are sold in "as-is" condition. Of course, you'll want to inspect but unless an inspection uncovers a truly significant major defect, the bank who owns the property will not fix it. I did have one client who was buying a foreclosure and when the inspector turned on the water, the whole home turned into an indoor shower! The bank was willing to fix that one! Do your homework, hire a good inspector and be present for the inspection. You'll learn a tremendous amount!
